Homewood Suites Sale Tops $16M (Real Deals)

A 116-room hotel in downtown Little Rock weighed in at $16.16 million.

M2 Little Rock HW LLC, an affiliate of MCR Hotels in Dallas, purchased the Homewood Suites at 400 River Market Ave.

The seller is MHG Little Rock HM Ltd., an affiliate of McKibbon Hotel Group of Gainesville, Georgia.

MHG Little Rock bought the 1.07-acre site for $2.25 million in March 2014 from River Market South LLC, led by Jimmy Moses and Rett Tucker.

Convenient Purchases

A half-dozen convenience stores are under new ownership after a string of deals totaling $11.55 million.

Mapco Express Inc. of Brentwood, Tennessee, sold the projects to Casey’s Marketing Co. of Ankeny, Iowa. The six sales encompassed:

► A 4,582-SF store at 8101 Stagecoach Road in west Little Rock, $4.16 million. The 1.64-acre site was acquired for $700,000 in July 2013 from Miracle Clean Inc., led by Hank van Rossum.

► A 4,582-SF store at 8818 Kanis Road in west Little Rock, $3.15 million. The 1.24-acre location was assembled in May 2014 in deals with William Sutton, the Boyce R. Love Testamentary Trust and William L. Patton Family Ltd., $625,000; and JP Mortgage & Investments LLC, led by Danny Priest, $295,000.

► A 4,835-SF store at 3300 Springhill Drive in North Little Rock, $1.72 million. The 1.02-acre site was purchased for $925,000 in July 2013 from Metropolitan National Bank of Little Rock.

► A 4,755-SF store at 10340 state Hwy. 107 in Sherwood, $1.4 million. The 1.67-acre location was bought for $726,000 in May 2011 from Bear Paw LLC, led by Matt Chandler.

► A 2,310-SF store at 3401 JFK Blvd. in North Little Rock for $602,487. The 0.57-acre property was acquired for $416,000 in July 2007 from Williams Express Inc., led by Ike Mofford.

► A 2,803-SF store at 5420 W. 12th St. in Little Rock, $500,000. The 0.51-acre Little Rock property was assembled in three January 1989 deals with Veeda Matthews, $84,000; Anna Peters Jones and Helen Carlson, $55,000; and Linda Pyle, $50,000.

Butcher Shop

A 9,267-SF restaurant in west Little Rock changed hands in a $2 million deal.

Butcher Case LLC, led by Leslie Case, purchased The Butcher Shop at 10825 Hermitage Road. The seller is 10825 Hermitage LLC, led by Alvin Watkins.

The deal is financed with a five-year loan of $1.5 million from Encore Bank of Little Rock.

The 2.85-acre development was bought for $1.6 million in December 2011 from Day One Ltd., led by Dennis Day.

Acreage Acquisition

More than 234 acres in west Pulaski County tipped the scales at $1.65 million. Joel and Hollie Dickens acquired the land at the northwest corner of Raines and Sullivan roads from Mass LLC, led by Kevin McReynolds.

The deal is funded with a $1.3 million loan from Crockett National Bank of San Antonio. The property was purchased for $1.2 million in February 1989 from Samuel Gray.

Multifamily Sale

A 22-unit apartment complex in Jacksonville sold for $1.5 million. Jeremy Fortner bought Overview Apartments at 719 S. Redmond Road from TCB In-

vestments LLC, led by Jamie Hoffman.

The deal is backed with a five-year loan of $1.1 million from Citizens Bank of Batesville. TCB acquired the 0.91-acre development for $775,000 in January 2020 from DCLMW LLC, led by Dennis and Marsha Ward.

Office-Warehouse Buy

A 10,800-SF office-warehouse in Little Rock drew a $560,000 transaction.

DOAW Holdings LLC, led by Daniel and Natasha McElderry, purchased the 3100 W. 68th St. project from Conway’s Nabholz Real Estate Holdings LLC.

The deal is financed with a five-year loan of $576,000 from First National Bank of Paragould.

The 2-acre development was bought for $329,200 in April 2015 from Roy and Wendy Kumpe and Peter and Trudy Kumpe.

Office Purchase

A 4,635-SF office building in Little Rock rang up a $525,000 sale.

MacArthur Place LLC, led by Edward and James Haddock, acquired the 1001 McMath Ave. project. The seller is Paul Page Dwellings LLC, led by William Page Wilson.

The deal is funded with a 14-year loan of $440,000 from Central Bank of Little Rock. The 0.24-acre location was purchased for $55,000 in March 2006 from Joyce Sparks.

A 1.91-acre mobile home park in Sherwood is under new ownership after a $450,000 transaction.

Keisha Properties LLC, led by Jaimin Patel, bought the 3513 Hollmore Lane project. The seller is Bace Properties LLC, led by Eddie Johnson and Brent Hopkins.

The deal is backed with a five-year loan of $315,000 from First Arkansas Bank & Trust of Jacksonville.

Bace acquired the project from the Ola Mae Mullinax Revocable Trust for $210,000 in January 2010.

A pair of duplexes in west Little Rock sold for $209,500 each.

Arkansas Blue Bear LLC, led by Timothy and Suzanne Walters, acquired the 2019 and 2025 Wilson St. projects.

The seller is BRTT LLC, led by Theo-dore Bunting Jr. BRTT purchased the two 0.31-acre locations for $14,000 in January 2010 from Strong Properties & Investments LLC, led by Lee Strong.
