Market Street Plaza Attracts $4.1M Sale (Real Deals)Lock Icon

A 125,525-SF retail project in west Little Rock tipped the scales at $4.1 million. Market & Merrill Partners LLC, led by Wade Ruckle, purchased Market Street Plaza at 1506 Merrill Drive.

The seller is Cooper Commercial Properties V LLC, led by Kent Burger.

The deal is financed with a three-month loan of $2.1 million from Cross County Bank of Wynne.

Cooper Commercial of Rogers bought the 7.34-acre development for $6.29 million in October 1998 from Market & Merrill LLC, led by John Bailey.

Mini Acquisition

A 433-unit mini-storage project in Sherwood weighed in at $2.91 million.

Tabot LLC, led by Terry Bean, acquired Extra Closet Mini Storage at 4100 E. Kiehl Ave. from Baledge Properties Inc., led by Les Baledge. Tabot purchased an adjoining 0.99-acre parcel for $94,000 from Deborah Haley and John Bland III.

The deals are backed with a five-year loan of $4.1 million from Relyance Bank of Pine Bluff.

The 3.82-acre Extra Closet project was bought in January 1994 from George and Rebecca Wells, $557,000; Kiehl Avenue Investment Co. I, led by John Flake, $548,000; and Kiehl Avenue Investment Co. II, also led by Flake, $345,000.

The other property was purchased in February 1972 as part of a $9,000 deal with Oscar and Jennieve Bentley.

Estates Land

Thirteen lots in the Kanis Ridge Estates subdivision in west Little Rock drew a $585,000 transaction.

Riverwalk Rentals LLC, led by Jonathan Newcomb and Robert Gracy, bought the residential property.

The seller is McCracken Land Development LLC, led by John McCracken and Brad Suen.

The deal is funded with a one-year loan of $585,000 from Little Rock’s Central Bank.

The land was acquired for $275,952 in August 2014 as part of a 9.3-acre parcel deal.

The seller was the Macie Cochran Reichstadt Revocable Trust.

Medical Space

Medical office space in west Little Rock rang up a $510,000 sale.

ACC Land Co. LLC, led by Scott Davis, purchased 4,474-SF on the seventh floor of Medical Towers II at 9601 Lile Drive. The seller is Medical Condo LLC, led by Christie Cobb and Jenny Gregory.

The space was assembled in two deals with Multi-Management Services Inc., an affiliate of Baptist Health, $545,000 in July 2011 and $126,273 in April 2016.

Arvest OREO

A commercial project in northern Pulaski County is under new ownership after a $259,000 transaction.

WAWG LLC, led by Michael Vines Jr. and Steven Vines, acquired the 5,560-SF office-warehouse at 14409 Hwy. 5 and 4,545-SF office-garage at 14415 Hwy. 5 from Arvest Bank of Fayetteville.

The bank recovered the combined 4.63-acre properties in connection with a September 2017 judgment of $348,776 against Greystone Mini Storage LLC, led by John and Matthew Coleman.

Country Club Heights

A 3,523-SF home in Little Rock’s Country Club Heights neighborhood tipped the scales at $1.12 million.

Zeus Capital LLC, led by William Arch Ford, purchased the house from Luis and Tish Delozier.

The residence was acquired for $280,400 in August 2016 from the United States of America. Uncle Sam recovered the property in October 2015 as part of a criminal forfeiture by King Coal LLC, led by Stephen Parks.

Orle Abode

A 5,760-SF home in west Little Rock’s Orle neighborhood weighed in at $1.03 million.

Brett and Melissa Trelfa bought the house from the Schoonmaker Revocable Qualified Spousal Trust, led by Gene and Lisa Schoonmaker.

The deal is financed with a 30-year loan of $875,082 from Eagle Bank & Trust of Little Rock.

The Schoonmakers purchased the location for $172,000 in November 2014 from Deltic Timber Corp. of El Dorado.

Hillcrest House

A 3,419-SF home in Little Rock’s Hillcrest neighborhood sold for $965,000.

Susan Smyth and Andrew Morris acquired the house from Harrison and Elizabeth Reed. The deal is backed with a 15-year loan of $584,200 from Simmons Bank of Pine Bluff.

The Reeds bought the residence for $800,000 in July 2019 from M3 Property Group LLC, led by Jill Matthews.

Rockwater Village I

A 3,336-SF home in North Little Rock’s Rockwater Village neighborhood changed hands in a $669,000 deal.

William and Pamela Brookshire purchased the house from Coburn Construction LLC, led by Roger Coburn Jr.

The deal is funded with a 30-year loan of $319,000 from United Wholesale Mortgage LLC of Troy, Michigan.

Coburn acquired the location for $110,000 in April 2019 from North Bluffs Development Corp., led by Lisa Ferrell.

The Courts

A 4,858-SF home in The Courts neighborhood of west Little Rock drew a $635,000 transaction.

David Danjou and Alissa Kanaan bought the house from Kevin and Holly Driver. The deal is financed with a 15year loan of $508,000 from Arvest Bank.

The location was purchased for $92,000 in August 2013 from Bill Hannah Homes Inc.

Downtown Dwelling

A 6,758-SF home in downtown Little Rock rang up a $623,000 sale.

Kate and Thomas Schranz acquired the house from Eva Isby.

The residence was purchased for $142,000 in December 1998 from the Trustees of the Presbytery of Arkansas, led by James Mosley and Betty Faust.

Rockwater Village II

A 2,601-SF in North Little Rock’s Rockwater Village is under new ownership after a $616,000 deal. Michelle Knosp bought the house from Michael Wayne Hardy & Michele Hardy Joint Trust.

The deal is backed with a 30-year loan of $616,000 from First Horizon Bank of Memphis. The site was acquired for $121,500 in September 2014 from North Bluffs Development Corp.
