Landers Dealership Properties Add Up to $17.8M (Real Deals)

The sale of auto properties in west Little Rock weighed in at a combined $17.8 million.

LL Ark Properties LLC of St. Louis Park, Minnesota, purchased the 10.29-acre Steve Landers Chrysler Dodge Jeep Ram dealership at 401 Col. Glenn Plaza Loop for $12.55 million.

The limited liability company also acquired an adjoining 5.07-acre part of the project for $5.33 million.

CDJ Land LLC, led by Steve Landers, sold both properties. The dual deals were financed as part of a seven-year loan of $31 million from Wells Fargo Bank of Sioux Falls, South Dakota.

The properties previously helped secure a January 2014 mortgage of $14 million held by Regions Bank of Birmingham, Alabama.

The land was bought in May 2006 as part of a $2.95 million deal with HCA Health Services of Midwest Inc. of Nashville, Tennessee.

Aviation Asset

The sale of a 44,337-SF hangar at Clinton National Airport tipped the scales at more than $8.2 million.

The Stephens Group LLC, led by siblings Witt Stephens Jr. and Elizabeth Stephens Campbell, acquired the project at 2101 Bond Ave. from Supermarine of Little Rock LLC of Santa Monica, California.

The 2.7-acre site, owned by the Little Rock Airport Commission, now is subleased from Truman Arnold Cos. of Texarkana, Texas.

The venture owns TAC Air, which provides fuel and other services for general aviation at 14 airports across the country.

Supermarine opened operations on the property after purchasing the leasehold interests of Omni Air of Tulsa in 2006.

Goodwill Purchase

A former USA Drug project in west Little Rock is under new ownership after a $1.95 million sale.

Goodwill Industries of Arkansas Inc., led by Brian Itzkowitz, bought the 13,920-SF store at 16924 Cantrell Road. The seller is Stamja LP-AR Properties LLC, led by Jason LaFrance.

The deal is backed with a 10-year loan of $1.56 million from IberiaBank of Lafayette, Louisiana.

The 1.67-acre site was acquired for $1.02 million in May 2004 from Arvest Bank of Fayetteville.

Dollar Deal

A Family Dollar store in downtown North Little Rock changed hands in a $1.35 million transaction.

ARC FD34PCK001 LLC of Jenkintown, Pennsylvania, purchased the 715 E. Broadway project from WF-FD Master Lease II LLC of Charlotte, North Carolina.

The 0.83-acre site was bought for $350,000 in April 2013 from Robert L. Davis Investment Co. I.

Hagewood Buy

An 8,875-SF commercial building in Sherwood sold for $650,000.

Hagewood Properties LLC, led by Brian and Donna Hagewood, acquired the 8713 Warden Road project. The seller is Decorator Homes Inc., led by Jack Wilson.

The deal is funded with a three-year loan of $520,000 from First Security Bank of Searcy. The 1.07-acre development previously was tied to a March 2008 mortgage of $493,000 held by First Community Bank of Cabot.

The location was assembled in two deals totaling $62,000. The sellers were Ely and Lillie Mitchell, $35,000 in February 1980; and Lillie Mitchell Davis and her husband, Warren, $27,000 in November 2006.

Residential Recovery

Eleven residential lots and a 2,018-SF house rang up a $300,300 foreclosure sale.

One Bank & Trust of Little Rock recovered the property in the Kanis Village neighborhood from Martinez & Associates, led by J. Matilde Martinez.

The house at 7925 Kanis Oaks Drive and the lots previously were secured with a September 2012 mortgage of $150,366 and a March 2013 mortgage of $146,600 held by One Bank.

The property was acquired in July 2008 as part of a $554,000 deal with MDH Builders, led by Mike Hill.

Historic Transaction

A historic home-turned-office-building in downtown Little Rock drew a $280,000 transaction. TM Leasing LLC, led by John and Brandy Collins, purchased the 114-year-old Joseph M. Frank House at 912 W. Fourth St. from the Walter Allen Murray Revocable Trust.

The deal is financed with a five-year loan of $238,000 from IberiaBank.

Murray bought the 0.26-acre development for $80,000 in May 1984 from Clem and Angela Mathis.

