Goodwill Invests $3.8M in WLR Site (Real Deals)Lock Icon

A 20,000-SF nonprofit retail center is in motion after two land deals totaling $3.87 million.

Goodwill Industries of Arkansas Inc., led by Brian Marsh, assembled 5.3 acres on the west side of Kirk Road near Chenal Parkway. The sellers are Leah Lasley Shell and the Selma O. Metzger Living Trust, $3.51 million; and the William and Bobbie Griggs Revocable Trust, $365,000.

The Shell/Metzger land was acquired in March 1976 as part of a $90,000 deal with Edward and Charlene Mattingly. The Griggs property was bought for $3,000 in July 1983 from Ouida Ingram.

Comfort Transaction

The 53-unit Comfort Inn & Suites in North Little Rock tipped the scales at $3.5 million.

110 East Pershing Blvd LLC, led by Jaykumar Patel, purchased its namesake address from Shree Mahalaxmi Corp., led by Kishor Patel.

The deal is financed with a three-year loan of $3 million from First Service Bank of Greenbrier.

Shree Mahalaxmi acquired the 1.21-acre development for $1.3 million in March 2015 from KMP LLC, led by Kolila Patel.

Multifamily Sale

A 10-unit apartment project in downtown Little Rock weighed in at $1.25 million.

Broadway Manor LLC, led by Gregory Sketas III, bought The Martin at 1406 Broadway from Mark Brown and Jill Judy.

The deal is backed with a five-year loan of $850,000 from Armor Bank of Forrest City.

The 0.43-acre development was purchased for $315,000 in August 2014 from M&S Apartments LLC, led by Mark Reynolds.

Office-Warehouse Buy

A 9,576-SF office-warehouse property in west Little Rock sold for $900,000.

Shackleford Pass Properties LLC, led by Ryan Holder, acquired the Intrepid Technologies project at 3204 S. Shackleford Road.

The seller is Stagecoach Properties LLC, led by Bryan Sparks. The deal is funded with a one-year loan of $500,000 from Gateway Bank of Rison.

Stagecoach Properties bought the 1.1-acre site for $198,000 in July 2003 from Lawrence and Deborah Cook.

Mobile Acquisition

A 4.79-acre mobile home park in Jacksonville changed hands in a $475,000 deal.

Pinewood Estates LLC, an affiliate of MHCI Group in New Smyrna Beach, Florida, purchased the 1124 Wilds Road project.

The seller, BK Pandas LLC of Sunnyvale, California, provided a two-year mortgage of $275,000 to finance the transaction.

BK Pandas acquired the property for $275,000 in July 2020 from Pinewood Estates MHP LLC, led by Tanner Heflin.

Restaurant Purchase

A 1,620-SF eatery in southwest Little Rock rang up a $337,000 sale.

Chinese on the Go II LLC, led by Thuan Nguyen, sold its namesake 0.46-acre development at 6610 Col. Glenn Road. The buyer is Marshall Mart LLC, led by Faysal Ahmed.

The deal is backed with a five-year loan of $252,750 from Arvest Bank of Fayetteville.

The restaurant property was purchased for $115,000 in August 2013 from Ward Reesman. A strip of land was added for $9,000 in deals with Robert Pierpaoli and the estate of John Pierpaoli.

Jazzi Deal

A 5,400-SF warehouse in south Little Rock drew a $270,370 transaction.

Jazzi’s LLC, led by Frank Whitmore, acquired the 5201 Asher Ave. project from HCS Inc., led by Holly Stevens.

HCS bought the 0.91-acre property for $200,000 in July 2005 from Six Roses Inc., originally led by Marilyn Sorrells.

PV Residence

A 5,169-SF house in west Little Rock’s Pleasant Valley neighborhood tipped the scales at $1.09 million.

Barton and Rebecca Lusk purchased the house from Andrew Rose. The deal is funded with a 30-year loan of $699,000 from Pennymac Loan Services LLC of Westlake Village, California.

The residence was acquired for $821,000 in March 2020 from the Phillip H. Johnson Family Revocable Trust.

Mirabel Court

A 4,235-SF home in west Little Rock’s Mirabel Court neighborhood is under new ownership after an $819,000 transaction.

Chinmay Bera and Barnali Chowdhury bought the house from Marina and Eugene Becker. The deal is financed with a 30-year loan of $819,000 from First Horizon Bank of Memphis.

The Beckers purchased the residence for $625,000 in October 2020 from the Matthew & Morgan Wilkins Living Trust.

Midland Hills

A 2,800-SF home in Little Rock’s Midland Hills neighborhood sold for $775,000.

Cole and Jenna Acklin acquired the house from Fred and Mary Scarborough.

The deal is backed with a 30-year loan of $736,250 from Encore Bank of Little Rock.

The Scarboroughs bought the residence for $485,000 in March 2013 from Elvin Dennington.

Cliffewood Abode

A 2,604-SF home in Little Rock’s Cliffewood neighborhood changed hands in a $750,000 deal.

Craig and Martha Landfair purchased the house from Jake and Margaret King. The deal is funded with a 30-year loan of $712,500 from Riverside Mortgage Co. of Little Rock.

The Kings acquired the residence for $600,000 in August 2022 from Philip Anderson.

Woodlands Edge

A 3,202-SF home in the Woodlands Edge neighborhood of west Little Rock rang up a $725,000 sale.

The John & Mary Nemec Trust bought the house from Ray and Sheila Beardsley.

The Beardsleys purchased the residence for $438,000 in August 2010 from Billy Hartness Construction Co.

Falstone Court

The Sharolia Living Trust, led by Kanti and Nila Sharolia, paid Chase and Jennifer Dillon $1.11 million for their 3,436-SF home in west Little Rock’s Falstone Court neighborhood.

The Dillons acquired the residence for $775,000 in June 2022 from Dillon Homes & Real Estate Inc., led by Janet Dillon.
