East Little Rock Convenience Store Sale Closes at $3.5M (Real Deals)

A 2,322-SF convenience store in east Little Rock near the Bill and Hillary Clinton National Airport weighed in at $3.5 million.

SIKH4 LLC, led by Rajbir, Gurpreet and Ravinderpal Singh, purchased the Shell convenience store at 3300 Bankhead Drive.

The seller is Oak Street Valero LLC, led by Donnie Miller.

The deal is funded with a 20-year loan of $1.5 million from Stone Bank of Mountain View.

Oak Street acquired the 1.49-acre development for $3 million in December 2021 from Farwest Convenience SJP Inc., led by Stephen Davis.

Apartment Sale I

Fifty-four apartments in midtown Little Rock tipped the scales at $3.24 million.

Lanai Apartments LLC, led by Albert Mendelsohn and Arek Boynerian, bought its namesake project spread across five addresses: 223 N. Taylor St., 5503 B St., 5510 A St., 5516 A St. and 5518 A St.

The seller is Alpha Holdings LLC,

led by Boyce Holmes and Tyler Turchi.

The deal is backed with a five-year loan of $3.2 million from Little Rock’s Central Bank.

Alpha Holdings purchased the combined 1.71-acre development for $2 million in November 2019 from the Jett & Georgeanne Ricks Family Corp.

Foreclosure Action

A 52-room motel in North Little Rock is under new ownership after a $1.98 million foreclosure sale.

First Troy SPE LLC, an affiliate of First Bank of Southern Pines, North Carolina, recovered the Red Roof Inn at 5711 Pritchard Road. The seller is SAI Lodging Inc., led by Rajenrakumar Patel.

SAI Lodging acquired the 2.21-acre development for nearly $2.2 million in February 2018 from RRI Lodging LLC, led by Kanti Sharolla.

The site was bought for $218,000 in January 1998 from FSC Properties LLC, led by Will Pritchard.

Retail Acquisition

West Little Rock retail space totaling 23,925 SF rang up a $1.5 million sale.

Haybar Properties LLC, led by Bryan Hosto, purchased The Mighty Crab restaurant at 225 S. Shackleford Road, Bullseye Guns & Ammo at 205 S. Shackleford Road and the former home of West End Smokehouse & Grill at 215 S. Shackleford Road.

The seller is Mills 430 LLC, led by J.D. Ashley Jr.

The 2.66-acre site was acquired for $124,000 in February 1989 from the estate of Donald Mueller.

Apartment Sale II

An 18-unit multifamily project in south Little Rock changed hands in an $868,700 deal.

3415 T&C Apartments Little Rock LLC of Toms River, New Jersey, bought College Terrace Apartments at 3415 Town and Country Ave. from 3415 Town & Country LLC, led by Justin Muller.

The deal is financed with a 10-year loan of $716,000 from Hope Federal Credit Union of Jackson, Mississippi.

The 0.6-acre development was purchased for $485,000 in June 2007 from Malcom LLC, led by Patrick and Peggy Malmstrom.

Office Transaction

A 3,312-SF office building in downtown Little Rock sold for $439,000.

Eleven O’One LLC, led by Lajarlyn and Jameel Wesley and Cedric and Arleshia Jones, acquired the 1101 W. Second St. project.

The seller is H.O.E. Properties LLC, led by Frank Hamlin.

The transaction is funded with a $351,200 loan from Centennial Bank of Conway.

H.O.E. Properties bought the 0.19-acre development for $390,000 in April 2017 from 1101 Partners LLC, led by Patty Lueken.

Parking Property

A 0.48-acre parking lot in downtown Little Rock drew a $330,000 transaction.

Shanabrook LLC, led by Brandon Tedder, purchased the property at the southwest corner of Ninth and Spring streets from the Roman Catholic Diocese of Little Rock and Subiaco Abbey.

The deal is backed with a six-month loan of $270,000 from First Community Bank of Batesville.

The estate of Leo Krebs gave the property to the diocese and the abbey in February 1992.

Med Space

A 1,591-SF medical office in west Little Rock is under new ownership after a $190,920 deal.

Baptist Health bought the ninth-floor space in the Medical Towers Building I at 9601 Baptist Health Drive from GNK Properties LLC, led by Denesh and Huma Khullar.

The office was purchased for $82,000 in January 2011 from Highland Equities Inc., led by James Kyser.

Abington Court

A 4,454-SF home in west Little Rock’s Abington Court neighborhood weighed in at $1.07 million.

Sajidullah Abid and Zahida Sajid acquired the house from Reddy Innovative Builders LLC, led by Mohan Reddy.

The deal is financed with a 30-year loan of $806,250 from Guaranteed Rate Inc. of Chicago.

Reddy Innovative bought the 0.28-acre site for $131,000 in January 2023 from PotlatchDeltic Real Estate LLC.

Woodlands Edge

A 4,068-SF home in west Little Rock’s Woodlands Edge neighborhood rang up a $925,000 sale.

The Ken & Rhonda Dick Family Trust purchased the house from the Justin Michael Wortman Living Trust and the Conley Michele Wortman Living Trust.

The 0.52-acre site was acquired for $149,000 in June 2014 from Rocket Properties LLC, led by Ron Tyne.

Lakeview West

A 3,425-SF home in the Lakeview West neighborhood of west Pulaski County changed hands in an $848,880 deal.

Michael and Sherry Jansen bought the house from Jack Ferguson LLC. The deal is funded with a 30-year loan of $763,992 from Eustis Mortgage Corp. of New Orleans.

Jack Ferguson purchased the 1.2-acre site for $170,000 in May 2024 from Lakeview West LLC, led by Rick Ferguson.

Rattlesnake Ridge

Scott and Carrie Hurley paid Richard and Patricia Elimon $2.1 million for their 5,833-SF home on more than 39 acres near Rattlesnake Ridge in west Pulaski County.

The Elimons acquired the property for $1.8 million in March 2019 from Joe and Karen Carter.
