Fresenius Facility Visited by $2.3M Sale (Real Deals)Lock Icon

A 7,125-SF medical office building in Little Rock tipped the scales at $2.3 million. WOMOB Fresenius Little Rock LLC, an affiliate of New York’s White Oak Healthcare MOB REIT, purchased the 5320 W. 12th St. project.

The seller is OREOF19 BR LLC, an affiliate of Orion Investment & Management Ltd. of Miami. The deal is backed in connection with a five-year funding agreement of $74 million with Capital One of McLean, Virginia.

The 0.96-acre development was bought for $1.2 million in September 2020 from Richport Net Lease LLC, an affiliate of R&S Growth Management of Oakbrook Terrace, Illinois.

Industrial Acreage

A 75-acre tract in the Little Rock Port Industrial Park area weighed in at $1.7 million. The city of Little Rock acquired the land near the southwest corner of Thibault Road and Frazier Pike from the Quapaw Nation.

The property was purchased in April 2013 as part of a $597,000 deal with the Beneficial Owners Under the Thibault Land Agreement, led by Joe Selz.

Dirt Transaction

A 2.35-acre commercial site in west Little Rock changed hands in an $875,000 deal.

CGTR Lot 2 LLC, led by Leonard Boen, bought the land at the southeast corner of Col. Glenn and Talley roads. The seller is CT BTS LLC, led by Scott McLain.

The property was acquired in August 2016 as part of a $1.87 million deal with Virginia Fleming Unser and Ginger Owens.

Church Acquisition

A 3.06-acre church project in west Little Rock drew a $575,000 transaction.

13525WM LLC, led by Brandon Hines, purchased the property at 13525 W. Markham St. from King of Kings Evangelical Lutheran Church.

The land was bought for $60,000 in December 1978 from Evergreen Farm Ltd., led by Ed Willis.

Chiropractic Sale

A 3,570-SF clinic in west Little Rock sold for $452,500. W&V-Cobb LLC, led by Julia Robinson, acquired the Chiropractic Clinic at 202 S. Rodney Parham Road.

The seller is Miramar Properties LLC, led by Bennie and Louis Payne. The deal is financed with a five-year loan of $512,125 from FNBC Bank of Ash Flat.

The 0.37-acre development was purchased for $460,000 in September 2006 from 202 Ltd., led by Vernon Rowe.

Trophy Property

A 2,730-SF retail property in Jacksonville is under new ownership after an $80,000 transaction.

Bradley and Kiley Thomas bought the Seigga Trophies project at 1920 W. Main St. from Susan Reasons. The deal is backed with a three-year loan of $68,000 from First Community Bank of Batesville.

The 0.17-acre development was acquired for $46,000 in December 1986 from First Jacksonville Bank.

Heights Home

A 3,793-SF home in the Heights area of Little Rock tipped the scales at $1.15 million.

Ronald and Lauren Vandiver purchased the house from Edward and Sarah Bailey. The deal is funded with a 30-year loan of $920,000 from First Horizon Bank of Memphis.

The Baileys bought the residence for $950,000 in September 2017 from Michael and Marsha Ballard.

Ridgefield Estates

A 5,526-SF home in west Pulaski County’s Ridgefield Estates neighborhood rang up an $862,000 sale.

Rebecca and Charles May acquired the house from the Michael & Sharlee Wright Living Trust.

The deal is financed with a 25-year loan of $689,600 from Regions Bank of Birmingham, Alabama. The 6.41-acre property was purchased for $165,000 in February 2011 from Samuel and Thelma Gaston.

Turtle Creek Cove

A 5,077-SF home in Maumelle’s Turtle Creek Cove neighborhood changed hands in a $765,000 deal.

KHPM LLC, led by Harvinder Dod, bought the house from Jon and Robyn De La Houssaye. The deal is backed with a two-year loan of $612,000 from Connect Bank of Star City.

The site was acquired for $90,000 in 2004 from Turtle Creek Cove LLC, led by Gary L. Jones.

McHenry Creek

A 4,058-SF home in west Pulaski County’s Estates of McHenry Creek neighborhood drew a $700,000 transaction.

Tim and Kelly Carney purchased the house from Chris and Nancy Evans. The deal is funded with a 30-year loan of $560,000 from U.S. Bank of Cincinnati.

The 5.12-acre property was bought for $83,000 in November 2012 from Arkansas Land Development LLC, led by Walter O’Neal and Larry Kuca.

Normandy Abode I

A 3,414-SF home in the Normandy neighborhood of Little Rock sold for $679,500. Christopher Nebben and Jane Kim acquired the house from HBH Builders Inc., led by Boyce Holmes.

The deal is financed with a 30-year loan of $543,600 from Encore Bank of Little Rock.

The site was purchased in September 2015 as part of a $347,500 transaction with the estate of Cleda Irene Pack.

Normandy Abode II

A 2,864-SF home in Little Rock’s Normandy neighborhood is under new ownership after a $649,900 deal.

The LH Damage Revocable Trust, led by Eric Paul, bought the house from Tara Tinnin. The deal is backed with a 30-year loan of $519,920 from Arvest Bank of Fayetteville.

The residence was acquired for $588,000 in May 2019 from Steve and Robin Mangan.

The Ranch

A 3,791-SF home in The Ranch neighborhood of west Little Rock rang up a $598,500 sale.

The Booth Joint Revocable Trust, led by Steven and Jennifer Booth, purchased the residence from Thomas Herr.

The house was bought for $430,000 in October 2018 from M.J. Herr Inc., led by Mary Herr.

The Oaks

A 4,240-SF home in The Oaks neighborhood of west Little Rock changed hands in a $585,000 deal.

The Stanley K. Bradshaw Jr. Revocable Trust acquired the house from the Austin H. Bell & Barbara H. Bell Joint Revocable Trust.

The residence was purchased for $550,000 in October 2003 from Shields-Harrison Custom Home Builders Inc., led by Gary Shields and John Harrison.
