Hytrol Deal Helps Haag Brown Land ‘Big’ New Project

You may recall that Hytrol Conveyor Co. is building a warehouse and distribution center in the 187-acre Jonesboro E-Commerce Park, a $200 million-$250 million under-construction project by Haag Brown Commercial Real Estate Development. Haag Brown paid $1.9 million for the land.

Hytrol saying it would be the first tenant was a big deal in and of itself, but the company announcement generated a lead for the Jonesboro developer as well.

Principal Josh Brown told Whispers last week that two manufacturers in Poinsett County have since asked the firm to develop a similar project on 120 acres the manufacturers own there.

He hopes to announce more details, including the price tag, in September. “I don’t know what the number could be, but it’s going to be — it’ll be a big investment,” Brown said.

The firm aims to break ground by the end of the year for the endeavor, which it expects to take about three years.

The project will entail a warehousing and distribution center park focused on amenities like a walking trail system, retention pond, fountain and pavilion. While the industrial component will serve as an anchor, Brown said, there will be space for restaurants and retailers as well as residential and multifamily components to the project.

He added that Delta communities don’t have anything like this currently, and that it could be the largest non-steel project in the area’s history.
