Little Scholars Buy Tops $10.6M (Real Deals)

A 64,439-SF charter school in Little Rock weighed in at $10.68 million.

Little Scholars Of Arkansas LLC, led by Fatih Bogrek, acquired the Lisa Academy West High School at 6711 W. Markham St.

The seller is KLS Leasing LLC, an affiliate of Bentonville’s Walton Family Foundation. The deal is backed with a $10.8 million mortgage from Equitable Facilities Fund Inc. of New York.

KLS bought the 4.11-acre Midtown Baptist Church development for $4.2 million in August 2015 from the Lutheran Church Extension Fund of St. Louis.

Branch Redevelopment

Neighboring commercial properties in west Little Rock combined for a $1.78 million transaction.

Colonel Bowman LLC, led by Edward Bailey and Jared Coleman, purchased a 3,589-SF former Metropolitan National Bank branch at 11821 Col. Glenn Road for $1.07 million and an adjoining 0.76-acre parcel for $709,202.

The seller in both deals is Crain Investments Ltd., led by Larry Crain Sr.

The deal is financed with a five-year loan of $1.7 million from Relyance Bank of Pine Bluff.

The limited partnership acquired the 0.85-acre bank development and land for $1.7 million from Simmon Bank of Pine Bluff.

Best Value Sale

The sale of a 76-room motel in North Little Rock checked in at $1.52 million.

Sohum LLC, led by Bhupendra Patel, bought the America’s Best Value Inn at 3100 Main St. The seller is SNK Hotel LLC, led by Kivance Patel.

SNK provided a five-year mortgage of $1.2 million to fund the deal.

SNK purchased the 1.3-acre development for $1.7 million in February 2004 from Jalarm Investments Inc., led by Kalpesh Mahan.

Multifamily Purchase

An 18-unit apartment complex in Little Rock rang up a $826,200 sale.

TCB Investments LLC, led by Brian Teeter, Alex Craig and Jamie Hoffman, acquired the 1906 Bryant St. project from Willis Smith & Co. and WRS Holdings LLC. The deal is backed with a five-year loan of $871,700 from Citizens Bank of Batesville.

The 0.48-acre site was bought for $50,000 in August 1983 from Lloyd Vaught.

Doughnuts & Barbecue

A 10,776-SF commercial project in west Little Rock drew a $505,000 transaction.

John Barrow LLC, led by Faysal Ahmed and Mohammed Rahman, purchased the Shipley’s Do-Nuts/Sims Bar-B-Que project at 1307 John Barrow Road.

The seller is Haybar Properties LLC, led by Bryan Hosto. The deal is financed with a five-year loan of $400,000 from First National Bank of Paragould.

Haybar acquired the 0.59-acre development for $390,000 in August 2018 from R.W. Butler Family Ltd., led by Paul Eaton Sr.

Office Transaction

A 3,694-SF office building in downtown Little Rock sold for $485,000.

Performance Tax Group & Financial Services LLC, led by Candace Woodruff, bought the one-time home of Signature Life Insurance at 905 La Harpe Blvd.

The sellers are Jeffrey and Betty Graham.

The deal is funded with a 25-year loan of $421,600 from Arkansas Capital Corp. of Little Rock.

The Grahams purchased the 0.32-acre development for $415,000 in February 2006 from FBW LLC, led by Frank B. Whitbeck.

Heights Manor

A 4,705-SF home in the Heights area of Little Rock tipped the scales at $1.2 million.

Thomas and Lacey Watts acquired the house from Jason and Lara Hum.

The deal is backed with a 30-year loan of $1 million from Peoples Bank of Sheridan.

The Hums bought the residence for $995,000 in January 2019 from Jeff Fuller Homes LLC.

Forest Heights

A 1,791-SF house in Little Rock’s Forest Heights Place neighborhood weighed in at $1.01 million.

Jeff Fuller Homes purchased the house and two lots at the southeast corner of North Pierce and Ampersand streets from Sylvester and Irena Pupkowski.

Construction on the properties are financed with three, one-year loans of $1 million from Little Rock’s Bank OZK.

The Pupkowskis bought the residence for $125,000 in July 1999 from Thomas and Neldagene Humphreys.

The lots were acquired in June 1994 as part of a $270,000 deal with the SGH Children’s Trust, led by Phillip Hale.

Cliffewood Abode

A 5,040-SF home in the Cliffewood neighborhood of Little Rock changed hands in a $749,000 deal.

George Easley Jr. and his wife, Camille, bought the house from Sharla Massey.

The residence was puchased in December 1997 for $338,000 from Jefferey Putterman and Nellie Coe.

Pinnacle Valley Estates

A 5,488-SF home in the Pinnacle Valley Estates neighborhood in west Pulaski County is under new ownership after a $726,000 transaction.

Karl and Lenlie Freeman acquired the house from Anthony and Sheila Brooks. The deal is funded with a 30-year loan of $275,000 from Broker Solutions Inc. of Tustin, California.

The 5-acre location was bought for $209,000 in June 2006 from Janice Stalcup.

The Arbors

A 5,230-SF home The Arbors neighborhood of west Little Rock rang up a $700,000 sale.

Millard and Ruth McBurney purchased the house from the Marilyn Craft Bailey Family Trust.

The deal is backed with a 30-year loan of $560,000 from Wells Fargo Bank of Sioux Falls, South Dakota.

The residence was acquired in June 2010 for $750,000 from Thomas and Natalie Britt.

Deauville Place

A 4,295-SF home in west Little Rock’s Deauville Place neighborhood drew a $690,000 transaction.

The Reddy Revocable Trust, led by Adrash and Kavya Reddy, bought the house from Danny and Nicole Burnett.

The deal is financed with a 15-year loan of $548,250 from Arkansas Federal Credit Union of Jacksonville.

The Burnetts purchased the residence for $695,000 in December 2007 from Kevin Hannah.

Chimney Rock

A 7,801-SF home in North Little Rock’s Chimney Rock neighborhood sold for $680,000.

Andrew and Lisa Ballard acquired the house from James Smith. The deal is funded with a 30-year loan of $544,000 from Malvern National Bank.

Smith bought the residence for $767,000 in August 2007 from Douglas Beaver and Kathleen Beaver.

Steel Bend Estates

A 4,545-SF home in the Steel Bend Estates neighborhood in the southern suburbs of Scott changed hands in a $650,000 transaction.

Rosalind Cheek purchased the house from the Edward Leo Collins Revocable Trust and the Andrea Sue Collins Revocable Trust. The deal is backed with a 30-year loan of $500,000 from Bank of England.

The 4.96-acre location was acquired for $62,000 in November 1997 from Roy and Janice Monroe.

PV Residence

A 3,480-SF home west Little Rock’s Pleasant Valley neighborhood is under new ownership after a $649,900 deal.

Justin Garrison Jr. and his wife, Megan, bought the house from Betty Jo Ward. The deal is financed with a 26year loan of $584,910 from Regions Bank of Birmingham, Alabama.

The residence was purchased in May 1979 for $175,000 from John and Dorothy Trombello.
