Extended Stay Hosts $4.4M Transaction (Real Deals)Lock Icon

A 120-room hotel in west Little Rock weighed in at $4.46 million.

Eagle Suites LLC, led by Abigail Reaves and Debra Hope, bought the Extended Stay America at 600 Hardin Drive. The seller is ESA P Portfolio LLC, an affiliate of Extended Stay America Inc. in Charlotte, North Carolina.

The deal is financed with a four-year loan of $5.8 million from First Service Bank of Greenbrier.

The 3-acre site was acquired for $475,000 in March 1996 from Financial Centre Corp., led by Ed Willis.

Fair Oaks Buy

A 100-unit apartment complex in Little Rock tipped the scales at $3.65 million.

App Fair Oaks Partners LLLP, an affiliate of Alco Management in Memphis, purchased Fair Oaks Apartments at 9600 W. 36th St. The seller is Fair Oaks Partners Ltd., an affiliate of Alpha Property Management in Los Angeles.

The deal is backed with a 30-year loan of $5.4 million from Berkadia Commercial Mortgage LLC of Ambler, Pennsylvania.

Fair Oaks Partners bought the 6.6-acre development for $2 million in June 2006 from Fair Oaks Apartments Ltd. of Los Angeles.

Heights Branch

A 3,868-SF bank branch in the Heights area of Little Rock drew a $1.6 million transaction.

Ackinvestments LLC, led by Scott Poynter, acquired the Centennial Bank project at 4924 Kavanaugh Blvd. from KAV Realty LLC, led by Walter Quinn.

The deal is funded with a five-year loan of $1.3 million from Local Bank of Tuscaloosa, Alabama.

KAV Realty purchased the 0.27-acre development in April 2022 as part of a $3.1 million deal with Lyto Inc., led by Thomas Samuel.

Office Transaction

A 5,990-SF office building in west Little Rock sold for $1.15 million.

Regenmed LLC, led by Jaison and Tina Ipe, bought the 15300 Kanis Road project.

The sellers, Steve and Alice Keifer, provided a 10-year mortgage of $950,000 to finance the deal.

The Keifers acquired the 2.48-acre site for $255,000 in April 2016 from Richardson Investment Corp., led by R.D. Richardson.

Acreage Acquisition

A 237.83-acre tract in north Pulaski County changed hands in an $855,765 deal.

Wirges Renting LLC, led by Stephen Wirges, and Wirges Eat LLC, led by Joshua Hite, purchased the land along Ridge Creek Road.

The seller is Freedom Holdings LLC, led by Keith Williams and Brian Kirk.

The deal is backed with a 30-year loan of $684,500 from AgHeritage Farm Credit Services in Little Rock.

Freedom Holdings bought the property for $497,640 in July 2015 from the Copeland Living Trust, led by Johnny and Cristi Copeland.

Clinical Purchase

A 2,112-SF medical office building in the Hillcrest area of Little Rock rang up a  $500,000 sale.

KHPM LLC, led by Harvinder Dod and Sangeeta Bedi, acquired the Hillcrest Family Clinic at 4601 Woodlawn Drive.  The seller is Holland Hillcrest LLC, led by Dr. Jay Holland.

The deal is funded with a five-year loan of $475,000 from First Horizon Bank of Memphis. The 0.12-acre development was purchased for $72,000 in December 1984 from Mahlon and Lillian Ogden.

Heights Home

A 4,797-SF home in the Heights area of Little Rock weighed in at $1.1 million.

Benjamin and Alexandra Woodle bought the house from George and Jana Cress.

The deal is financed with a 15-year loan of $1 million from Arvest Bank of Fayetteville. The Cress family acquired the residence for $1 million in August 2022 from Frederick and Mary Barr.

Falstone Court

A 3,288-SF home in west Little Rock’s Falstone Court neighborhood is under new ownership after an $899,900 deal.

Craig Stevens purchased the residence from Kevin and Holly Driver.

The deal is backed with a 30-year loan of $649,900 from Arvest Bank.

The 0.27-acre site was bought for $123,000 in March 2021 from PotlatchDeltic Real Estate LLC.

Hillcrest Abode

A 3,668-SF home in the Hillcrest area of Little Rock drew an $820,000 transaction.

Sam Dalvi and Jennifer Guimbellot acquired the house from the William David Newbern Revocable Trust.

The deal is funded with a 30-year loan of $515,200 from Encore Bank of Little Rock.

The property was purchased for $150,000 in April 1985 from Louis and Geneva Light.

West Little Rock Apartments

Club View LLC, led by Haitham Alley, paid $3.95 million for a 15.1-acre future apartment site at the northeast corner of Bowman Road and Col. Glenn Plaza Drive in west Little Rock.

Seller: Village at BC LLC, led by Kevin Huchingson.

The deal is financed with a one-year loan of $3.7 million from Simmons Bank of Pine Bluff.
