Haag Brown Plans New Commercial Park for Jonesboro

A Jonesboro commercial real estate developer announced Friday that it purchased 187.39 acres along Interstate 555 to build a logistics, warehousing and digital fulfillment park that would include up 3 million SF of space.

Haag Brown Commercial Real Estate Development paid $1.9 million for the Jonesboro property through its Real Estate for E-Commerce LLC. The deal closed Nov. 1.

Principal Joshua Brown told Arkansas Business the company plans to break ground on the park on March 1. He also said the total value of the completed project would be between $200 million and $250 million. Executives said it would be northeast Arkansas’ first “ultramodern logistics, warehousing and digital fulfillment park.”

“This is a project that has been many months in the making, with design input from some of the very best in the country,” Industrial Principal Greg Haag said in a news release. “We are looking forward to making some exciting announcements in the very near future.”

Brown said the firm is constantly asked for property in Jonesboro that doesn’t exist. “We have identified 1 to 2 million SF of immediate local demand for last-mile delivery space, and we anticipate another 1 to 2 million SF need that has not even been realized yet,” he said in the release. 

Brown said by email that he consulted more than a dozen CEOs in different industries for guidance on this project, including Michael Holland, president and CEO of S&H Systems of Jonesboro, a materials handling and equipment provider. S&H Systems also has operations in Franklin, Tennessee.

“If the need for this kind of space in Jonesboro is not met soon, local companies will be forced to seek it elsewhere and that will “weaken the industrial base in northeast Arkansas,” Holland said in the release.

Brown said the firm has also worked with Hytrol, Ritter Communications, the Jonesboro Chamber of Commerce, Jonesboro Unlimited and the mayor’s office in planning the project and zeroing in on a location for it.

The park would sit just southeast of FedEx Ground and the Nice-Pak plant along I-555. The plan includes walking trails, multiple water features, a large loading area and, potentially, a solar farm. The architect is Ecological Design Group of Rogers. 

“This site places an emphasis on connecting the community, protection of wetlands, stormwater management, and pollinator meadows while immersing its users into this diverse working environment,” EDG Principal Martin Smith said in the news release.
