Hillcrest Apartments Attract $18M Transaction (Real Deals)Lock Icon

A 218-unit apartment complex in the Hillcrest neighborhood of Little Rock tipped the scales at $18.3 million.

Arbor Pointe RVF Property LLC, an affiliate of Wicker Park Capital Management of Savannah, Georgia, bought its namesake project at 3802 Kavanaugh Blvd. The sellers are Nighthawk Crestwood LLC and Crestwood Drop LLC, affiliates of G10 Capital Partners of Scottsdale, Arizona.

The deal is financed with a $13.3 million loan from ServisFirst Bank of Birmingham, Alabama. The 10.02-acre development was purchased for $11.2 million in August 2019 from SRC Kavanaugh Investments LLC, an affiliate of StoneRiver Co. of Birmingham.

Storage Sale

A 160,188-SF cold storage facility in North Little Rock weighed in at $3.25 million.

Trickling Creek Properties LLC, led by Scott Senyard, acquired the 1200 Pike Ave. project from Ben E. Keith Co. of Fort Worth, Texas.

The deal is funded with a 20-year loan of $2.6 million from First State Bank of Lonoke. The 6.4-acre development was bought for $758,000 in January 1999 from the Ben A. Rand Jr. Family Trust.

Maumelle Land

A 179.93-acre tract in Maumelle rang up a $2.35 million sale. Epic Estates at Vero Beach LLC of Flower Mound, Texas, purchased the undeveloped land between Odom Boulevard and Naylor Drive from Maumelle Ridge 223 LLC, led by William Witham.

The property was acquired in February 2016 as part of a $3.1 million deal with Capitol Development BDF III LLC, an affiliate of The Broe Group of Denver.

Little Rock Land

An 8.8-acre parcel in Little Rock changed hands in a $625,000 transaction.

Wolfsbridge Leawood I LLC, led by Joey Wiggins, bought the land at the north end of Brookside Drive. The seller is Presbyterian Village Inc., led by Chris Marsh.

Presbyterian Village started assembling the property in April 1999 with a $175,000 purchase from Kelley and Janis Johnson, Jerry and Nancy Wilcox, Steven and Janet Kinzler and George and Mary Wildgen.

The remaining land was added in three April 2000 deals with Virginia Brown, $350,000; Ellen Brown, $109,000; and Tommy and Ida Smith, $50,000.

Thrifty Transaction

A vacant car rental property in east Little Rock sold for $425,000.

STT Inc., led by Shirley Heatherly, acquired the former Thrifty Car project at 2610 E. Roosevelt Road from Meyer & Harbison LLC of Glen Ellen, California.

The 2.3-acre development was bought for $500,000 in April 2006 from Big Bear Enterprises Inc., led by James Siano.

Industrial Parcel

A 3.01-acre industrial site in North Little Rock drew a $414,000 transaction.

X-Treme Faith Building Co. LLC, led by Justin Carmody, purchased the land on the south side of Collins Industrial Place.

The seller is MGY LLC, led by Marc Yelenich.

The deal is backed with a five-year loan of $1.9 million from First Security Bank of Searcy.

The property was acquired from Gerald E. Prince Construction Inc. of Bryant for $150,000 in February 2003.

Multifamily Buy I

A 10-unit apartment building in southwest Little Rock is under new ownership after a $321,000 deal.

Casa Madera Properties LLC, led by Nicholas and Caroline Wood, bought the 5924 Southwick Drive project.

The seller is First Step Realty Inc., led by Pat Joyner.

The deal is financed with a three-year loan of $272,850 from First Community Bank of Batesville.

First Step purchased the 0.31-acre development for $80,000 in December 2000 from Mason Family Trust, led by Patsy Mason.

Downtown Land

A 0.97-acre parcel in downtown Little Rock rang up a $301,000 sale.

Southern Dog Holdings LLC, led by Brent and Tracy Cryder, acquired the land extending north from 10th Street along the east side of Barber Street from New Hebron Missionary Baptist Church.

The deal is funded with a three-year loan of $225,000 from Arvest Bank of Fayetteville.

The property was assembled in deals with Tomberlin Baptist Church, $20,000 in May 2006, and the estate of Lawrence Fisher, $100,000 in March 2009.

Multifamily Buy II

A fourplex in midtown Little Rock changed hands in a $280,000 transaction.

65X LLC, led by Cole Aclin, purchased the apartment project at 216 N. Taylor St.

The seller is Khan & Family Properties LLC, led by Atif Khan.

The deal is backed with a five-year loan of $252,000 from Central Bank of Little Rock.

Khan & Family acquired the 0.18-acre development for $250,000 in January 2019 from Jett & Georganne Ricks Family Corp. Inc.

Hickory Hills

A 5,326-SF home in west Little Rock’s Hickory Hills neighborhood tipped the scales at $1.35 million.

Katie and Ramey Marshell bought the house from the Donald M. Spears Living Trust.

The deal is financed with a 30-year loan of $1.3 million from First Horizon Bank of Memphis.

The property was purchased for $400,500 in January 1988 from First Federal Savings & Loan Association of Malvern.

Candlewood Abode

A 6,282-SF home in the Candlewood neighborhood of west Little Rock sold for $870,000.

Anton Lishmanov and Ilona Kovalchuk acquired the 8.23-acre residential spread from Restup LLC, led by Balan Nair.

The deal is backed with a 15-year loan of $400,000 from Bank of America in Charlotte, North Carolina.

Restup bought the residence from Jennifer Hunt for $850,000 in September 2020.
