Foothills Apartments Bought for $68M (Real Deals)Lock Icon

A 540-unit apartment complex in North Little Rock weighed in at $68 million.  2401 Lakeview LLC, an affiliate of Quarry Capital in Henderson, Nevada, bought Foothills Apartments at 2401 Lakeview Road.

The seller is Foothills Acquisition I LLC, an affiliate of Maxus Properties of North Kansas City, Missouri.

2401 Lakeview assumed the $35.8 million balance of a July 2020 mortgage held by Greystone Funding Corp. of Warrenton, Virginia.

The 45.53-acre development was acquired for $42.6 million in January 2014 from Foothills Apartments Ltd., Foothills II Apartments Ltd. and Foothills Apartments III LLC, all led by the James P. Matthews family.

Assembly Required

A 7.33-acre tract in west Little Rock was assembled in five deals totaling $1.54 million.

HEB Land Co. LLC, led by Hunter Bale, purchased property at the northeast corner of Col. Glenn and Shackelford roads. The sellers are:

► Michael and Dorothy Croy, a 5-acre parcel with a 1,940-SF house at 10302 Col. Glenn Road for $550,000. The Croy family bought the land for $4,500 in June 1949 from Raymond and Juanita Horn.

► Haybar Properties LLC, led by Bryan Hosto, a 1-acre parcel at the northeast corner of Shackleford and Col. Glenn roads, $630,000. Haybar acquired the land for $126,500 in December 2020 from First Security Bank of Searcy.

► Jane Ellen Bowles Trust, a half-acre parcel with a 1,292-SF house at 4315 S. Shackleford Road and a half-acre parcel with a 1,655-SF house at 4305 S. Shackleford Road, $300,000. The properties were purchased in May 1951 as part of a $5,800 deal with Ocie and Lois James.

► Haybar Properties, a 0.33-acre parcel for $65,000. Haybar bought the land seven months ago from Russell and Tonya Gibbs for $42,107.

Hanger Property

A 6,623-SF warehouse in east Little Rock rang up a $295,000 sale.

Rainwater Properties LLC, led by Bryan Hosto, acquired the 924 Hanger St. project. The seller is Alman Brothers Investments, led by Charles and Larry Alman.

The 1.62-acre property was assembled in deals with Charles and Jeanette Fowler, $65,000 in November 1971, and Bob Moore, $8,000 in June 1973.

Sologne Circle

A 6,661-SF home in west Little Rock’s Sologne Circle neighborhood tipped the scales at $1.5 million.

Paul Chism Sr. and his wife, Maggie, bought the house from the B.A. Joint Revocable Trust, led by Gary and Amy Allen.

The deal is financed with a 30-year loan of $1 million from Regions Bank of Birmingham, Alabama.

The Allens acquired the 0.98-acre site for $300,000 in October 2006 from Thomas and Lori Conley.

Park Hill

A 6,453-SF home in North Little Rock’s Park Hill neighborhood changed hands in a $960,000 deal.

Jarius Wright and Mary Bentley purchased the house from Chris and Kristen Chase. The Chase family bought the residence for $565,000 in July 2012 from the Kevin Nutt estate.

Nutt assembled the 0.58-acre site in two September 1988 deals with David and Lisa Nutt and Sharon Nutt totaling $75,000.

Prospect Terrace

A 3,608-SF home in Little Rock’s Prospect Terrace neighborhood sold for $865,000.

Jonathan and Sophie Tabak acquired the house from the Ledbetter Revocable Trust, led by Samuel Ledbetter.

The deal is backed with a 30-year loan of $450,000 from Encore Bank of Little Rock.

The residence was purchased for $750,000 in August 2002 from J.W. Rayder Jr. and his wife, Helene.

Cliffewood Abode

A 3,228-SF home in Little Rock’s Cliffewood neighborhood drew an $835,000 transaction.

Dillon and Grace Goins bought the house from Brian and Heather Wardle.

The deal is funded with a 30-year loan of $499,000 from Arvest Bank of Fayetteville.

The Wardles acquired the residence for $530,000 in July 2018 from the Jerry & Kelly Currence Revocable Trust.

Rural Residence

A 3,657-SF home in west Pulaski County is under new ownership after an $825,000 deal.

Brandi Melton purchased the house from Louise Carlisle.

The deal is financed with a 30-year loan of $575,000 from Eustis Mortgage Corp. of Shreveport.

The 5.09-acre site was bought for $175,000 in October 1986 from Kenneth and Margie Tackett.

Cammack Woods

A 3,150-SF home in Cammack Village rang up a $787,000 sale.

Samuel and Bridget Ford acquired the house in the Cammack Woods neighborhood from RQM LLC, led by Russell and Quenna Milam.

The deal is backed with a 30-year loan of $717,000 from Ark-La-Tex Financial Services LLC of Plano, Texas.

RQM purchased the location for $195,000 in June 2022 from the Stephen L. Cumnock Revocable Trust.

Forest Heights Place

A 3,192-SF home in Little Rock’s Forest Heights Place neighborhood changed hands in a $775,000 transaction.

James and Brandy Wood bought the house from Patricia Gentry.

The deal is funded with a $775,000 loan from Local Bank of Red Level, Alabama.

The residence was acquired for more than $15,000 in August 1953 from W.G. and Marian Cobb.

Ensbury Place

A 3,656-SF home in west Little Rock’s Ensbury Place neighborhood sold for $750,000.

PWS Real Estate LLC, led by Paul Schaller, purchased the house from Kenneth and Donna Kraft.

The Krafts acquired the residence for $589,000 in July 2019 from Dumont Construction LLC, led by Larry Evans and Brian Dumont.

Dumont Construction bought the 0.27-acre site for $91,000 in December 2017 from PotlatchDeltic Real Estate LLC.
