
The Champions Club student apartment complex in Fayetteville sold for $23.3 million.
Student Quarters of Atlanta, which specializes in student housing, bought the 76-unit complex through its SQ Razorback Road LLC. Student Quarters, led by CEO Andy Feinour and President Keith Jernigan, owns 34 complexes on 25 college campuses.
Champions Club totals 53,160 SF on 4.4 acres on South Razorback Road. It is opposite Baum Stadium, the baseball venue of the University of Arkansas.

The seller was Ashland Capital of Wilmette, Illinois, led by President Alix Kogan. Ashland Capital, a student housing investment group, bought the property for $11.9 million in 2022.
U.S. Pizza Purchase
FoxDen Capital of Little Rock, which purchased the U.S. Pizza chain earlier this month, paid $3.8 million for its Fayetteville location on Dickson Street.
The acquisition also included an adjacent 2,743-SF home. The restaurant is in a half-acre, 13,810-SF retail center. FoxDen is led by CEO Todd Denton.
Simmons Bank provided loans totaling $20.74 million.
The seller of the Fayetteville location was Judy Waller, who founded the pizza chain in 1972. She acquired the property for $400,000 in 1993.
U.S. Pizza’s location in Springdale has not been sold.
Templeton Apartments
An apartment complex on Templeton Place in Fayetteville sold for $3.8 million.
The buyer was Community Development NWA, a nonprofit that focuses on affordable housing developments. The purchase was made through Templeton Property Co. LLC of Bentonville, led by Casey Kleinhenz, the executive director of Community Development NWA.
The complex has 38 units that total 14,112 SF.
The seller was Templeton Apartments LLC, led by Kenneth Hall. Hall acquired the property for $2.3 million in 2024.
Chestnut Condos
A four-condo complex on Chestnut Avenue sold for $960,000.
The condos total 4,304 SF on 0.6 of an acre. There are two one-bedroom units and two two-bedroom units.
The buyer was Shane Colby Maschoff and Maria Dalva Brito Halasz and Amire and Beatriz Abed.
The seller was a three-party partnership: Osment Investments LLC, led by Ray Osment of Jonesboro; Dunn & Davis Townhomes LLC, led by Jacob Newell of Bentonville; and Mae Holdings LLC, led by Mitchell Moore of Bentonville. They acquired the property for $800,000 in 2022.
Fayetteville Retail
A 3,486-SF retail center in Fayetteville sold for $1.77 million.
Located on Martin Luther King Jr. Boulevard, it is home to a sushi restaurant and a nail salon.
The buyer was Conservative NWA LLC, a subsidiary of The Ashley Group of North Little Rock, which specializes in retail strip centers. It is led by Rick Ashley and J.D. Ashley Jr.
The seller was University Plaza Development LLC of Fort Smith, led by Robert Cooper Jr. Cooper acquired the property as land for $550,000 in 2015.
Schlotzsky’s Sale
A Fort Smith investor paid $1.15 million for a Schlotzsky’s Deli in Fayetteville. Effie Drosopoulos, through her Vasiliki Investments LLC, bought the 2,100-SF restaurant. It is on North College Avenue on 0.72 .
Firstar Bank of Sallisaw, Oklahoma, provided a loan of $750,000.
The seller was SBW Capital Partners LLC of Los Angeles, which is led by Robert Barth and Eric Finkelstein. SBW acquired the property for more than $1.4 million in 2022.
