Little Rock Warehouse Draws $4.5M Transaction (Real Deals)Lock Icon

A 184,524-SF warehouse in east Little Rock weighed in at $4.5 million.

Westcopley LLC, an affiliate of Ligand Pharmaceuticals Inc. of San Diego, sold the Port Distribution Center at 6001 Lindsey Road.

The buyers are Lindsey Warehouse LLC and Once LLC, led by Isaac Smith; Burlingame Investments Holdings LLC, led by Dr. Lowry Barnes; and Blue Sky Enterprises LLC, led by Lewis Gardner.

The deal is financed with a five-year loan of $2.29 million from First Security Bank of Searcy. The 10.43-acre development previously helped secure an April 2006 mortgage of $5.1 million held by Southern Farm Bureau Life Insurance Co. of Jackson, Mississippi.

The project was acquired nearly 12 years ago as part of a $6.69 deal with LR Warehouse Properties II LLC, an affiliate of Cooper Realty Investments Inc. of Bella Vista.

Winrock Place Buy
A 24,817-SF office building in Little Rock’s Riverdale area tipped the scales at $3.29 million.

Winrock Holdings LLC, led by Doyle Rogers Jr., purchased the Winrock Place Building at 2222 Cottondale Lane from the namesake trusts of Douglas and Peggy Kerrin.

The 2.29-acre development previously was tied to an April 2015 mortgage of $824,324 held by Little Rock’s Bank of the Ozarks.

The property was bought for $2.87 million nearly three years ago from River’s Edge Development Co. LLC, led by Tom Rystrom.

Smokey Purchase
A 6,720-SF building in North Little Rock changed hands in a $950,000 transaction. Smokey Lane LLC, led by Don Salmon, acquired the 200 Smokey Lane project from Smokey Lane Apostolic Church of Jesus Christ and Northside Christian Academy.

The 0.87-acre site was assembled in two $5,000 deals with Fred and Gladys Mincey in April 1970 and October 1972.

Plumbing Property
A 14,200-SF office and warehouse in North Little Rock is under new ownership after a $759,000 deal.

JMG Investments Inc., led by Jordan Gathings, bought the 7601 Counts Massie Road project. The seller is Richardson Plumbing Properties LLC, led by Bradley Richardson.

The deal is backed with a five-year loan of $600,000 from Commercial Bank & Trust of Monticello.

The 3.17-acre site was acquired for $98,000 in September 1993 from the estate of John Collins, $70,000, and W.H. and Shirley Collins, $28,000.

Multifamily Duo
Adjoining apartment buildings in west Little Rock rang up a $317,500 sale.

Betts Real Estate Enterprise Inc., led by Craig Betts, purchased the 1813 and 1807 Sanford Drive projects. The seller is Holt Investments LLC, led by Patience Holt, in a deal funded with a five-year loan of $285,000 from First Security Bank.

The properties previously were linked with a March 2011 mortgage of $125,100 held by CitiMortgage Inc. of O’Fallon, Missouri, and a September 2016 mortgage of $82,944 held by First Security.

The combined half-acre development was assembled in two $150,000 deals with Shirley Wrye in June 1997 and the Shirley Wrye Trust in November 1998.

Parcel Purchase
A 2.03-acre parcel in Little Rock drew a $100,000 transaction.

Adolfo Gomez acquired the undeveloped property on the south side of First Korean Presbyterian Church at 4821 S. University Ave. from Simmons Bank of Pine Bluff.

The bank recovered the land from Mayco LLC, led by Jerry May, in June 2010 at a $175,000 foreclosure sale.

Shadowlawn Abode
A 3,177-SF home in Little Rock’s Shadowlawn neighborhood sold for $745,000.

Thomas and Laura Keller bought the house from Byron and Bren Wilkes. The residence previously was tied to a June 2014 mortgage of $412,930 held by Centennial Bank of Conway.

The Wilkes family purchased the property for $590,000 more than three years ago from the Fuchs-DeWier Living Trust, led by George Fuchs and Marianne DeWier.

Orle Residence
A 4,877-SF home in the Orle Circle neighborhood of west Little Rock’s Chenal Valley development changed hands in a $695,000 deal.

Chad and Heather Brown acquired the house from the Rhonda Williams Gentry Revocable Trust.

The deal is backed with a 30-year loan of $625,000 from Fairway Independent Mortgage Corp. of Madison, Wisconsin. The residence previously was linked with an August 2016 mortgage of $417,000 held by Riverside Mortgage Co. of Little Rock.

The property was bought for $695,000 in March 2012 from Robert and Mark Rainey.

Riverview Manor
A 5,976-SF home in Little Rock’s Riverview Manor neighborhood is under new ownership after a $640,000 transaction. Benjamin and Nicole Hartz purchased the house from Robert and Carlene Lyle.

The deal is financed with 15-year loan of $424,100 from Centennial Bank. The residence previously was tied to a May 2013 mortgage of $417,000 held by Delta Trust Mortgage Inc. of Little Rock.

The Lyles acquired the property for $560,000 in April 2002 from James and Melissa Tanner.

Woodlands House
A 4,393-SF home in west Little Rock’s Woodlands Edge neighborhood rang up a $575,000 sale.

Gary and Valerie Edwards bought the house from Chad and Heather Brown. The deal is funded with a 30-year loan of $424,000 from IberiaBank of Lafayette, Louisiana.

The residence previously was linked with a December 2012 mortgage of $63,800 held by TruService Community Federal Credit Union of Little Rock.

The Browns purchased the property for $528,000 more than five years ago from Sharlow Builders & Developers LLC, led by Reggie Clow.

Ensbury Dwelling
A 3,900-SF home in the Ensbury Place neighborhood of west Little Rock’s Chenal Valley development rang up a $559,500 sale.

Cynthia Carpenter acquired the house from Stevens Commercial Contractors Inc., led by Jackie Stevens. The deal is backed with a 30-year loan of $350,000 from First Security Bank.

The residence previously was tied to a February 2017 mortgage of $445,000 held by the bank.

The site was bought for $90,000 in December 2016 from Deltic Timber Corp. of El Dorado.

Broadview Home
A 3,426-SF home in Little Rock’s Broadview Terrace neighborhood drew a $525,000 transaction.

Byron and Allison Wilkes purchased the house from Vincent and Lori Renda. The deal is financed with a five-year loan of $472,500 from Riverside Bank of Sparkman (Dallas County).

The residence previously was linked with a January 2017 mortgage of $396,000 from Magnolia Bank of Kentucky.

The Rendas acquired the property for $495,000 a year ago from Jeffrey Utecht and Tracey Schmucker.

Sherwood Lots
Residential property in Sherwood sold for $514,500.

Sherwood 2015 LLC, an affiliate of Rausch Coleman Homes of Fayetteville, bought 10 lots in the Bent Tree Estates neighborhood. The seller is Sherwood Subdivision LLC, led by M.N. Osborne.

Construction is funded with a one-year loan of $1.6 million from First Security Bank.

The property was purchased in December 2005 as part of a $455,000 deal with Greg Heslep.
