Industrial Purchase Tops $4.3M (Real Deals)Lock Icon

Nearly 874 acres for a future expansion of the Little Rock Port Industrial Park tipped the scales at $4.35 million.

The city of Little Rock purchased the land from the Jack Tyler Family LLC. Most of the acreage is south of Harper Road between Frazier Pike and Pumpkin Patch Road.

To fund the deal, the seller provided a two-year mortgage of $3.3 million to the Little Rock Port Authority, led by Bryan Day.

The land was assembled as part of deals with the estate of John Collins, $32,000 in August 1966; Beatrice Cochran, $161,736 in June 1978; Forrest and Martha Brown, $48,000 in July 1978; Mary Ratcliffe, $72,000 in March 1986; Forrest and Nancy Brown, an undisclosed sum in January 1998; the heirs of Emma Stanley, an undisclosed sum in February 1998; and James Choate Jr., Catherine Myer and Charles Myer Jr., an undisclosed sum in May 1998.

Office Transaction

A 4,720-SF office building in west Little Rock weighed in at $1.1 million.

AG Investment Group LLC, led by Jimmy Batcheller, bought the 5020 Pride Valley Road project. The seller is Pride Valley LLC, led by Roger Coburn Jr.

Pride Valley acquired the 0.49-acre site for $160,000 in January 2020 from Chenal Storage Center LLC, led by Graham Smith.

The limited liability company purchased the land in July 2023 as part of a $612,000 deal with Peggy Robbins.

Argenta Parcel

A half-block piece of downtown North Little Rock rang up a $470,000 sale.

Riverwalk Properties LLC, led by Ryan Newcomb and Cope Gracy, acquired the former homesites on the west side of Olive Street between Bishop Lindsey Avenue and East Eighth Street.

The seller is East Argenta Land Holdings LLC, led by Roger Coburn Jr. The deal is financed with an 18-month loan of $382,206 from Central Bank of Little Rock.

The 0.96-acre parcel was assembled as part of deals with Phyllis Calvin, $60,000 in December 2019; Meyer Rentals LLC, led by Keith Meyer, $175,000 in May 2020; Susan Screeton, $50,000 in May 2020; The Mill LLC, originally led by Harold Tenenbaum, $541,920 in June 2020; and Dow Currier Jr., $128,000 in October 2021.

NLR Warehouse

A 14,176-SF warehouse in North Little Rock is under new ownership after a $300,000 deal.

Clifton Family LLLP, led by Norman Clifton, purchased the 3720 E. Broadway project from KMAD Holdings LLC, led by Keith Mooney.

KMAD Holdings bought the 1.7-acre development for $395,000 in July 2007 from H&K Properties, led by Tommy Horton and Larry Kremers.

The project was acquired for $128,000 in January 1986 from Roy E. Barker Produce Inc.

PV Residence

A 9,360-SF residence in west Little Rock’s Pleasant Valley neighborhood changed hands for $1 million in an intra-family transaction.

HAM House LLC, led by Patrick Schueck, bought the house from the Margaret C. Schueck Marital Trust.

The 2.2-acre site was cleared for the residence after a tear-down of two houses: the original Schueck home, acquired for $260,000 in July 1981 from J.L. Means Jr. and his wife, Margie; and the 7,735-SF former home of Dallas Cowboys owner Jerry Jones and his wife, Gene, purchased for $550,000 in May 1999 from Charlotte Jones Anderson and her husband, Shy.

Ensbury Place

A 4,197-SF home in west Little Rock’s Ensbury Place neighborhood sold for $914,500.

Valencia Ottsy-Walker acquired the house from Taylor and Rebecca Hale.

The Hales bought the residence for $675,000 in April 2021 from Alexander and Hope Hood.

Forest Heights Place

A 3,006-SF home in Little Rock’s Forest Heights Place neighborhood drew an $875,000 transaction.

The Alan & Anne Tedford Revocable Trust purchased the house from William Tedford Jr. and his wife, Patricia.

The Tedfords acquired the property for $32,000 in August 1966 from the estate of John Collins.

Cammack Woods

A 3,066-SF home in Cammack Village rang up a $799,900 sale.

Daniel Supica and Viktoriya Tulchinskaya bought the house from the Stephen & Gayelynne Craig Trust.

The deal is backed with a 30-year loan of $639,920 from Arvest Bank of Fayetteville.

The 0.16-acre property was purchased for $160,000 in June 2020 from Christopher and Elizabeth Cameron.

Pine Manor

A 3,135-SF home in Little Rock’s Pine Manor neighborhood is under new ownership after a $720,000 transaction.

Matthew Eggenberger and Mary Kathryn Allison acquired the house from Blakely Adams and Brandon Adams.

The deal is funded with a 30-year loan of $576,000 from First Security Bank of Searcy.

The residence was bought for $615,000 in August 2020 from James and Miriam Gary.

Corlay Court

A 2,949-SF home in west Little Rock’s Corlay Court neighborhood changed hands in a $665,000 deal.

Darryl Johnson and April Stussy purchased the house from Jill Pryor. The deal is financed with a 30-year loan of $415,000 from Fairway Independent Mortgage Corp. of Carrollton, Texas.

Pryor acquired the residence for $624,900 in August 2023 from Riverwalk Homes LLC, led by Cope Gracy and Ryan Newcomb.

Ridge Residence

A 3,656-SF west Pulaski County home near Pinnacle Mountain State Park sold for $650,000.

Michael Bell bought the house from Mark and Jari Davis. The deal is backed with a 30-year loan of $615,000 from Highlands Residential Mortgage Ltd. of Allen, Texas.

The Davis family purchased the residence for $380,000 in November 2007 from Kathleen Fairweather.

Heights Home

Kevin and Vicki Scanlon paid the Brad & Kathy Workman Joint Revocable Trust $2.2 million for a 4,352-SF home in the Heights area of Little Rock.

The trust acquired the tear-down residence for $815,000 from Douglas Jackson Jr. and his wife, Elizabeth.
