Downtown Residence Inn Draws $17.5 Million Sale (Real Deals)

Ownership of a 107-room hotel in downtown Little Rock shifted in a transaction valued at $17.5 million.

NF II/CI Little Rock LLC, an affiliate of Noble Investment Group of Atlanta, bought the Residence Inn by Marriott at 219 River Market Ave.

The seller is MHG Little Rock RE Ltd., an affiliate of McKibbon Hotel Group Inc. of Gainesville, Georgia.

The deal is financed with a 10-year loan of unspecified value from Wells Fargo Bank of Sioux Falls, South Dakota.

The six-story project previously was linked with a March 2012 mortgage of $12.6 million held by First Security Bank of Searcy.

The 0.53-acre site at the northeast corner of Third Street and River Market Avenue was purchased for $1.3 million in September from Arkansas Democrat-Gazette Inc., led by Walter Hussman.

Infiniti Transaction

The sale of a west Little Rock auto dealership weighed in at $6.4 million.

Everett Infiniti Land Co. LLC, led by Chad Hendrix, acquired the Infiniti dealership at 15 Col. Glenn Plaza Drive. The seller is Security Holdings Inc., an affiliate of Fenton Motors of Tyler, Texas.

The deal is funded with a five-year loan of $6.4 million from First Security Bank. The 15,700-SF facility previously was tied to a February 2014 mortgage of $5.3 million held by Infiniti Financial Services of Irving, Texas.

Security Holdings bought the 2.82-acre development for $5.3 million in January 2014 from ACE-H LLC, led by Anna C. Ellis.

Cypress Crossing Sale

An 11,910-SF neighborhood retail center in eastern North Little Rock changed hands in a $1.66 million sale.

Boyle Realty Co., led by Joel Ledbetter, purchased the Cypress Crossing project at 11100 U.S. 165. The seller is Cypress Village LLC, led by Rustin Glover and David Dunn.

The deal is backed with a five-year loan of $1.2 million from IberiaBank of Lafayette, Louisiana. The nearly 4-acre development previously was linked with an October 2011 mortgage of $1.3 million held by One Bank & Trust of Little Rock.

The land was part of a 77-acre tract acquired for $1.2 million in November 2005 from Wilcox Investment Ltd., led by George and Shirley Wilcox.

Bank Branch Site

A 1.65-acre site for a bank branch tipped the scales at $1.33 million.

Malvern National Bank bought the location from Town Center LLC, led by Tommy Hodges. The land previously was tied to a June 2012 mortgage of $3.5 million held by the bank.

The property was part of a four-part assembly of 176 acres in January 2002 deals totaling more than $2.4 million.

The sellers were Canadian Pacific Properties Inc. of Alberta, Calgary, $1.46 million; Otter Creek Development Co. LLC, led by Robert McGinnis and Byron Eiseman, $784,000; Cynthia Keaton, $143,000; and Jennifer Mae Kochtitzky Trust No. 2, $81,390.

Shooter’s Acquisition

A 10,120-SF sports bar in southwest Little Rock rang up a $970,939 transaction. Hog’s Breath Grill LLC, led by Edward Vega, acquired Shooter’s Sports Bar & Grill at 9500 Interstate 30. The seller is Four States Investments LLC, led by Ronald Steitler.

The deal is financed with a five-year loan of $1.16 million from First State Bank of Lonoke. The 5.42-acre development previously was linked with an October 2010 mortgage of $1 million from Texarkana First Bank of Texas.

Four States bought the site in May 2008 for $250,000 from the William L. Huffstutlar Trust.

Pub Purchase

The Cornerstone Pub in downtown North Little Rock is under new ownership after a $625,000 sale.

314 Main LLC, led by John Chandler, purchased its namesake project. The seller is 314 LLC, led by Brenda Kent.

The deal is funded with a five-year loan of $765,000 from IberiaBank. The 0.16-acre development previously was tied to a January 2006 mortgage of $361,286 held by Twin City Bank of North Little Rock.

