Little Rock Warehouse Sells for Almost $1.8M (Real Deals)

A 166,800-SF warehouse in south Little Rock weighed in at $1.78 million.

Essick Air Products Inc. of Little Rock purchased the 3700 W. 65th St. project from 3700 West 65th LLC, led by Rick Ferguson.

The 10-acre development previously was tied to an August 2008 mortgage of $2.1 million from American Equity Investment Life Insurance Co. of Des Moines, Iowa.

3700 West 65th LLC, originally led by Gene Cauley, acquired sole ownership of the property in February 2008 in a $2 million swap with an investment group.

The sellers were PAW Enterprises, Matthew R. Jones and Stephen LaFrance Jr.; D2 Investments LLC, led by William Dillard III and Edward Dickey; K&D Huchingson Ltd., led by Kevin and Dianna Huchingson; CDFP Holdings, led by Kevin Huchingson; Hard Eight Investors, led by Walter Ebel III, Mark Schlesinger and Scott Schlesinger; Bryan and Sharon Hosto; Charles W. Smith Family Ltd.; and TOCS Investments, led by Scott Schlesinger.

Cauley traded a 2.9-acre commercial site near the northeast corner of Chenal Parkway and Kirk Road in west Little Rock for sole ownership of the warehouse project.

MedExpress Project

Construction of a 4,718-SF MedExpress project in west Little Rock is following an $875,000 transaction.

Quattro Little Rock LLC of Oak Brook, Illinois, bought the 0.79-acre former TLC Daily Rental development at 12300 Chenal Parkway from the Tyrell Family Living Trust, led by Becky and Brent Tyrell.

The property previously was linked with a May 2008 mortgage of $700,000 held by Capital Bank of Little Rock. The site was purchased for $274,000 in December 1994 from George Wells.

Double Quick Sale

A 12,314-SF retail project in North Little Rock changed hands in a $760,000 deal.

Yafai Investment Inc., led by Mohammed Yafai, acquired the Double Quick Plaza at 3808 Camp Robinson Road. The seller is Guard LLC, led by Haitham Alley.

The deal is backed with an eight-year loan of $608,000 from Merchants & Planters Bank of Dumas.

The 0.68-acre development previously was tied to an August 2006 mortgage of $250,000 held by Simmons First National Bank of Pine Bluff.

The land is part of a larger tract assembled by the Alley family in four buys totaling $299,500.

The sellers were Joel and Janet Holmes, $152,000 in January 1990; Mary Wood, $60,000 in January 1995; Mary and Randall Melnar, $50,000 in June 1993; and Ronnie and Connie Ringer, $37,500 in January 1990.

Parking Property

A parking lot in downtown Little Rock is under new ownership after a $300,000 transaction.

Rowan Development LLC, led by Jacob and Jasen Chi, purchased the 23-slot parking lot at the southeast corner of Spring and Second streets. The seller is No. 1 Spring Street Building LLC, led by Daniel Fowler.

The deal is funded with a two-year loan of $375,289 from Southern Bancorp Bank of Arkadelphia.

The 0.14-acre property was acquired for $240,000 in June 1999 from Para-mount Life Insurance Co. of Little Rock.

Hickory Creek Home

A 4,477-SF home in west Little Rock’s Hickory Creek neighborhood rang up an $830,000 sale.

John and Joni Stephenson bought the property from William Major III and Antoinette Dack. The deal is financed with a 26-year loan of $747,000 from Regions Bank of Birmingham, Alabama.

The residence previously was linked with September 2013 mortgages of $417,000 held by Bank of Little Rock Mortgage Corp. and $247,000 held by IberiaBank of Lafayette, Louisiana.

The property was purchased for $830,000 nearly two years ago from James and Emily Gregory.

A 3,268-SF home near the Country Club of Little Rock drew a $699,000 transaction.

Michael and Ashley Cope acquired the house from Johann and Kristen Braunfisch.

The deal is backed with 30-year loans of $524,250 and $104,850 from U.S. Bank of Cincinnati.

The residence previously was tied to a July 2007 mortgage of $163,000 and a March 2009 mortgage of $417,000 held by Pulaski Mortgage Co. of Little Rock.

The Braunfisch family bought the property for $695,000 in April 2007 from NHM Co., led by Nancy McDonough.

Foxcroft Abode

A 4,733-SF home in Little Rock’s Foxcroft neighborhood sold for $610,000.

Mark and Stephanie Dyer purchased the house from J.R. and Janet Goodson-Murphy. The deal is funded with a 30-year loan of $417,000 and a five-year loan of $132,000 from One Bank & Trust of Little Rock.

The residence previously was linked with an October 2003 mortgage of $480,000 originated by Little Rock’s Bank of the Ozarks, a September 2007 mortgage of $50,000 and an April 2010 mortgage of $1.04 million held by Met-ropolitan National Bank of Little Rock and an August 2008 home equity line of credit of $75,000 from Charles Schwab Bank of Reno, Nevada.

The location was acquired for $59,000 in March 2002 from Paul and Catherine Lanier.

PV Residence

A 4,600-SF home in west Little Rock’s Pleasant Valley neighborhood changed hands in a $543,000 transaction.

Riley and Sarah Hays bought the house from Serge Dassault Trading Corp. of South Hackensack, New Jersey. The deal is financed with a 30-year loan of $417,000 from Bank of Little Rock Mortgage and a seven-year loan of $71,500 from IberiaBank.

Dassault purchased the property for $600,000 in January 2008 from Daryl and Stephanie Smith.

Multifamily Mortgage I

A 192-unit apartment project in North Little Rock is securing a $7.5 million financial package.

White Oak Apartments LLC, led by Kevin Horton, received the eight-year loan from Simmons First National Bank.

The 13.15-acre development at 10701 Burkhalter Haas Drive previously was tied to an October 2013 mortgage of $7 million held by Summit Bank of Arkadelphia.

The location was assembled as part of two transactions totaling $792,000. The sellers were the estate of Henry Terry, $605,000; and EH Properties LLC, led by Ben Eiler and David Haas, $187,000.

Multifamily Mortgage II

The owner of a 168-unit apartment project in Maumelle picked up a $9.75 million funding agreement.

Maumelle Housing Associates LLC, led by Chad Sneed, obtained the three-year loan from BMO Harris Bank of Chicago.

The 9.4-acre Highland Pointe of Maumelle development at 100 Com-mercial Park Court previously was linked with an August 2005 mortgage of $10.6 million originated by PNC Bank of Wilmington, Delaware.

The location was acquired for $761,000 in September 2002 from Gene Pfeifer and his wife, Linda.
