Crosspond Farms Yields $4.8M Buy (Real Deals)Lock Icon

About 2,456 acres in east Pulaski County tipped the scales at $4.89 million.

Crosspond Farms LLC, led by Brad Canada, bought the farmland about 10 miles south of Scott between Highway 161 and the Arkansas River.

The seller is R.P. Lewis Family Ltd.LLLP, led by Joanne Lewis Tips.

The deal is backed with a 30-year loan of $2.6 million from MetLife Real Estate Lending LLC of Overland Park, Kansas.

The land was acquired in April 1935 as part of a $135,000 deal. The seller was the Arkansas bank commissioner, Marion Wasson, as receiver for Little Rock’s American Exchange Trust Co.

Starbucks Sale

A Starbucks in west Little Rock weighed in at $2.36 million.

Crain Investments Ltd., led by Larry Crain Sr., purchased the 13820 David O. Dodd Road project. The seller is Colonel Bowman LLC, led by Edward Bailey and Jared Coleman.

The limited liability company bought the 0.65-acre location for $709,202 in July 2021 from Crain Investments.

Mini Transaction

A 179-unit mini-storage project in Sherwood changed hands in a $2.14 million deal.

Davidson Holding Co. LLC, led by Skip Davidson, acquired USA Security Storage at 15711 Hwy. 107. The seller is Davis & Fisher LLC, led by Phillip, Tina, Roger and Donna Davis.

The deal is funded with a five-year loan of $1.5 million from Arvest Bank of Fayetteville.

The 4.01-acre site was purchased for $108,000 in March 2004 from I-40 Kerr LLC, led by Byron McKimmey.

Convenient Flip

A 1,728-SF convenience store in west Little Rock sold for a reported $1.32 million.

LR Gas 2022 LLC of Las Vegas bought the Col. Glenn Gas & Deli and car wash at 17500 Col. Glenn Road from Standard Development Co., led by Blake Smith.

Standard acquired the 2.74-acre development for $696,800 two months ago from Aden Investments, LLC, led by Amreen Bhagat.

Acreage Acquisition

A 361-acre tract in east Pulaski County drew a $1.26 million transaction.

Middleton Brothers Trucking Inc., led by Richard Middleton, purchased the land south of Faulkner Road on the east side of the Faulkner Crossing subdivision.

The seller is Willow Management LLC, an affiliate of the Wilcox Family Trust, led by Shirley Wilcox.

The deal is financed with a 25-year loan of $1.2 million from First State Bank of Lonoke.

The property was bought in December 2004 as part of a $930,000 deal with Catherine Fulkerson Smreker.

Dining Development

A 4,800-SF restaurant in west Little Rock rang up an $800,000 sale.

Beasley McClard LLC, led by Lee Beasley, acquired the former Grandpa’s Catfish House at 9219 Stagecoach Road. The seller is TMT Investments LLC, led by Tori Tisdale.

The deal is backed with an eight-year loan of $650,000 from Merchants & Farmers Bank of Dumas.

TMT Investments purchased the 2.08-acre development for $410,000 in May 2015 from First Security Bank of Searcy.

Industrial Buy

A 45,000-SF industrial building in North Little Rock is under new ownership after a $700,000 transaction.

Island In The Sun LLC, led by William and Stacy Fitts, bought the 1805 E. Fifth St. project.

The seller is Tat Holdings-Denver LLC, an affiliate of Spectra Metals of Atlanta.

The deal is funded with a 20-year loan of $595,000 from First National Bank of Paragould. The 2.15-development was acquired in February 2021 as part of a $975,000 deal with B&B Industrial Park Inc., led by Robert Betz.

Synthesia Site

A 15.27-acre site in the Little Rock Port Industrial Park changed hands in a $724,995 deal.

Synthesia Technology Inc. of Deland, Florida, purchased the land south of the Delta Plastics facility at 8801 Frazier Pike from the city of Little Rock.

The city bought the property eight months ago as part of a $712,861 deal with Entergy Arkansas LLC.

Mobile Investment

A trailer park in Sherwood sold for $520,000.

Martin Park LLC, led by Scott Martin, acquired the 7900 and 7908 Jacksonville Cutoff Road project. 

The seller is Blakley Land Farm & Rentals LLC, led by Jeremiah Blakley. The deal is financed with a 20-year loan of $442,000 from Stone Bank of Mountain View.

The 1.04-acre development was purchased for $220,000 in September 2018 from CPEG Properties LLC, led by Charley and Paula Reed.

Maumelle Parcel

A 0.57-acre commercial site in Maumelle drew a $250,000 transaction.

Titan House LLC, led by Brandon and Kelly Hines, bought the 401 Commerce Drive property.

The seller is Winpeg Partner LLC, led by Tamara Moore.

The property was acquired for $140,000 in December 2013 from Ozark Trails Council Inc. of Springfield, Missouri.

Industrial Expansion

The city of Little Rock paid $1.06 million to expand the Little Rock Port Industrial Park, buying 51.8 acres at Frazier Pike and Damsite Road from the Randy W. Thomas Living Trust.

The Thomas family acquired the land for $51,000 in March 1993 from Choctaw Inc., led by William Quinlen.
