Landmark Acquisition Tops $38M Mark (Real Deals)Lock Icon

A 176-unit piece of a west Little Rock apartment project tipped the scales at $38.93 million.

Landmark Apartments II LLC, led by Sam Alley, sold phase 2 of its namesake complex at 1600 Rushmore Ave. to a group of 17 limited liability companies. The buyers are affiliates of Canyon View Capital in Santa Cruz, California.

The new ownership group assumed a December 2021 mortgage of $23.5 million held by Simmons Bank of Pine Bluff.

The 8.34-acre site was acquired in December 2012 as part of a $610,000 deal with Jonesboro’s Liberty Bank of Arkansas.

Zaxby’s Purchase

A 3,552-SF eatery in west Little Rock weighed in at $2.77 million.

Majzoub Family Ltd. of Joplin, Missouri, bought the Zaxby’s at 10601 Kanis Road from Oklahoma DND Group LLC, an affiliate of Deuce Restaurant Group of Mission Viejo, California.

Oklahoma DND acquired the 1.23-acre development for $1.6 million in November 2023 from Quapaw Properties III LLC, an affiliate of
ETRG Investments in Milledgeville, Georgia.

Quapaw Properties III purchased the location for $597,879 in March 2017 from Akshar 8 LLC, led by Dr. Shailesh Vora.

Textbook Transaction

A 35,961-SF office-warehouse in Little Rock changed hands in a $1.72 million deal.

GT Distribution Capital LLC, an affiliate of Little Rock’s GoTextbooks, acquired the 7511 Scott Hamilton Drive project.

The sellers are 7511 Scott Hamilton LLC, led by Isaac Smith, and 16600 CP Properties LLC, led by Kevin Huchingson.

The deal is funded with a 30-year funding agreement of $15.6 million with PBCIF Sub-CDE 13 LLC of Mendenhall, Mississippi, and LGEF Sub-CED 13 LLC of Springfield, Missouri.

The 3.92-acre development was bought for $1 million in October 2018 from RDG Exchange Holdings LLC, led by Richard Gray.

Crossland Acquisition

A 7.11-acre parcel in southwest Little Rock sold for $500,000.

Crossland Holdings III LLC, an affiliate of Crossland Construction Co. of Columbus, Kansas, purchased the land at the east end of Otter Creek Road South from Persons Holdings LLC of Poplar Bluff, Missouri.

Persons Holdings bought the land for $452,775 in November 2021 from Stribling Equipment LLC of Richland, Mississippi. Stribling acquired the property in October 2012 as part of a $3.85 million deal with Alawest-Al LLC of Northport, Alabama.

Oil Change Buy

A 1,600-SF auto service project  in southwest Little Rock is under new ownership after a $255,000 deal.

Luis Torres and Mirna Cucul bought the Quality Oil Change at 5900 Baseline Road from Ben and Joanne Rush.

The 0.24-acre development was purchased for $85,000 in May 2000 from the Vining Family Trust, led by Donald and Peggy Sue Vining.

Liquor Land

A 14.95-acre parcel in north Pulaski County rang up a $199,000 sale.

JK Liquor Investment LLC, led by Jagtar Singh, acquired the land at the northeast corner of Highways 89 and 107 from the Taylor Living Trust, led by Tony and Annette Taylor.

The Taylors bought the land for $62,000 in February 2011 from Harvey and Vivian Fritts.

Miramar Place

A 3,771-SF home in west Little Rock’s Miramar Place neighborhood drew a $741,000 transaction.

The Richard M. Roessler Trust purchased the house from the Manoj Kumar & Geeta Devi Trust.

The residence was acquired for $495,328 in February 2014 from Dillon Group Inc., led by Janet Dillon.

Heights Abode

A 3,318-SF home near the Country Club of Little Rock changed hands in a $700,000 deal.

Jason and Lauren Jenkins bought the house from the MW Living Trust, led by Megan Elizabeth Wooster.

The deal is backed with a 30-year loan of $665,000 from Encore Bank of Little Rock.

The trust purchased the residence for $620,000 in November 2016 from Gregg and Paige Day.

Condo Home

A 10th-floor residence in downtown Little Rock sold for $600,000. The Judy A. Busbey Revocable Trust acquired the 1,158-SF condo in The Residences at Building 5 from Jean Rolfs.

Rolfs purchased the space for $353,000 in July 2007 from Arkansas Riverview Development LLC, led by Brad Canada.

The former office building was bought for $950,000 in April 2004 from the Arkansas Bar Foundation, led by Ronald Harrison.

Starbucks Purchase

Two Los Angeles trusts, the Dean G. Cecere IRR Trust and the Cecere Trust, paid $2.15 million for the 2,200-SF Starbucks at 13820 David O. Dodd Road in west Little Rock.

Crain Investments Ltd., led by Larry Crain Jr., purchased the 0.65-acre development for $2.3 million in July 2022 from Colonel Bowman LLC, led by Edward Bailey and Jared Coleman.
