Little Rock Warehouse Draws $1.4M Sale (Real Deals)

A 33,600-SF warehouse in south Little Rock tipped the scales at $1.4 million.

403 S. Poplar St. LLC, led by Courtney Thessing, acquired the 5505 W. 65th St. project from Elliott Partners Ltd. of Nacogdoches, Texas.

Elliott Partners bought the 2.73-acre development for $875,000 in July 2008 from Vitro America Inc. of Memphis.

The property was purchased for $122,661 in March 1980 from Fortune Capitol Co., led by Edward Blakewell Jr.

Office-Warehouse Buy

A 16,000-SF office-warehouse in North Little Rock weighed in at $1.25 million.

Performance Door & Hardware Group LLC, led by Derek Alley, bought the American Building Specialties project at 6717 Crystal Hill Road. The seller is Hughes Building Specialties Inc., led by Joe McIlveene.

The deal is financed with a five-year loan of $1 million from Simmons Bank of Pine Bluff.

The 2.54-acre property was acquired for $600,000 in April 1999 from Gerald and Nina Hughes.

Lodging Land

A 5.85-acre parcel in North Little Rock was assembled in deals totaling $999,367.

Richards Lodging LLC, led by Bhavin Sharolia, purchased a 2.07-acre site for $609,840 and a 3.78-acre site for $389,527 at the southwest end of Richards Road. The seller is Woodcrest Company LLLP, led by James Patrick Matthews.

The deals are funded with three-year loans of $520,000 and $311,622 from Farmers & Merchants Bank of Stuttgart.

The land was part of the 400-acre Springhill Farm that John and Martha Matthews bought in August 1959 from Fred and Katherine Watkins for $250,000.

Food Facility

A 2,463-SF commercial project in west Little Rock rang up a $600,000 sale.

ABU Hammur LLC, led by Fahed Hammur and Mohammad Mozahim, acquired the home of Red Snapper and AR Donuts at 102 Markham Park Drive from Anh-Tuyet Vo.

The seller provided an eight-year mortgage of $600,000 to back the transaction.

The 0.42-acre development was purchased for $355,000 in May 2001 from Southwestern Investment, led by Grant Fortson.

Bigger Stake

A Texas investor increased its ownership stake in two parking lots in downtown Little Rock for $201,000.

Belclaire Realty Ltd., an affiliate of Parking Company of America in Dallas, bought a one-third interest in a 0.72-acre property at the southeast corner of Izard and Fourth streets and a 0.48-acre property at the northwest corner of Capitol Avenue and State Street.

The seller is Cromwell Family Annual Gift Trust, led by Mildred C. Cooper.

Belclaire Realty purchased a one-third interest in the properties for $201,000 in October 2023 from Edwin Cromwell Levy and his wife, Mary; Andrew and Rhoda Levy and Charles Pfeifer Levy and his wife, Zanaida.

The parking lots were acquired for $600,000 in December 1999 from the Barnes Quinn Flake & Anderson Profit Sharing Trust, led by Dickson Flake and Sam Anderson.

Shadowlawn Abode

A 4,168-SF house in Little Rock’s Shadowlawn neighborhood tipped the scales at $1.4 million

Raymond Peeples III and his wife, Amy, purchased the house from the Patricia Ann S. Doubleday Revocable Trust. The deal is financed with a 30-year loan of $1.1 million from Bank of America in Charlotte, North Carolina.

The residence was bought for $40,000 in April 1961 from Esther Womoldorff.

Falstone Court

A 4,250-SF home in west Little Rock’s Falstone Court neighborhood is under new ownership after a $979,800 sale.

Mohammad Al-Sarie and Linda Al-Jaberi acquired the house from Jim Pace Homes LLC. The deal is funded with a 30-year loan of $990,750 from Arvest Bank of Fayetteville.

Jim Pace Homes purchased the 0.3-acre site for $149,000 March 2023 from BLCK Enterprises LLC, led by Bruce Henry.

River Residence

A 2,396-SF home in the County Farm Road neighborhood of west Pulaski County drew an $800,000 transaction.

Bubub Trust, led by Sadiq Ali, bought the house on the Arkansas River from the Brock Family Revocable Trust, led by Roby Brock and Christopher Johnson.

The 4.38-acre site was assembled in two deals with David Brock, $42,000 in December 1985; and Harry McDermott Jr. and his wife, Mary, $26,000 in October 2003.

Country Club Heights

A 1,620-SF home in Little Rock’s Country Club Heights neighborhood sold for $737,000.

Stamp Revocable Trust, led by Stephen Chaffin, purchased the house from Timothy and Alison Hicks.

The Hicks family bought the residence for $615,000 in February 2023 from the Everett Harris Family Trust and the Shirlene Harris Joint Revocable Trust.

The Oaks

A 4,240-SF home in The Oaks neighborhood of west Little Rock changed hands in a $695,000 deal.

Richard Zemann and Rose Tabor acquired the house from the Stanley K. Bradshaw Jr. Revocable Trust.

The trust purchased the residence for $585,000 in April 2021 from the Austin H. Bell & Barbara H. Bell Joint Revocable Trust.

Woodlands Edge

A 3,888-SF home in west Little Rock’s Woodlands Edge neighborhood rang up a $670,000 sale. Dhu and Mary Ellen Thompson bought the house from Jonathan and Megan Wells.

The Wells family acquired the residence for $475,000 in September 2013 from Arbor Construction LLC, led by Mike Moran.

The Courts

A 4,014-SF home in The Courts neighborhood of west Little Rock is under new ownership after a $650,000 deal. Ledly and Bethany Jennings purchased the house from Lihong Han.

The residence was bought for $482,000 in April 2016 from Gary and Gwen Hollingsworth.

Riverbend

The Brantley Irrevocable Family Heritage Trust, led by Laudies D. Brantley Jr., paid $1.26 million for the Blanche M. Moore Revocable Trust for a 3,006-SF home in Little Rock’s Riverbend neighborhood.

Dolph and Blanche Moore acquired the residence for $875,000 in May 2018 from Jane Gillespie.