Hillcrest Acquisition

A 1,924-SF commercial building in the Hillcrest area of Little Rock changed hands in a $240,000 sale.

Barnett Briggs Jr. and Diane Wilder acquired the 5617 Kavanaugh Blvd. project from Harris Family Co. LLC, led by Bolton Harris II.

The Harris family purchased the property for $45,000 in October 1980 from Toby Polos and Morris Byrns.

Triumphant Sale

An 18,614-SF warehouse in southwest Little Rock is under new ownership after a $170,000 transaction.

Clifton Family LLLP, led by Norman Clifton, bought the 9222 Interstate 30 project from Triumphant Deliverance Fellowship International.

The 3.55-acre development previously helped secure an October 2006 mortgage of $350,000 loan originated by North Little Rock’s National Bank of Arkansas.

The church acquired the property more than eight years ago as part of a $350,000 deal with Davy and Mary Pierce.

River Run Abode

A 3,279-SF home in Maumelle’s River Run neighborhood rang up a $730,000 sale. Peter Jensen and Judy Tiesel purchased the house from Marc and Melissa Yelenich.

The deal is backed with a 15-year loan of $580,000 from IberiaBank Mortgage

Co. of Little Rock. The residence previously was linked with a December 2010 mortgage of $387,000 held by First Security Bank.

The Yelenich family bought the property for $595,000 in November 2005 from Charles Cook Jr. and his wife, Carole.

Heights Home

A 3,229-SF home in the Heights area of Little Rock sold for $680,000.

Russell and Emily Roberson acquired the house from Charles and Elizabeth Porter. The deal is funded with a 30-year loan of $612,000 from Morgan Stanley Private Bank of Mount Laurel, New Jersey.

The residence previously was tied to a July 2012 mortgage of $65,000 from IberiaBank and a November 2012 mortgage of $348,000 originated by Metropolitan National Bank of Little Rock.

The Porters purchased the property for $256,000 in February 2010 from Beverly McCabe.

Forest Heights House

A 2,165-SF home Little Rock’s Forest Heights Place neighborhood drew a $665,000 sale.

Robert and Lindsay Coon bought the house from Christopher and Christy Milligan.

The deal is financed with a 30-year loan of $417,000 and $57,500 from Bank of Little Rock Mortgage Corp.

The residence previously was linked with a June 2013 mortgage of $330,000 held by Arvest Mortgage Co. of Lowell and a June 2013 mortgage of $100,000 held by Bank of Little Rock.

The Milligans acquired the property for $375,000 in May 2008 from James Johnson III and his wife, Suzanne.

High-Rise Condo

A 13th-floor condo in downtown Little Rock’s River Market Tower changed hands in a $685,000 transaction.

Magalene Hogan and Donald Pfeifer purchased the 2,379-SF unit at 315 Rock St.

The seller is Trinity Properties & Investments II LLC, led by Doug Falls.

The deal is backed with a 30-year loan of $225,000 from Regions Bank.

The property previously was tied to a May 2011 mortgage of $655,049 originated by Jonesboro’s Liberty Bank of Arkansas.

Trinity Properties bought the property for $769,000 in August 2009 from River Market Tower LLC, led by Jimmy Moses and Rett Tucker.

River Ridge Residence

A 5,028-SF home in Little Rock’s River Ridge Manor neighborhood is under new ownership after a $545,000 sale.

Mark Smalling and Carrie Whiteside acquired the house from Charles and Lauren Burke.

The deal is funded with a one-year loan of $545,000 from Bank of Little Rock. The residence previously was linked with an October 2011 mortgage of $409,500 held by Wells Fargo Bank.

The Burkes purchased the property for $650,000 in June 2005 from Teresa Roach.

Lamarche Property

A 4,753-SF home in the Lamarche Place neighborhood of west Little Rock’s Chenal Valley development rang up a $527,000 deal.

John Jennings III and his wife, Jill, bought the house from the Mizell Living Trust, led by Jason and Jolie Mizell.

The deal is financed with an $83,650 loan from Riverside Bank of Sparkman (Dallas County).

The residence previously was tied to a November 2010 mortgage of $408,800 held by One Bank.

The Mizells acquired the property for $508,000 in June 2010 from Carolyn Cress-English and her husband, Steve.
