A Texas development company has purchased a 3-acre property at the District at Midtown in Little Rock with plans for a rehabilitation hospital, according to public documents.
Little Rock Rehab Real Estate Investors LLC, led by Deno Maggi of Cross Development of Carrollton, Texas, bought the property at Interstate 630 and University Avenue for $4.27 million from Little Rock Midtown LP.
Simmons Bank of Pine Bluff issued a five-year, $30 million construction mortgage that includes a lease to Nobis Rehabilitation Holdings of Texas.
Nobis owns and manages 10 other rehabilitation hospitals across the country. The company’s services include rehabilitation from stroke, spinal cord injury, brain injury, neurological disorders and complex medical issues, according to the company website.
Little Rock Midtown LP, led by Brent Wille, bought the property in 2016 as part of a $44 million purchase.
Econo Lodge
The Arkansas Highway Commission paid $2.3 million for a 0.92-acre property at 9101 Mabelvale Pike. The site is home to a 33-unit, 17,802-SF Econo Lodge hotel.
The commission bought the property from Shantikrupa LLC, led by Dipikaben Patel, Ketankumar Patel and Sajan Patel. Shantikrupa bought the property from Ran Hospitality Inc., led by Mukesh Patel, for $1.43 million in 2021.
The property is located across from the Arkansas Department of Transportation’s headquarters near Interstate 30 and Baseline Road. Department spokesman Dave Parker said the agency will convert the property to office space while the headquarters building is renovated.
Kanis Commercial
Saaki 5 LLC, led by Nooruddin Bhamani, recently paid $2.2 million for three parcels totaling 5.11 acres along Kanis Road in west Little Rock.
The company bought a 1.5-acre property at Kanis Road and Atkins Road from KMorris LLC, led by Keith Morris, for $800,000; a 1.47-acre property on the southeast corner of Kanis Road and Gamble Road from H&M Realty Co., led by Stanley T. Hastings Sr., for $700,000; and a 2.14-acre parcel on the southwest corner of Kanis Road and Gamble Road from H&M Realty for $700,000.
First Service Bank of Greenbrier provided Saaki 5 with a five-year mortgage of $525,000.
Argenta Hotel
NLR Broadway Hotel LLC, led by Umang Patel, purchased a 0.92-acre property near Simmons Bank Arena for $1.06 million with plans for an Aloft Hotel.
The site is the future home of the 90-room hotel that will be part of the $25 million Arena District development. The area will include a 31,000-SF conference center and the new home of Willy D’s Rock & Roll Piano Bar.
Patel is the president of Conway Management Inc., which manages eight other Arkansas hotels. The Aloft Hotel is set to open in 2026.
NLR Broadway Hotel LLC purchased the property at Broadway and Poplar streets from Broadway Street LLC, led by Steve Bauman. Broadway Street LLC acquired the property from James Bros. Partnership, led by Charles Fowler and Floyd Raney, for $1.42 million in 2006.
Shell Superstop
Samsan Property Holding 1 LLC, led by Sameer Surani, paid $875,000 for a .64-acre property at 14508 Hwy. 107 in Sherwood.
The company bought the Shell Superstop property from Coulson Oil Company Inc., led by Beth Coulson, which acquired it on the same day in November for $300,000. Coulson Oil Company acquired the property from Coulson Oil Properties Ltd., also led by Beth Coulson.
First Community Bank of Batesville provided Samsan Property Holding 1 with two three-year mortgages totaling $696,529.
Healing Properties
Healing Properties LLC, led by Dr. Devin Sessions, paid $860,000 for the 23,522-SF office building at 5 Office Park Drive in west Little Rock.
Eagle Bank & Trust Co. of Little Rock issued a five-year, $1.9 million mortgage.
Healing Properties bought the property from Wilmslow Group LLC, led by Chunyang Fan. Wilmslow Group acquired it in November 2024 from George B. Moreland III for $755,000.
Deauville Place
WG Arkansas LLC, led by Don Eilbott, paid $1.84 million for a 5,785-SF house in the Deauville Place neighborhood in Chenal Valley in west Little Rock.
Eilbott bought the 0.38-acre property from Douglas and Camille Braswell, who had bought the property for $150,000 in April 2011.
Riverview Point
Greyson Skokos paid $1.4 million for a 4,675-SF house in the Riverview Point neighborhood of west Little Rock near Cantrell Road and Interstate 430.
Goldman Sachs Bank USA of New York issued a 30-year, $1.1 million mortgage.
Skokos bought the 1.63-acre property from Harvey Beech, who acquired it for $1.55 million in December 2021 from Scott Hogan.
Abington Court
Thomas and Morgan Inman paid $1.02 million for a house in the Abington Court neighborhood in west Little Rock’s Chenal Valley.
The Inmans bought the 0.27-acre property from Jim Pace Homes LLC, led by James Pace. Arvest Bank of Fayetteville provided a 30-year mortgage of $922,500.
Pace acquired the property for $146,000 in November 2024, and permits show more than $777,500 of construction value at the site.
Avignon Court
Alistair and Christy Dunstan purchased a 4,245-SF home in the Avignon Court neighborhood of Little Rock’s Chenal Valley for $1 million.
Bank of Little Rock Mortgage Corp. issued a 30-year mortgage of $500,000.
The Dunstans bought the 0.25-acre property from the Janis Miller Living Trust, which acquired interest in it in a $500,000 sale in June 1998.
