E-Z Mart Combo Buy Closes at Nearly $1.3M (Real Deals)Lock Icon

The sale of two Little Rock convenience stores weighed in at $1.27 million.

National Retail Properties Ltd. of Orlando, Florida, bought the 2,417-SF project at 1321 Main St. in downtown Little Rock and the 2,516-SF project at 11724 Rainwood Road in west Little Rock from E-Z Mart Stores Inc., led by Sonja Hubbard.

The 0.54-acre west Little Rock development and 0.48-acre downtown development previously helped secure an August 2014 funding agreement of $60 million with Wells Fargo Capital Finance LLC of New York.

The properties were purchased in March 1999 deals with Circle K Stores Inc. of Phoenix: $400,000 for the downtown project and $250,000 for the west Little Rock location.

NLR Warehouse
A 34,680-SF warehouse in North Lit-tle Rock changed hands in an $800,000 deal.

Jakers Mark 43 LLC, an affiliate of Artisent Floors of Memphis, acquired the 300 Phillips Road project. The seller is The Clifton Family LLLP, led by Norman Clifton.

The deal is backed with a 10-year loan of $680,000 from Pinnacle Bank of Chattanooga, Tennessee. The 3.6-acre development was bought for $35,000 in September 2015 from Synovus Bank of St. Petersburg, Florida.

The bank recovered the Haynes Wholesale project in February 2011 at a $550,000 foreclosure sale from Jeffrey and Madonna Smith and their Hottie Body Inc.

Office Transaction
A 2,786-SF office building in the Heights area of Little Rock is under new ownership after a $625,000 deal.

TSM Properties LLC, led by Stephen Maxwell, purchased the 5611 Kavanaugh Blvd. project.

The seller is Turtle Creek LLC, led by Diane Wilder.

The deal is financed with a five-year loan of $531,250 and a one-year loan of $90,000 from First Security Bank of Searcy.

Turtle Creek acquired the 0.16-acre development for $420,000 in November 2010 from David and Betty Rosen.

Stifft Station Property
Adjoining buildings in the Stifft Station area of Little Rock’s Hillcrest neighborhood sold for $435,000.

Teeter Property Group LLC, led by Brian Teeter, bought the 3,670-SF former Buice Drug Store at 3011 W. Markham St. and the 1,650-SF Sandalwood Forest project at 3015 W. Markham St.

The seller is the namesake limited liability company of Jacob and Noelle Burns. The deal is funded with a sixmonth loan of $515,200 from BancorpSouth Bank of Tupelo, Mississippi.

The 0.18-acre development previously was linked with a December 2015 mortgage of $410,000 held by the bank.

Jacob & Noelle Burns LLC assembled the property in two deals.

The sellers were the John R. Wimberly Living Trust, $135,000 for the pharmacy and parking area in November 2014; and Angelo Hronas and Christina Hronas, $63,500 for the 3015 W. Markham St. project in July 2016.

Industrial Sale
A 10,800-SF industrial building in North Little Rock drew a $385,000 transaction.

Kim Properties LLC, led by Grace Chae-Kim, acquired the Auto Conversion USA project at 4117 Richards Road.

The seller is Jacksonville Double R LLC, led by Bradley Blakeway.

Kim Properties bought the 0.76-acre site in September 1997 as part of a $168,000 deal with James and Betty Rodgers and Donald and Lynn Rodgers.

Woodlands Manor
A 4,898-SF home in west Little Rock’s Woodlands Edge neighborhood tipped the scales at $1.01 million.

Morshedi Family Trust, led by Richard and Anna Morshedi, purchased the house from Randy Wright Builders LLC.

The deal is backed with a 30-year loan of $911,500 from SunTrust Mortgage Inc. of Richmond, Virginia.

The residence previously was tied to a May 2017 mortgage of $845,750 held by First Security Bank.

Randy Wright Builders acquired the location 13 months ago.

The seller in that $165,000 deal was Rocket Properties LLC, led by Lisenne Rockefeller.

Prospect Terrace
A 3,605-SF home in Little Rock’s Prospect Terrace neighborhood rang up a $920,000 sale.

Charles and Allison Halter bought the house from the Deborah Zanfagna Bass Revocable Trust.

The deal is financed with a 30-year loan of $736,000 from Bank of America in Charlotte, North Carolina.

The property was purchased for $455,000 in November 1997.

The sellers were Edward Mahaffy III and his wife, Denise.

Robinwood Home
A 4,026-SF home in Little Rock’s Robinwood neighborhood rang up a $639,000 sale.

Howard Lovett Jr. and his wife, Leigh, acquired the house from Luke Ramsey. The deal is funded with a 25-year loan of $639,900 from Regions Bank of Birmingham, Alabama.

The residence previously was linked with a December 2012 mortgage of $504,000 held by Regions.

Ramsey bought the property for $630,000 more than five years ago.

The sellers were Grisham and Anna Richter.

Normandy Abode
A 2,703-SF home in Little Rock’s Normandy neighborhood changed hands in a $589,000 transaction.

Brooke and Ellen Samuelson purchased the house from HBH Builders Inc., led by Howard Boyce Holmes.

The deal is backed with a 30-year loan of $300,000 from IberiaBank of Lafayette, Louisiana.

The residence previously was tied to a June 2017 mortgage of $472,000 held by BancorpSouth Bank.

HBH Builders acquired the property for $347,500 in September 2015 from the estate of Cleda Pack.

Hallen Court House
A 3,265-SF home in the Hallen Court neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $575,000 deal.

The Blue Sky Trust, led by Cecelia Fleming, bought the house from Chandler and Kelli Rackley.

The deal is financed with a 30-year loan of $453,100 from Arvest Bank of Fayetteville. The residence previously was linked with an August 2016 mortgage of $417,000 held by Primary Residential Mortgage Inc. of Salt Lake City.

The Rackleys purchased the location for $98,000 in August 2014 from Deltic Timber Corp. of El Dorado.

Ridgefield Residence
A 4,446-SF home in the Ridgefield Estates neighborhood of west Pulaski County sold for $520,000.

Ricky Halbert II acquired the house from Nancy and Samuel Smith.

The deal is funded with a 30-year loan of $494,000 from Arkansas Federal Credit Union of Jacksonville.

The residence previously was tied to a December 2010 mortgage of $351,943 held by Bank of America.

The Smiths bought the 5-acre location for $74,000 in March 1995.

The seller was Ridgefield Estates Inc., led by Larry Kuca.

Heights Dwelling
A 2,800-SF home in the Heights area of Little Rock drew a $510,000 transaction.

Jakob and Julie Fiser purchased the house from Salem Property Management LLC, led by James and Masami Fiser.

The deal is backed with a 30-year loan of $320,000 from Eagle Bank & Trust of Little Rock.

The residence previously was linked with an August 2017 mortgage of $440,000 held by Conway’s Centennial Bank.

The property was acquired for $199,900 10 months ago from Patricia Reedy.
