Courtyard Checks In At Nearly $8.9M (Real Deals)Lock Icon

A 120-room hotel in downtown Little Rock weighed in at $8.88 million.

FWREF II Downtown Little Rock LLC, an affiliate of Fairwood Capital of Memphis, purchased the Courtyard by Marriott at 521 E. President Clinton Ave. from McKibbon Hotel Group of Little Rock, Arkansas Ltd. of Tampa, Florida.

The deal is backed with a five-year loan of $8.3 million from Independent Bank of Memphis.

McKibbon acquired floors one through six in the First Security Center for $9 million in October 2004 from Clinton & Sherman Building I LLC, led by Jimmy Moses and Rett Tucker.

Package Store Purchase

A 5,000-SF liquor store in west Little Rock tipped the scales at $1.6 million.

Kaur Real Estate LLC, led by Rajwinder and Rupinder Kaur, bought Pinnacle Valley Liquor at 18300 Cantrell Road from Daniel Matson.

The deal is funded with a 20-year loan of $922,380 from Stone Bank of Mountain View.

Matson assembled the 0.4-acre property in two 1986 deals with Irma Moreland, $42,000 in August and $35,000 in November.

Commercial Dirt

A 2-acre commercial site in North Little Rock drew a $650,000 transaction.

Cross Development CC Maumelle LLC of Carrollton, Texas, acquired the land near the southwest corner of Maumelle Boulevard and Dewafflebakker Lane from Lusk Properties Inc., led by Dan Lusk.

The deal is financed with an 18-month loan of $4.2 million from CL Life & Annuity Insurance Co. of Fort Worth, Texas.

Lusk Properties bought the land as part of deals with the Shelly Rand Inc. Pension Plan, $100,000 in July 1996; and Gail Laster and Elizabeth Whitehead, $43,000 in April 1997.

Office-Warehouse Buy I

An 8,480-SF office-warehouse property in south Little Rock sold for $523,000.

LF Enterprises Inc., led by Jarryd Fleming, purchased the Community Builders project at 9809 Mann Road. The seller is Woly World Investments LLC, led by Gregory Wolter.

The deal is backed with a 15-year loan of $444,550 from First Horizon Bank of Memphis.

The 3.69-acre development was acquired for $220,000 in April 2014 from B3 Properties Inc., led by F.M. Bellingrath III.

Office-Warehouse Buy II

A 7,000-SF office-warehouse in south Pulaski County is under new ownership after a $365,000 deal.

Freddy Martinez and Lorena Osorio bought the 410 E. Pratt Road project. The seller, J&Z Properties LLC of Sunnyvale, Texas, provided a 20-year mortgage of $340,000 to fund the deal.

J&Z purchased the 5.98-acre development for $218,000 in December 2012 from R.W. Ramsey Realty Corp. of Ramsey, New Jersey.

Convenient Sale

A 2,209-SF convenience store east of Sherwood rang up a $200,000 sale.

6601 Hwy. 161 Trust, led by Bryan Weinzimer, acquired its namesake address near the Rixie community from HMP1008 LLC, led by Harsha Patel.

The 0.73-acre development was bought for $180,000 in October 2012 from the Troutman Joint Revocable Trust, led by Toby Troutman.

Deauville Place

A 7,923-SF home in west Little Rock’s Deauville Place neighborhood weighed in at $1.4 million.

Parfour LLC, led by Robert Berry, purchased the house from the Grace E. Alley Irrevocable Trust. The deal is financed with a 14-year loan of $1.4 million from Stone Bank.

Essa and Grace Alley acquired the 0.39-acre site for $172,000 in February 2005 from Deltic Timber Corp. of El Dorado.

Country Club Heights

A 3,303-SF home in the Country Club Heights neighborhood of Little Rock changed hands in a $935,000 deal.

Keith and Priscilla Harvey bought the house from David Nix and Stacy Jones.

The deal is backed with a 30-year loan of $420,750 from Encore Bank of Little Rock.

Nix and Jones purchased the residence for $530,000 in June 2015 from Ed and Melinda Smith.

Lake Vista Abode

A 5,950-SF home in the Lake Vista neighborhood of west Pulaski County drew an $880,000 transaction.

Patrick and Amee Nelson acquired the house from the Carl & Mary Harris Revocable Living Trust. The deal is funded with a 30-year loan of $300,000 from Quontic Bank of Astoria, New York.

The Harris family bought the 10.35-acre location for $120,000 in January 2002 from Michael Carringer.

Heights House

A 3,618-SF home in the Heights area of Little Rock sold for $840,000.

Nolan and Jennifer Bruce purchased the house from Mason Homes LLC, led by James Mason.

The deal is financed with a 30-year loan of $756,000 from Arvest Bank of Fayetteville. Mason Homes acquired the 0.16-acre tear-down property for $265,000 in May 2022 from Teeter Property Group, led by Brian Teeter.

Stonebrook Abode

A 3,321-SF home in the Stonebrook neighborhood on the northern edge of Maumelle is under new ownership after an $813,374 deal.

Benita and William Ingram bought the house from Hines Homes LLC, led by Brandon Hines. The deal is backed with a 30-year loan of $715,656 from Bank of Little Rock Mortgage Corp.

The 0.27-acre site was part of a 124.6-acre tract purchased for $700,000 in October 2018 from Arvest Bank of Fayetteville.

Woodlands Edge

A 4,265-SF home in the Woodlands Edge neighborhood of west Little Rock rang up a $780,000 sale.

Timothy and Danielle Hancock acquired the house from Rawle and Tanya Seupaul.

The deal is funded with a 30-year loan of $624,000 from Ark-La-Tex Financial Services LLC of Plano, Texas.

The residence was bought for $580,000 in August 2013 from Hometime Builders Inc., led by Jim Hastings Jr.

Bella Rosa Buy

Nicky and Pamela Pierce paid Michael Allen $1.12 million for a 4,332-SF house in the Bella Rosa Estates neighborhood of west Little Rock.

Allen purchased the residence for $990,000 in November 2022 from KHC Design Inc., led by Alana Hardin.
