LR Port Warehouse Attracts $3.5M Sale (Real Deals)

A 50,000-SF warehouse in the Little Rock Port Industrial Park weighed in at $3.5 million.

Musket Corp. of Oklahoma City bought the Craters & Freighters project at 7424 Lindsey Road from Peyton Properties LLC, led by William and Lisa Locke.

Peyton Properties acquired the 2.93-acre development in August 2012 as part of a $660,000 deal with Min Hui Weng.

Multifamily Buy I

A 12-unit apartment project in downtown Little Rock tipped the scales at $1.05 million.

YYARLLL LLC of Murfreesboro, Tennessee, purchased the 309-311 State St. project.

The sellers are Bernard Kaiser III and the Willis R. Smith Revocable Trust.

The deal is financed with a three-year loan of $934,910 from Arkansas Federal Credit Union in Little Rock.

Kaiser and Smith bought the 0.33-acre development for $383,000 in June 1993 from Joseph Beaver.

Multifamily Buy II

A 10-unit apartment property in North Little Rock changed hands in a $700,000 deal.

Howard Roark Holdings LLC, led by Joshua Gonzales, acquired the 2605-2623 W. 58th St. project.

The seller is the James A. Penney Jr. & Barbara L. Penney Revocable Trust.

The deal is backed with a five-year loan of $443,535 from Eagle Bank & Trust of Little Rock.

The Penneys purchased the 0.74-acre development for $145,000 in August 1986 from John and Martha Landers.

Warehouse Purchase

A 17,526-SF warehouse in south Little Rock sold for $280,000.

CKM Holdings LLC, led by Carl Caple and Kasia Pabian, bought the 4621 Asher Ave. project from John and Charles Saugey.

The deal is funded with a three-year loan of $400,000 from Peoples Bank of Sheridan.

The 2.63-acre development was acquired for $85,000 in November 2004 from Rebsamen Investments Ltd., led by Dr. Raymond Remmel.

Commercial Property

A 5,000-SF metal building in North Little Rock drew a $155,000 transaction.

Conway Gulf LLC of Pacific Palisades, California, purchased the 1801 W. 37th Place project from the estate of Chad Edward Witkowski.

The Witkowski family has owned the 0.81-acre property since striking a September 1951 deal with Georgia Shipton.

Falstone Court

A 4,495-SF home in west Little Rock’s Falstone Court neighborhood rang up an $860,000 sale.

Shashidhar Manchegowda and Vathsala Krishnamurthy bought the house from the Nelson Family Revocable Trust, led by Steven and Deborah Nelson.

The deal is financed with a 30-year loan of $800,000 from First Horizon Bank of Memphis.

The trust purchased the residence for $739,000 in April 2021 from Arbor Construction LLC, led by Michael Moran.

The Maisons

A 4,244-SF home in The Maisons neighborhood of west Little Rock is under new ownership after a $795,000 transaction.

Jaafar Basma acquired the house from Robert and Margaret Green.

The deal is backed with a five-year loan of $545,000 from Encore Bank of Little Rock.

The Greens bought the residence for $545,000 in December 2009 from Thomas and Leslie Jackson.

The Courts

A 5,477-SF home in The Courts neighborhood of west Little Rock changed hands in a $704,000 deal.

Micah and Marialison Bowling purchased the house from Judith McDaniel.

The deal is funded with a 30-year loan of $716,600 from Simmons Bank of Pine Bluff.

The McDaniels acquired the residence for $565,000 in December 2016 from Eloy and Megan De La O.

Copper Run

A 3,185-SF home in west Little Rock’s Copper Run neighborhood sold for $627,006.

Iqbal and Manisha Gilani bought the house from Graham Smith Construction LLC.

The deal is financed with a 30-year loan of $525,000 from U.S. Bank of Cincinnati.

Graham Smith Construction purchased the 0.16-acre site for $77,000 10 months ago from Layman Lane LLC, led by Scott Hurley.

Villages of Wellington

A 4,058-SF home in the Villages of Wellington neighborhood in west Little Rock drew a $625,000 transaction.

Jingyi Wang and Wengsheng Sha acquired the house from Donoxia Feng and Yilu Zhang.

The deal is backed with a 30-year loan of United Wholesale Mortgage LLC of Pontiac, Michigan.

Fen and Zhang bought the residence for $465,000 in April 2012 from Slawomir and Anna Panek.
