An 80-unit apartment project in Little Rock is under new ownership in the wake of a $5.11 million foreclosure sale.
Pender ABL I OW LLC, an affiliate of Pender Capital in Los Angeles, recovered Normandy Place at 7111 Indiana Ave. from TMF Normandy Holdings LLC, affiliates of Think Multifamily in Frisco, Texas.
Pender ABL then sold the 2.57-acre development for $3.69 million to NPA AP LLC of Dallas. The deal is backed with a one-year loan of $4.1 million from Pender Real Estate Credit Fund of Los Angeles.
TMF Normandy purchased the project for $5.2 million in November 2021 from Bader Normandy LLC of Fremont, California, and Altus Equity Group Inc. of Rohnert Park, California.
Ternion Transaction
A 40,768-SF office-warehouse complex in south Pulaski County weighed in at $1.9 million.
Ternion Properties LLC, led by Spencer Stillman, bought the Time Striping complex at 500-502 Dixon Road. The seller is HC Enterprises LLC, led by Steven Huffstutlar.
The deal is financed with a five-year loan of $1.7 million from First National Bank of Fort Smith.
The 12.97-acre property was purchased for $31,000 in October 1971 from the estate of Walter J. Ermentraudt.
Rural Property
A 70.85-acre tract in the Monnie Springs community of northwest Pulaski County tipped the scales at $1.71 million.
Jacob & Leslie Willett Living Trust acquired the land near the Hwy. 300 switchback at Snipes Road from New Home Estates Corp., led by Tim and Drew Files. The deal is funded with a 30-year loan of $1.3 million from Cadence Bank of Tupelo, Mississippi.
New Home Estates bought the property for $750,000 from the Carol S. Baker Revocable Trust.
Convenient Buy
A 2,803-SF convenience store in Little Rock changed hands in an $825,000 deal. LR Hillside LLC, led by Wadeea Masoud, purchased the Good Stop project at 5420 W. 12th St. from Casey’s Marketing Co. of Aneka, Iowa.
The deal is backed with a three-year loan of $500,000 from First Security Bank of Searcy.
Casey’s Marketing acquired the 0.51-acre development for $500,000 in February 2022 from Mapco Express Inc. of Franklin, Tennessee.
Fast Partners Sale
A 5,000-SF warehouse-showroom in Jacksonville sold for $450,000.
Taamc 5 LLC, led by David and Jessica Townley, bought the Fastenal project at 617 N. JP Wright Loop Road from AR Fast Partners LLC, led by T.J. Lefler.
The deal is financed with a three-year loan of $356,000 from Simmons Bank of Pine Bluff.
AR Fast Partners purchased the 0.46-acre development in April 2021 as part of a $1.64 million transaction with Underwood Properties LLC, led by Robert and Sharon Underwood.
Car World Acquisition

David Murphy acquired C&C Motors at 4600 MacArthur Drive from Car World Group Inc., led by Jeremy Perrone.

The Perez family purchased the residence for $497,500 in December 2020 from Ahmed Abuabdou and Hebatalla Alhaddad.

8026 Rains Property LLC, an affiliate of Malvern’s Central Arkansas Petroleum Inc., paid Diamond State Oil LLC $1.72 million for a 15,010-SF office-warehouse complex, the namesake North Little Rock address of Seahawk Transport.
Diamond State, an affiliate of North Little Rock’s Coulson Oil Co., purchased the 4.88-acre site for $175,000 in March 2006 from the Cox Living Trust, led by Patricia Cox.