The 8,267-SF building was acquired for $190,000 in August 2004 from Clear Channel Broadcasting Inc. of San Antonio.

Country Commercial

A 4,524-SF commercial building in west Pulaski County drew a $500,000 transaction. MGK LLC, led by Eric Fullerton, bought the 8501 Pinnacle Valley Road project. The seller is Hatcher Enterprises Inc., led by Greg Hatcher.

The deal is backed with a $520,000 loan from Centennial Bank of Conway. The 1.1-acre development previously was linked with a March 2014 mortgage of $300,000 held by Malvern National Bank.

The property was purchased in August 2010 as part of a $474,000 transaction with Ludwig Law Firm PLC, led by Gene Ludwig.

Convenient Resale

A 3,000-SF convenience store in North Little Rock sold for $320,000.

Sultan Inc., led by Chodry Cheema, acquired the 300 Lake Lane project from First Security Bank. The property is now helping secure a five-year loan of $1.1 million from Centennial Bank.

The property previously was tied to a January 2008 mortgage of $490,000 held by the First Security.

The bank recovered the 1.77-acre development at a $240,000 foreclosure sale in April 2014. The former owner was Arval Inc., led by Ron and Judy Withers.

StoneRidge Buy

A nursing home in the College Station area of Little Rock changed hands in a transaction valued at $260,000.

Little Rock Assets LLC of Alexandria, Louisiana, purchased StoneRidge Health & Rehab at 4017 Franklin St. from Ark-west Holdings LLC, led by Saeed Niksefat.

The 4.15-acre development previous-ly was linked with a November 2012 mortgage of $1.5 million and a May 2014 mortgage of $250,000 held by Farmers Bank & Trust of Magnolia.

Arkwest acquired the property in February 2006 at a $1 million foreclosure sale.

Hickory Hills Abode

A 6,690-SF home in west Little Rock’s Hickory Hills neighborhood weighed in at $1.2 million.

Chad and Kelly Baker bought the house from Beatrice Chapman.

The deal is financed with a 15-year loan of $600,000 from Bank of Little Rock Mortgage Corp. The residence previously was tied to a March 2012 mortgage of $350,000 held by Delta Trust Mortgage Inc. of Little Rock.

Chapman purchased the property for $1.12 million in April 2004 from Rett and Sheila Tucker.

Miramar Residence

A 3,790-SF home in the Miramar Place neighborhood of west Little Rock’s Chenal Valley development rang up a $515,000 sale.

Juan Rico and Carolina Schinke ac-quired the house from Sharlow Builders & Developers LLC, led by Reggie Clow.

The deal is funded with a 10-year loan of $245,000 from Simmons First National Bank of Pine Bluff. The residence previously was linked with a March 2014 mortgage of $405,600 held by One Bank & Trust.

The site was bought for $84,000 a year ago from Deltic Timber Corp. of El Dorado.

Allied Refinance

Three office buildings in the Riverdale area of Little Rock were refinanced with an $8.75 million mortgage.

Allied Drive Holdings LLC, led by Edward Dickey, obtained the seven-year loan from First Security Bank. The 10.64-acre development previously was tied to a December 2011 mortgage of $7.6 million held by the bank.

The property, with more than 180,000 SF under roof, was purchased for $10.35 million more than three years ago from Alltel Communications LLC, an affiliate of Verizon.

Wyndham Funding

The owner of the Wyndham Riverfront Hotel in North Little Rock picked up a $4 million funding agreement.

FF Hotels Inc., led by Frank Fletcher, received the loan from Regions Bank of Birmingham, Alabama. The 221-room hotel at 2 Riverfront Place previously was linked with an October 2011 mortgage of $4 million held by the bank.

Frank and Judy Fletcher became sole owners of the 5.77-acre development in September 1992 when they bought out the other investors in the Riverfront Hotel for $6 million. n
