Convenient 12 Pack Rings Up $22M Sale (Real Deals)Lock Icon

A dozen convenience store properties in Pulaski County tipped the scales at $22.53 million.

Circle K Stores Inc. of San Antonio purchased the Big Red projects from RJ Properties LLC, Summerwood Partners LLC and AF Partners LLC, all led by David and Doug Hendrix. The deals encompassed:

► A 4,682-SF Big Red/McDonald’s at 14521 Arch Street Pike plus an adjoining 2.42-acre parcel in Little Rock, $2.7 million. The 2-acre convenience store site and neighboring land were assembled in two September 2009 deals totaling $299,000 with Kelly and Beverly Tucker and the Jett Living Trust, led by Bonnie Jett.

► A 4,100-SF Big Red at 14203 Hwy. 107 in Sherwood, $2.66 million. The 1.49-acre site was bought for $380,000 in August 2019 from HWY 107-10.3 LLC, led by Byron McKimmey.

► A 3,096-SF Big Red/McDonald’s at 5506 MacArthur Drive in North Little Rock, $2.64 million. The 1.64-acre development was acquired for $1.1 million in March 1999 from Ray A. Jones & James E. Hoover LLC.

► A 4,020-SF Big Red at 8108 Counts Massie Road in North Little Rock, $2.58 million. The 1.57-acre site was purchased for $458,000 in November 2017 from Burkhalter Commercial Group LLC, led by John Burkhalter.

► A 5,728-SF Big Red/Subway at 601 W. Broadway in North Little Rock, $2.4 million. The 1.11-acre development was bought in November 1997 as part of a $1 million deal with Mid-Ark Investors LLC, led by Ray Jones.

► A 4,048-SF Big Red/McDonald’s at 7200 W. 12th St. in Little Rock, $1.8 million. The 2.21-acre site was acquired for $538,000 in March 2000 from Noland Properties Inc., led by Lloyd Noland Jr.

► A 5,237-SF Big Red/McDonald’s at 10510 Stagecoach Road in west Little Rock, $1.79 million. The 1.4-acre site was purchased in July 2008 as part of a $1.2 million deal with Grubbs Hoskyn Barton & Wyatt Inc., led by John Hoskyn.

► A 4,536-SF Big Red/Burger King at 12001 Col. Glenn Road in west Little Rock, $1.71 million. The 2.09-acre development was bought for $1.5 million in January 2011 from Doda Construction LLC, led by David Bruning and Doug Meyer.

► A 4,833-SF Big Red/Subway at 3900 E. Kiehl Ave. in Sherwood, $1.7 million. The 0.85-acre development was acquired for $1.3 million in December 1998 from Ray A. Jones & James E. Hoover LLC. 

► A 2,400-SF Big Red at 13610 Vimy Ridge Road in Little Rock, $1.24 million. The 1.22-acre development was purchased for $643,000 in September 2004 from Carter Oil Co., led by Peggy Carter.

► A 2,030-SF Big Red at 925 Fair Park Blvd. in midtown Little Rock, $641,706. The 1.16-acre development was bought in November 1997 as part of a $1 million deal with Mid-Ark Investors.

► A 1,176-SF Big Red at 6421 S. University Ave. in Little Rock, $620,544. The 1.15-acre site was acquired in January 2008 as part of a $350,000 deal with Mid-Ark Investors.

Mini Transaction

A 164-unit mini-storage project in Sherwood weighed in at $2.75 million.

HWY 67 Sherwood Storage LLC, led by Zach Quick, purchased the HWY 67 Mini & RV Storage project at 231 Newman Drive. The seller is Silverwood Mini Storage Inc., led by Robert Jolly Jr.

The deal is backed with a three-year loan of $2.2 million from First Arkansas Bank & Trust of Jacksonville.

Silverwood Mini bought the 5.79-acre site for $303,000 in November 2002 from an investment group composed of Dietz & Bowman Inc.; Douglas W. Ashcraft; CBM Construction Co., led by Clark McGlothin; Dennis Jungmeyer; Hal Matthews; Rablaco LLC, led by Tom Cory; R-4 Enterprises Inc., led by Raymond Roberts; Seymour Real Estate LLC, led by Mike Seymour; Dow Worsham II; and Arkansas Precast Corp. of Jacksonville.

Municipal Acquisition

A 25,600-SF building in downtown Little Rock sold for $950,000.

The city of Little Rock acquired the former home of Shepherd’s office supply at 603 W. Markham St. from Capital Group Investors LLC, led by Norman Hale, Jameel Wesley and William Peyton.

Capital Group purchased the 0.48-acre development for $700,000 in May 2017 from HK Value LLC, led by Bryan Hosto.

Spa Acquisition

A 3,200-SF warehouse showroom in North Little Rock changed hands in a $475,000 deal.

Waterscapes Pools & Spas LLC, led by David Salmon and Harry Yeatman Jr., bought the Nolan Pools & Spas project at 9100 Commerce Cove. The seller is Nolan Pools Inc., led by Michael Nolan.

The deal is funded with a one-year loan of $403,750 from Gateway Bank of Rison.

Nolan Pools acquired the 1.57-acre site for $135,000 in April 2007 from Country Club Development LLC, led by Jack Wilson.

More Land

The developers of Malys Entertainment Center in North Little Rock added a 2.25-acre parcel to their holdings in a $140,965 deal.

Maly Group LLC, led by Drs. James and Smitha Thomas, purchased the land at 7224 Crystal Hill Road from Checkbuyers.com LLC, led by Stephen Whitwell and Jason Ryles.

Checkbuyers.com acquired the property for $10,000 at an April 2019 sale for back taxes conducted by the Arkansas land commissioner.

The previous owner was Bobby Runnell, who bought the property for $30,000 in October 1997 from Charles and Jan Washington.

Ridgehaven Abode

A 5,906-SF home in west Little Rock’s Ridgehaven Road neighborhood tipped the scales at $1.5 million. 

The Wayne Revocable Trust, led by Brian and Rachel Wayne, acquired the house from Kent and Carrie Covert.

The deal is financed with a 24-year loan of $1.1 million from Regions Bank of Birmingham, Alabama.

The Coverts purchased the residence on 4.7 acres for $842,000 in October 2013 from Kathy Toll Watson.

Prospect Terrace

A 3,656-SF home in Little Rock’s Prospect Terrace neighborhood weighed in at $1.3 million.

Brendan and Kylie Frett bought the house from the Drake & Melissa Hawkins Joint Revocable Trust.

The deal is backed with a five-year loan of $625,000 from Encore Bank of Little Rock.

The Hawkins family acquired the residence for $523,000 in September 1997 from Richard and Alice Watts.

Bella Rosa Estates

A 4,996-SF home in west Little Rock’s Bella Rosa Estates neighborhood rang up a $1.04 million sale.

David Connor Jr. purchased the house from Srikant Das. The deal is funded with a 30-year loan of $726,000 from FirstTrust Home Loans Inc. of Sheridan.

Das bought the residence for $790,000 in April 2021 from Lamay-O Inc., led by William Martin Jr.
