Four-Part Acquisition Adds Up to $22M (Real Deals)Lock Icon

A quartet of commercial transactions in North Little Rock and Sherwood combined for $22 million.

NLR CRE Investment Fund LLC, led by Brandon Huffman, purchased the properties from Apple Vali Crest NWA LLC, Crestwood Northeast LLC, Crossroads Business Center LLC and Villas of Lakewood LLC, all led by James Patrick Matthews.

The biggest transaction weighed in at $6.75 million and encompassed the 23,540-SF Apple Valley Shopping Center at 8000 Hwy. 107 in Sherwood along with five North Little Rock properties: the 40,124-SF Vali Hi Shopping Center at 4600 JFK Blvd.; the 30,629-SF Somers Plaza at 4111 Warden Road; a 7,027-SF project at 2513 McCain Blvd., home to the Santo Coyote restaurant and UPS Store; the 5,168-SF 4501 Fairway Ave. project; and a 1,219-SF First Horizon Bank branch at 4600 JFK Blvd.

The $6.42 million transaction with Crestwood Northeast was focused on North Little Rock’s 33,350-SF Northeast Business Center at 5301 Warden Road and an adjoining 51,280 SF of industrial flex space in five buildings and 372 units of mini storage at 5301 McClanahan Drive along with the 22,048-SF Crestwood Plaza at 2400 Crestwood Road.

The 17.44-acre, 206,880-SF Crossroads Business Center at 1305 North Hills Blvd. in North Little Rock tipped the scales at $5.03 million. The 17-unit Villas at Lakewood townhome project at 4700 Randolph Road totaled $3.77 million.

The acquisitions are backed with a five-year loan of $20.4 million from First Security Bank of Searcy.

Auto Service Sale

A 7,284-SF auto service project in west Little Rock is under new ownership after a $1.81 million deal.

Crain Investments Ltd., led by Larry Crain Jr., bought the Zips Carwash/Jiffy Lube at 620 S. Bowman Road.

The seller is Getty Leasing Inc., an affiliate of Getty Realty Corp. of Jericho, New York.

Getty Leasing acquired the 1-acre development for $2.97 million in October 2019 from Boomerang Holding LLC, led by John Bailey.

Boomerang Holdings purchased the project for $2.2 million in June 2019 from Chenal Autowash LLC, led by Larry Middleton.

Office Duo

Adjoining office buildings in Sherwood sold in a $900,000 transaction.

Rubani Hospitality LLC, led by Parwinder Singh, acquired the 17,960-SF 8320 Hwy. 107 and 5,532-SF 8406 Hwy. 107 projects. The seller is Griffin Legacy A&A- LLC, led by Paul Schaller.

Griffin Legacy purchased the 1.77-acre development in September 2020 as part of a $3.1 million deal with ABC Real Estate LLC, led by Jim Bottin.

Bottin bought the 8320 and 8406 Hwy. 107 properties as part of deals with Arkansas Health World Inc., led by Rion Weiner, $550,000 in August 1984; and S&H Parker Construction LLC, led by Harold Parker, $275,000 in August 2015.

Warehouse Transaction

A 6,630-SF warehouse in east Little Rock changed hands in a $425,000 deal.

WP LLC, an affiliate of Wellons Real Estate, purchased the 924 Hanger St. project from Rainwater Properties LLC, led by Bryan Hosto.

Rainwater Properties acquired the 0.65-acre development in August 2023 as part of a $295,000 deal with Alman Brothers Investments, led by Charles and Larry Alman.

Forest Heights Place

A 4,258-SF home in Little Rock’s Forest Heights Place neighborhood tipped the scales at $1.32 million. Brian and Sydney Ross bought the house from Fletcher Lord III and his wife, Jessica.

The deal is funded with a 30-year loan of $500,000 from Little Rock’s Bank OZK.

Fletcher Lord purchased the 0.23-acre property for $315,000 in September 2009 from Tylan Davis.

Abington Court

A 6,000-SF home in west Little Rock’s Abington Court neighborhood weighed in at $1.03 million.

The Coburn Family Trust, led by Jamie Sue Coburn, acquired the house from Coburn Construction LLC, led by Roger Coburn Jr.

The deal is financed with a one-year loan of $400,000 from First Security Bank. Coburn Construction bought the 0.27-acre site for $148,000 in August 2024 from PotlatchDeltic Real Estate LLC.

Rural Residence

A 3,238-SF home near west Pulaski County’s Natural Steps community drew a $955,000 transaction.

Li Zhang purchased the house from Steven and Bobbe Schulte.

The deal is backed with a 30-year loan of $455,000 from FirstTrust Home Loans Inc. of Sheridan.

The residence was acquired for $290,000 in March 2001 from Paula Snook.

Grandview House

A 4,393-SF home in Little Rock’s Grandview neighborhood rang up an $870,000 sale. Joe and Lauren Keeton bought the house from Caroline Miles and Joseph Byrd.

The deal is funded with a 30-year loan of $696,000 from Rocket Mortgage LLC of Detroit.

Miles and Byrd purchased the residence for $750,000 in March 2022 from Crata Castleberry and David McCullough.

Falstone Court

A 3,392-SF home in west Little Rock’s Falstone Court neighborhood is under new ownership after an $845,000 deal.

Konstantinos Arnaoutakis and Marie Mesidor acquired the house from Don and Suzanne Wilson.

The deal is financed with a 15-year loan of $455,000 from Cadence Bank of Tupelo, Mississippi.

The Wilsons bought the residence for $819,500 in August 2024 from Troy and Shannon Duke.

PV Residence

A 4,344-SF home in west Little Rock’s Pleasant Valley neighborhood drew an $800,000 transaction.

Daniel Parkinson purchased the house from PBG Development LLC, led by Bill Parkinson.

The deal is backed with a six-month loan of $800,000 from First Security Bank.

PBG acquired the residence for $500,000 in August 2024 from Takeshi and Mamiko Shinkawa.

Bank Purchase

Bank OZK of Little Rock paid Baptist Health $1.25 million for a 0.93-acre site at the northeast corner of Bowman and Col. Glenn roads in west Little Rock.

The land was bought in January 1989 as part of a $1.2 million deal with Little Rock’s Worthen Bank & Trust.
