Hidden Valley Sells In $3.8M Transaction (Real Deals)Lock Icon

A 46-unit apartment project in Little Rock weighed in at $3.8 million.

6900 Cantrell Road LLC, led by Albert Mendelsohn and Arek Boynerian, was purchased Hidden Valley Apartments at 225 Keightley Drive.

The seller is Hidden Valley Investment Properties LLC, led by Shuja Rasool, Mohammad Rahman, Anwar Bhuiyah and Nick Chowdhury.

The deal is backed with a $2.7 million loan from Southern Bank of Poplar Bluff, Missouri.

Hidden Valley Investment Properties acquired the 2.01-acre development for $2.2 million in November 2020 from HVA Properties LLC, led by Patrick Garner.

Downtown Acquisition

An 11,464-SF building in downtown Little Rock rang up a $1.1 million sale.

313 President Clinton LLC, led by Joshua and Jennifer Malone, bought its namesake address.

The sellers are Three Thirteen LLC, led by Jimmy Moses and Lisa Ferrell; and Willis Smith & Co., led by Lile Choate.

The deal is financed with a five-year loan of $880,000 from Eagle Bank & Trust of Little Rock.

The 0.16-acre development was purchased for $770,000 in October 2003 from Ozark Mountain Enterprises Inc., led by G. David Matthews.

Office Purchase

A 3,489-SF office building in west Little Rock is under new ownership after a $615,000 deal.

Purity Health Group LLC, led by Danial Adil, acquired the 6 Innwood Circle project from the Davis Living Trust, led by Sharon Davis.

The deal is funded with a 20-year loan of $492,000 from Cadence Bank of Tupelo, Mississippi.

The Davis trust bought the 0.45-acre development for $478,000 in March 2008 from Roddy and Martha McCaskill.

Warehouse Space

An 11,550-SF warehouse complex in North Little Rock sold for $250,000.

Clifton Family LLLP, led by Norman Clifton, purchased the Butler Furniture Depot project at 1521 and 1527 E. Broadway and 1520 E. Fourth St. from Fred Belote.

Belote acquired the 0.87-acre development for $150,501 in a foreclosure sale in December 2018. The previous owners were James and Myrna Glover.

Bami Buy

A 16.6-acre commercial parcel in south Little Rock drew a $160,000 transaction.

Bami Technologies LLC, led by Imhotep Temfack, bought the land on the east side of Jamison Road at Stenger Road.

The seller is Rew Group of Arkansas Inc., led by Rick Rew.

Rew Group purchased the property for $140,000 in February 2007 from F.E. and Cynthia Mason.

Country Club House

A  6,312-SF home near the Country Club of Little Rock tipped the scales at $2.17 million. Deanna and James Sasaki-Adams acquired the house from Leon and Roxanne Catlett.

The deal is backed with a 30-year loan of $1.7 million from Bank of America in Charlotte, North Carolina.

The Catletts bought the 1.15-acre site for $140,000 in December 1987 from Brad and Elisabeth Walker.

PV Residence

A 4,817-SF home in west Little Rock’s Pleasant Valley neighborhood changed hands in a $950,000 transaction.

Justin and Lindsey Wittenberg purchased the house from the estate of David Bauman. The deal is financed with a one-year loan of $1.1 million from the Bank of Little Rock.

Bauman acquired the residence for $430,000 in August 1994 from James and Patricia Kyser.

Woodlands Edge

A 4,522-SF home in west Little Rock’s Woodlands Edge neighborhood rang up an $895,000 sale. Harjot Hunjan bought the house from Carroll Reynolds Jr. and his wife, Katie.

The deal is funded with a 30-year loan of $766,550 from Ark-La-Tex Financial Services LLC of Plano, Texas.

The Reynolds family purchased the residence for $749,000 in July 2020 from Richard and Molly Verbrugge.

Fontenay Circle

A 3,367-SF home in west Little Rock’s Fontenay Circle neighborhood is under new ownership after a $665,000 deal. Morgan and Catherine Ussery acquired the house from Mitzi and Bryce Warren.

The deal is backed with a 30-year loan of $532,000 from FirstTrust Home Loans Inc. of Sheridan.

The Warrens bought the residence for $385,000 in August 2010 from Mark Cathey and Cindy Cathey.

Otter Creek Office

Locust Bayou LLC, led by Steve Woodson, sold a 4,900-SF office building at 11310 Otter Creek East Blvd. in Little Rock to Harness Roofing Inc., led by Justin Harness, for $1.3 million.

Locust Bayou assembled the 5.25-acre property in three deals with Jeff and Danica Massey, $797,000 in June 2013; Otter Creek Fund No. 1 LLC, led by David Lewis and Jeff Massey, $270,000 in June 2013; and Anatra Properties LLC, led by Chad Solida, $136,500 in October 2014.
