Landmark Apartments LLC, led by Haitham Alley, sold the first phase of its namesake project at 16000 Rushmore Ave. The buyer is a group of 17 limited liability companies, affiliates of Canyon View Capital in Santa Cruz, California.
The deal is backed with a three-year loan of $24.1 million from California’s Santa Cruz County Bank.
The 13.56-acre site was purchased for $601,000 in December 2012 from Jonesboro’s Liberty Bank of Arkansas.
Business Park
An 89,210-SF mixed-use commercial project in west Little Rock weighed in at $3.5 million.
Little Rock U Storage LLC, led by Rory Thompson, bought the 1200 John Barrow Road project from I-630 Business Park LLC, led by Leslye Shellam; TSP AZ LLC, led by Scott Proctor; and NRG Investments LLC, led by Nora Gamewell.
The 5.36-acre development is helping secure a three-year loan of $6.3 million from First Arkansas Bank & Trust of Jacksonville.
The project was acquired for $2.3 million in August 2000 from PS Business Parks Ltd. of Glendale, California.
Heights Corner
A 7,118-SF retail project in the Heights area of Little Rock sold for $1.75 million.
5701 Kavanaugh LLC, led by Merritt Dake, purchased the Heights Corner Market Building at 5018 Kavanaugh Blvd. The seller is Country Club Station Realty Co., led by Leslye Shellam.
The deal is financed with a 30-year loan of $1.1 million from Oakstar Bank of Springfield, Missouri.
Ownership of the 0.36-acre development was consolidated in two September 1972 deals with the J.D. Walthour Trust, $62,000; and George and Sherry Worthen, $40,000.
Bale Land
A 4.86-acre parcel in west Little Rock changed hands in a $1.41 million deal.
HEB Land Co. LLC, led by Hunter Bale, acquired the property at the northwest corner of Col. Glenn and Shackleford roads.
The seller is the Professional Property Co. LLC Profit Sharing Plan, led by Sam Winstead.
The seller provided a one-year mortgage of $1.2 million to fund the deal.
Professional Property purchased the land for nearly $1.1 million in February from the Dorothy M. Toll Exempt Share No. 1 QTIP Trust and Toll Corp., both led by Kathy Toll Watson.
Most of the land was assembled in two deals totaling $320,000. The sellers were Doris Simmons, $120,000 in December 1986; and Sally Holmes, $200,000 in January 1996.
Epoch Transaction
A 10,030-SF church in downtown Little Rock drew a $1 million transaction.
Natural State Recovery Centers LLC, led by Joseph Upton, Grant Gordy and Christopher Dickie, bought the 924 Main St. property from Epoch Church.
The deal is backed with a 26-month loan of $886,800 from First Service Bank of Greenbrier.
Epoch acquired the 0.48-acre development for $880,000 in June 2015 from McWilliams Family Ltd. No. 1 LLC, led by Michael McWilliams.
Joe’s Grocery
A 3,000-SF grocery store in west Little Rock sold for $550,000.
Joe Rickeys Enterprise LLC, led by Rickey Evans Sr., purchased Joe’s Grocery & Deli at 12223 Col. Glenn Road from the Yousef & Sana Alley Family Living Trust.
In turn, Joe Rickeys sold the 0.52-acre development for $650,000 to Eileen LLC, led by Akbar Perani.
The deal is financed with a $520,000 loan from Centennial Bank of Conway.
Yousef Alley bought sole ownership of the property for $146,000 in November 2019 from Nader Alley.
Stifft Station Sale
A 3,235-SF mixed-use storefront in the Hillcrest area of Little Rock is under new ownership after a $330,000 deal.
HAT Properties LLC, led by James Hoffman and Brian Teeter, acquired the home of Stifft Station Gifts & Sundries at 3009 W. Markham St.
The seller is Bijou Booth LLC, led by Cindi Booth. The deal is funded with a five-year loan of $272,000 from Citizens Bank of Batesville.
Bijou Booth purchased the 0.1-acre development for $175,000 in September 2014 from Jason Roberts.
Diesel Development
A 4.97-acre commercial parcel in northeast Pulaski County sold for $175,000.
Danny’s Diesel Repair LLC, led by Danny Bridges, bought the land on T.P. White Drive from JADD White Properties LLC of Tulsa.
The property was assembled as part of two deals with Helen Price: $10,000 in November 1989; and $88,000 in November 2020.
Downtown Condo
A 3,508-SF high-rise home in downtown Little Rock tipped the scales at $1.3 million.
Andrew and Melissa Brighton purchased the 18th-floor condo in the River Market Tower at 315 Rock St. from Clark and Janell Mason. The space was bought for $929,000 in December 2011 from River Market Tower LLC, led by Jimmy Moses and Rett Tucker.
Woodlands Edge
A 4,572-SF home in west Little Rock’s Woodlands Edge neighborhood weighed in at $1.17 million.
Alan Nguyen and Thao Le acquired the house from Devon and Christie Ballard.
The deal is backed with a 30-year loan of $726,200 from Community Mortgage Corp. of Cordova, Tennessee.
The Ballards purchased the residence for $887,000 in March 2018 from Joey and Leslie Wiggins.
