A 172-unit complex in North Little Rock is under new ownership after a $6.08 million foreclosure sale.

RSS MSCI2016-UBS 12-AR PAG LLC, an affiliate of Miami’s Rialto Capital Management, recovered Jefferson Manor Apartments at 2600 John Ashley Drive from PF Jefferson Manor LLC of Brooklyn, New York.

PF Jefferson Manor bought the 9.83-acre development for $4.8 million in July 2014 from Jefferson Ashley Ltd., led by Gregory Mays.

The site was purchased for $90,000 in June 1970 from Fen-Ash Associates Inc., led by C.B. Fendley and J.D. Ashley.

Downtown Apartments

A 16-unit apartment project in downtown Little Rock tipped the scales at $2.44 million.

Vetter Investment Properties LLC, led by Robert Vogel Jr., acquired South Village Apartments at Quapaw at 1301 Louisiana St. The seller is South Village at Soma LLC, led by Jill Judy and Mark Brown.

South Village purchased the 0.46-acre development for $1.9 million in July 2020 from Stewart Real Estate Development LLC, led by Charles Stewart.

Stewart Real Estate bought the site for $39,000 in November 2012 from Christina Basham.

Homestead Investment

Six small rental houses near the Little Rock Air Force Base drew an $810,000 transaction.

Maddox Homestead LLC, led by Michael Cournoyer, purchased the 2.28-acre development on the south side of West Maddox Road, 0.2 miles west of Centennial Road.

The seller is Massey Homes Inc., led by Massey Bates Jr.

Massey Homes acquired the land for $54,000 in November 2022 from Courtney and Hannah Stevenson.

Warehouse Acquisition I

An 11,700-SF warehouse in south Pulaski County sold for $660,000.

HSMB LLC, led by William Haynes, Trevor, Cady and Brandon Stone, Justin and Austin Morgan and Jeffrey and Christian Bienvenu, bought the 15223 Ironton Road project.

The seller is Multi State Electric Co., led by Linda Kay Johnson. The deal is funded with a 25-year loan of $561,000 from First State Bank of Lonoke.

Multi State Electric purchased the 14.23-acre property for $56,000 in November 1985 from Carthel and Mary Ann Hodges.

Office-Warehouse Buy

A 2,240-SF office-warehouse in northwest Pulaski County changed hands in a $465,000 deal.

Biggs Excavation & Land Management LLC, led by Waylon Biggs, acquired the 14210 Clinton Road project from Steven Bear.

The deal is backed with a two-year loan of $378,750 from First Service Bank of Greenbrier.

Bear bought the 3.59-acre property for $30,000 in February 2006 from Toby Sarna.

Multifamily Sale

An eight-unit apartment project in North Little Rock rang up a $300,000 sale.

Martin & Co. Real Estate LLC, led by Josh Martin, purchased the 3021 Parkway Drive project from CCG Properties LLC, led by Chad and Cortney Golden.

The deal is financed with a five-year loan of $350,000 from Central Bank of Little Rock.

CCG Properties acquired the 0.47-acre development for $185,000 in January 2015 from Koerdt Properties LLC, led by Lawrence Koerdt.

Warehouse Acquisition II

A 3,200-SF warehouse in downtown North Little Rock is under new ownership after a $150,000 deal.

Clifton Family LLLP, led by Norman Clifton, bought the 1609 E. Fourth St. project from Arkansas Acoustical & Drywall Inc., led by Brad Holt.

The corporation assembled the 0.26-acre property in deals with James and Myrna Glover, $50,000 in March 1996; and Parcel Strategies LLC, led by Stephen Whitwell, an unrecorded sum in September.

Country Club Heights

A 4,058-SF home in Little Rock’s Country Club Heights neighborhood weighed in at $1.45 million.

John and Pamela Morton purchased the house from John and Nealy Wells.

The Wells family acquired the residence for $940,000 in June 2016 from the PMC Revocable Trust, led by Stacie Clyburn.

The trust bought the property for $685,000 in January 2012 from the Harris Joint Revocable Trust, led by William and Judith Harris.

Mereville Place

A 3,686-SF home in west Little Rock’s Mereville Place neighborhood drew a $974,000 transaction.

The Goodlow Family Living Trust, led by Donald Goodlow Jr. and his wife, Joann, acquired the house from Hartness Construction Co., led by Brenda Hartness. The deal is funded with a 30-year loan of $500,000 from Encore Bank of Little Rock.

Hartness Construction purchased the 0.23-acre site for $147,000 in June 2023 from PotlatchDeltic Real Estate LLC.

PV Residence

A 3,914-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $934,900.

The Mary Jo Scott Revocable Trust bought the house from David and Nan Black.

The Blacks purchased the residence for $650,000 in October 2019 from the Betsy Dietz Living Trust.

Dietz acquired the property for $550,000 in April 2006 from Stanley and Catherine Payne.

Deauville Place

A 4,825-SF home in west Little Rock’s Deauville Place neighborhood changed hands in a $915,000 deal.

Adam Watkins and Morgan Tripod purchased the house from Julianne Purdy and Milton Ruiz.

The deal is backed with a 30-year loan of $869,250 from Arvest Bank of Fayetteville.

Purdy and Ruiz bought the residence for $769,900 in June 2019 from Rebecca Finney.

River Club

The Clay & Lynn Gilliland Family Trust paid the Rodney A. Thomason Revocable Trust $2.6 million for its 5,286-SF house in the River Club neighborhood near the northwestern edge of Little Rock.

The trust acquired the 4.43-acre residential spread for $1.2 million in February 2019 from Brian and Paige Batcher.
