Commercial Development in Rogers Sells for $32M

Two investment groups paid $32 million for Pinnacle Park in Rogers.

Natural Capital, led by Brad Henry of Little Rock, and Orion Capital Partners, led by Brock Martin and Ben Lester of Bentonville, each acquired 50% ownership through their subsidiaries, Heartland Pinnacle LLC and Northpin Investments LLC.

The 12-property portfolio is more than 280,000-SF of office space, including the five-story Pinnacle tower building.

The properties are primarily located on Pinnacle Pointe Drive, just off Interstate 49 in the bustling Pinnacle area of Rogers. The property is 90% leased with approximately 60 tenants.

“We are thrilled to join forces with the talented individuals at Natural Capital and leverage the combined strengths of our teams,” Martin said. “This investment aligns well with our existing collection of high-quality assets and investment partners.”

Arvest Bank provided a $21.4 million loan. The deal was brokered by Marshall Saviers, Tom Allen, and Matthew Allen of Cushman & Wakefield/Sage Partners

The seller was Johnelle Hunt, the co-founder of J.B. Hunt Transport Services Inc. of Lowell, through subsidiaries.
