Jacksonville Plaza Sells In $5.4M Transaction (Real Deals)Lock Icon

A 33,668-SF retail center in Jacksonville weighed in at $5.4 million.

MRP Jacksonville Arkansas LLC, an affiliate of Midwest Retail Properties of St. Louis, bought Jacksonville Plaza at 2070 John Harden Drive.

The sellers are The Irrevocable Doyle W. Rogers Sr. & Josephine Raye Rogers Trust, $1.8 million; Charles Troutman and Jodie Grisham, $1.35 million each; and Tommy J. Lasiter Family Ltd., $900,000.

The deal is financed with a five-year loan of $4.3 million from Chambers Bank of Danville. The 2.92-acre site was acquired in August 2001 as part of a $502,000 deal with Charles and Toby Troutman.

Stifft Station Buy
A 7,975-SF commercial project tipped the scales at $1.61 million.

Stifft Station Partners, led by Nikolai Fisken, Tony Karklins, Theodore Karklins, Barry Kinyon and Hunter East, sold its namesake property at 1001 Kavanaugh Blvd. and 3016 W. Markham St. The buyer is Off the Front LLC, an affiliate of Little Rock’s HIA Velo high-end biking venture.

The deal is backed with a three-year loan of $1.7 million from BancorpSouth Bank of Tupelo, Mississippi. The 0.48-acre development previously was linked with an April 2014 mortgage of $1.3 million held by Capital Bank of Little Rock.

The property was assembled in four deals totaling $910,000.

The sellers were Noki Inc., led by Duane and Sharon Dewey, $400,000 in August 2008; Jerry and Melanie Meyer, $350,000 in March 2007; T. Wayne Properties LLC, led by Tylan Davis, $158,000; and T.E. Cox II, $2,000 in June 2008.

Multifamily Purchase
Four small apartment buildings in west Little Rock changed hands in an $800,000 transaction.

WLM Landscape & Sprinkler Services Inc., led by Curtis Walker, purchased 16 units at 1706 and 1720 Sanford Drive and 12 and 15 Meredith Court. The seller is Forward Properties LLC, led by Andrew Adkins.

The deal is funded with a $680,000 loan from Capital Bank and a $120,000 mortgage carried by Forward Properties.

The combined 1.05-acre developments previously were tied to a November 2016 mortgage of $710,000 held by Gateway Bank of Rison (Cleveland County).

The projects were bought in March 2005 as part of a $1.1 million deal with Sanford Investments LLC and Meredith Properties LLC, both led by Edwin Harpole Jr.

Warehouse Land
Ownership of a west Little Rock warehouse project is in motion after a $623,776 land deal.

Colonel Glenn Storage Center LLC, led by Russell Hall, acquired the 3.58-acre site near the southeast corner of Shackleford and Col. Glenn roads.

The seller is CG-Shack Properties LLC, led by Stephen LaFrance Jr. The deal is financed with a five-year loan of $1.2 million from First Security Bank of Searcy.

The property was purchased in November 2009 as part of a $4.6 million deal with Shackleford & Colonel Glenn LLC, led by Gene Cauley.

Acreage Acquisition
Undeveloped land in southwest Little Rock is under new ownership after a $415,193 sale.

Town Creek LLC, led by Rick Ferguson, bought 121.7 acres near the southwest corner of Mann Road and Wilderness Road. The seller is Mann Road Property Joint Venture, led by James Kincannon and Rick Ashley.

The deal is backed with a nine-month loan of $249,000 from Malvern National Bank.

The joint venture acquired the land for $177,000 in December 1989 from John Kincannon.

Heights Home I
A 4,554-SF home near the Country Club of Little Rock tipped the scales at $1 million.

The 317 Property Trust, led by John Stephens, purchased the house from Susan Woodyard.

The residence previously was linked with a May 2009 mortgage of $203,600 held by The Mortgage Bank of Arkansas in Little Rock.

The property was assembled in two deals totaling $400,000. The sellers were David and Pam McKelvey, $300,000 in September 1983; and Susan and Jay Brainard and Mary and Robert Dudley, $100,000 in January 2000.

Orle Abode
A 5,200-SF home in the Orle neighborhood of west Little Rock’s Chenal Valley development sold for $897,870.

William and Crystal Zihala acquired the house from Randy James Construction Co.

The deal is funded with a $718,296 loan from First Service Bank of Greenbrier. The residence previously was tied to a March 2016 mortgage of $500,000 from Arvest Bank of Fayetteville.

The site was purchased for $152,000 17 months ago from Deltic Timber Corp. of El Dorado.

Heights Home II
A 3,514-SF home in Little Rock’s Country Club Heights neighborhood drew an $835,000 transaction.

John and Allyson Dean bought the house from Thomas and Anna Dickinson.

The deal is financed with a 30-year loan of $584,500 from U.S. Bank of Cincinnati.

The residence previously was linked with a May 2013 mortgage of $280,000 held by Regions Bank of Birmingham, Alabama. The Dickinsons acquired the property for $410,000 in October 2009 from Jim and Carolyn Spradley.

Estates Sale
A 5,513-SF home in west Little Rock’s Chenal West Estates neighborhood rang up a $685,000 sale.

Rhonda Gentry purchased the 5-acre spread from the Johnny Vann Pattillo & Frances Marie Pattillo Living Trust.

The deal is backed with a one-year loan of $693,450 from Riverside Bank of Sparkman (Dallas County).

The location was bought for $70,000 in May 1998 from Chenal West Developers Inc., led by Curtis Thomas.

PV Residence
A 5,735-SF home in west Little Rock’s Pleasant Valley neighborhood is under new ownership after a $640,000 deal.

Aaron and Ashlin Spann acquired the house from Thomas and Sarah Jones. The deal is funded with a 30-year loan of $512,000 from Bank of England.

The residence previously was tied to a March 2014 mortgage of $600,000 held by Morgan Stanley Private Bank of Purchase, New York.

The Joneses purchased the property for $600,000 more than three years ago from Hill Revocable Trust 1, led by Cheryl Talkington.

Woodlands House
A 3,811-SF home in the Woodlands Edge neighborhood of west Little Rock changed hands in a $571,650 sale.

Joseph Hackler and Maxine Lucas bought the house from Wilson Co., led by Janet Dillon. The deal is financed with a 25-year loan of $571,560 from Regions Bank.

The site was acquired for $74,000 in February 2016 from Rocket Properties LLC, led by Ron Tyne and Lisenne Rockefeller.

Courts Residence
A 5,206-SF home in The Courts neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $500,000 deal.

Victor Davis purchased the house from Kevin and Judith Forte. The deal is backed with a 20-year loan of $400,000 from Eagle Bank & Trust of Little Rock.

The residence previously was linked with a June 2014 mortgage of $417,000 held by Delta Trust & Mortgage Inc. of Little Rock.

The Fortes bought the property for $550,000 more than three years ago from Patrick and Dina Ifrah.
