Frenchman’s Woods Sale Tops $9.5M (Real Deals)Lock Icon

A 124-unit piece of the Frenchman’s Woods apartment project in North Little Rock weighed in at $9.56 million.

Frenchman Woods OVA TIC LLC, Frenchman Woods TVRC TIC LLC and Frenchman Woods TVSJC TIC LLC, affiliates of the Read Property Group of Brooklyn, New York, bought 31 buildings in seven transactions with:

► Michael and Kathy Rainwater, $2.46 million. The eight buildings were assembled in deals with Little Rock’s One Bank & Trust, $1.1 million in September 2009; Parker Rental Properties LLC, led by Toby Parker, $575,000 in October 2009; Little Rock’s Eagle Bank & Trust, $575,000 in February 2012.

► Rainwater Holt & Sexton Properties LLC, $2.46 million. The eight buildings were assembled in deals with Woodhaven Homes Inc., led by Jack Wilson, $616,000 in August 2006, $626,000 in December 2006, $622,000 in February 2007 and $628,000 in November 2006.

► Holt Investments LLC, led by Jeff Johnson and Jeremy McNabb, $2.15 million. The seven buildings were assembled in deals with Woodhaven Homes, $610,000 in July 2006, $624,000 in September 2006 and $622,000 in January 2007; and Matthew and Angela Hutsell, $300,000 in May 2018.

► Robert and Jennie Sexton, $1.23 million. The four buildings were assembled in deals with Woodhaven Homes, $305,000 in July 2006, $312,000 in October 2006 and $624,000 in January 2007.

► Sexton Properties LLC, led by Robert and Jennie Sexton, $616,935. The two buildings were purchased from Woodhaven Homes for $305,000 in July 2006 and $312,000 in October 2006.

► Jason and Jennifer Owens, $308,467. The building was acquired in May 2006 for $305,000 from Woodhaven Homes.

► Simmons Family Revocable Trust, led by Mona Simmons, $308,467. The building was bought for $310,000 in April 2015 from Jason and Jennifer Owens.

Bank Purchase

A 7,497-SF bank branch-office building in west Little Rock tipped the scales at $3.7 million.

First National Bank of Paragould purchased the 15721 Chenal Parkway project from Chenal Investments LLC, led by Stephen LaFrance Jr.

The 1.46-acre location was bought for $925,000 in July 2003 from FBW LC, led by Frank Whitbeck.

Main Street Buy

Adjoining buildings in downtown Little Rock sold for $1.15 million.

HK Value LLC, led by Bryan Hosto and Hank Kelley, acquired the 8,923-SF home of M2 Gallery and the former home of the Oxford American at 1300 Main St. along with the 3,793-SF South on Main restaurant space at 1304 Main St.

The seller is Soma Storefronts LLC, led by Rusty Thompson.

Soma Storefronts assembled the 0.32-acre development in two transactions. The sellers were South Main Properties, led by Fred Gray, $800,000 in April 2018; and Albatross LLC, led by Lisa McNeir, part of a $1.7 million deal in April 2019.

Courtyard Sale

A 14-unit apartment complex in downtown Little Rock changed hands in a $780,000 deal.

Vafa Ferdowsian bought the Courtyard Apartments at 900 W. Third St. from Fason Properties LLC, led by Brian Fason.

The deal is financed with a loan of $886,000 from Chambers Bank of Danville.

Fason acquired the 0.32-acre development for $625,000 in February 2019 from the Traylor Children’s Trust, led by Leta Traylor Fawcett, Daniel Traylor and David Traylor.

Dollar Tree Dirt

A 1.44-acre site in Sherwood rang up a $239,904 sale.

DT Retail Properties LLC, an affiliate of the Dollar Tree chain in Chesapeake, Virginia, purchased the land near the southeast corner of Highway 107 and East Maryland Avenue from Gas Express LLC of Atlanta.

The land was bought in July 2019 as part of a $575,000 deal with Billy and Linda Morden.

Chenal Downs

A 4,436-SF home in the Chenal Downs neighborhood of west Little Rock drew a $955,000 transaction.

The Charles A. Hays Jr. & Gladys Ann Hays Revocable Trust purchased the house from the Swiftair Living Trust, led by James Gulley.

The deal is backed with a 30-year loan of $764,000 from First Horizon Bank of Memphis.

Swiftair acquired the residence for $692,000 in April 2013 from the Rodney A. Thomason Revocable Trust.

Hickory Creek

A 5,173-SF home in west Little Rock’s Hickory Creek neighborhood is under new ownership after an $860,000 deal.

Eric Scaife bought the house from Robert Chandler.

The deal is funded with a 20-year loan of $688,000 from Toyota Financial Consumer Solutions of Henderson, Nevada.

The residence was purchased in March 2000 for $748,000 from Les Baledge.

Riverview Manor

A 5,402-SF home in Little Rock’s Riverview Manor neighborhood sold for $850,000.

Brita and Carter Rook acquired the house from Eric Scaife. The deal is financed with a 26-year loan of $765,000 from Regions Bank of Birmingham, Alabama.

Scaife bought the residence for $579,000 in May 2018 from Perry and Laura Smith.

Chimney Rock

A 5,299-SF home in the Chimney Rock neighborhood of North Little Rock changed hands in a $697,000 deal.

Michael and Terri Felton purchased the house from Mary Turner.

The deal is backed with a 30-year loan of $548,250 from Centennial Bank of Conway.

The residence was bought for $695,000 in June 2003 from Scott and Connie Scherz.

Club House

A 2,627-SF home near the Country Club of Little Rock rang up a $682,000 sale.

MMP Trust, led by Michael Pollock, acquired the house from Stephen and Christine Creekmore.

The deal is funded with a 30-year loan of $545,600 from Bank of Little Rock Mortgage Corp.

The Creekmores purchased the property for $270,000 in November 2014 from Opal Rice.

Woodlands Edge

A 4,733-SF home in the Woodlands Edge neighborhood of west Little Rock drew a $636,000 transaction.

Eric Enemark and Marla Reiser bought the house from Jason and Susan Smith.

The deal is financed with a $655,000 loan from Central Bank of Little Rock.

The Smiths acquired the residence for $485,000 in March 2012 from Cleveland Home Properties Inc., led by Justin Cleveland.

Osage Terrace

A 3,958-SF home in Maumelle’s Osage Terrace neighborhood is under new ownership after a $560,000 deal.

Deidre Wyrick purchased the house from Start Construction LLC, led by Terrell Curtis.

The deal is backed with a 30-year loan of $563,750 from Arvest Bank of Fayetteville.

Start Construction bought the location for $38,500 in February 2017 from Kevin and Rose Cummings.

Rural Residence

A 3,262-SF home in west Pulaski County sold for $505,000.

Stephen and Lindsey Miller acquired the 5.41-acre spread from William and Cherie Gaston.

The deal is funded with a 30-year loan of $479,750 from Highlands Residential Mortgage Ltd. of Allen, Texas.

The Gastons purchased the house for $454,000 in June 2004 from Dale and Kim Daniels.
