Markham House Suites Surpasses $3.5M (Real Deals)Lock Icon

A 72-room hotel in the Hillcrest area of Little Rock weighed in at $3.55 million.

Titan General Contractors LLC, led by Abigail Reaves and Debra Hope, bought Markham House Suites at 5120 W. Markham St.

The seller is LR Markham Hotel LLC, led by Umang Patel and Nimesh and Davesh Sitaram. The deal is financed with a five-year loan of $3.9 million from Central Bank of Little Rock.

LR Markham Hotel acquired the 1.54-acre development for $2.2 million in May 2017 from S&B Corp. LLC, led by Sharon Adkins.

Mobile Transaction

Neighboring mobile home parks in Jacksonville tipped the scales at $2.1 million.

Heroes Park One LLC of Berkeley, California, purchased the 37-unit Paradise Village project at 300 Taylor St. and the 65-unit Phoenix project at 2205 Green Acres Road.

The sellers are Phoenix Ark MHC LLC and Paradise Village Ark MCH LLC, both of Jackson, Tennessee.

The limited liability companies provided a four-year mortgage of $850,000 to fund the deal.

The 7.06-acre Phoenix development and 3.58-acre Paradise development were bought for $1.3 million in July 2022 from Gypsy Properties LLC, led by Shanna and Christopher Holmes.

Precast Purchase

A 31,000-SF concrete production facility and adjoining property in Jacksonville sold for $550,000.

Precast Homes Inc., led by James Westlake, acquired the 2601-2609 Cory Drive project along with the neighboring 3,200-SF Gene’s Forklift & Hydraulic project from Gate Precast Co. of Jacksonville, Florida.

The deal is backed with a one-year loan of $1.2 million from Gateway Bank of Rison.

The combined 14.52-acre development was assembled in two November 2007 deals with Arkansas Precast Corp., led by David and Mark Ramm, $1.5 million; and Carthage Group LLC, led by Lloyd Cameron and David and Mark Ramm, $600,000.

Jacksonville Apartments

A fourplex in Jacksonville changed hands in a $307,500 deal.

Frontend Capital Partners LLC of Ashburn, Virginia, bought the 18 Fra Mar Drive project from Roost Holdings LLC, led by James Ray, Matthew Wiles, Kevin Haney and Ryan Elledge.

The deal is financed with a four-year loan of $574,500 from Little Rock’s Bank OZK.

Roost Holdings acquired the 0.29-acre development for $75,000 in December 2019 from Blessed Investor Property Team LLC, led by Justin Patterson.

Clean Acquisition

A car wash in west Little Rock rang up a $225,000 sale.

Uppal Car Wash & Store LLC, led by Harpreet Kaur, purchased the Mr. Sparkles project at 10806 Stagecoach Road.

The seller was EDW Holdings LLC, led by Billy Williams.

EDW Holdings bought the 0.88-acre development for $192,500 in March 2021 from Lock & Load LLC, led by Clint Wilson and David Dill.

Falstone Court

A 4,875-SF home in west Little Rock’s Falstone Court neighborhood weighed in at $1.18 million.

Adrian Williamson IV and his wife, Emily, acquired the house from MJ Innovative Builders Corp., led by Jamal Solaimanian.

The deal is funded with a 30-year loan of $1.1 million from Arvest Bank of Fayetteville. MJ Innovative Builders purchased the 0.26-acre site for $110,000 in March 2022 from PotlatchDeltic Real Estate LLC.

Forest Heights Place

A 2,769-SF home in Little Rock’s Forest Heights Place neighborhood drew a $985,000 transaction.

Riley and Thomas Lide bought the house from Louis and Ida Etoch.

The deal is backed with a 30-year loan of $970,874 from Arvest Bank.

The Etochs acquired the residence for $725,000 in May 2107 from Brad and Jodi Thomas.

Osage Terrace

A 4,708-SF home in Maumelle’s Osage Terrace neighborhood changed hands in an $850,000 deal.

LaToya Green purchased the house from Michael and Dominique Ford.

The deal is financed with a 30-year loan of $766,550 from Guild Mortgage Co. LLC of San Diego. The Fords bought the residence for $645,315 in December 2020 from ODS Enterprises LLC, led by Doris Washington.

Residential Foreclosure

A 3,781-SF house in the Alexander area of Little Rock is under new ownership after an $845,498 foreclosure sale.

Southern Bancorp Bank of Arkadelphia recovered the 17.29-acre spread from Paul and Diane Everett.

The property previously was linked with a May 2016 mortgage of $113,266 and a July 2017 mortgage of $648,000 held by the bank. The property was assembled in two deals with Judy Stafford, $137,000 in April 2003; and William Cullipher, $182,000 in December 2004.

Mereville Place

A 3,400-SF home in west Little Rock’s Mereville Place neighborhood sold for $835,000. Christian Crain acquired the house from Jim Pace Homes LLC.

The homebuilder purchased the 0.25-acre site for $156,000 in June 2023 from PotlatchDeltic Real Estate.

Osage Terrace

A 3,968-SF in Maumelle’s Osage Terrace neighborhood rang up a $780,000 sale. Tony Knight and his wife, Melody, bought the house from Hannah and Blake Davenport.

The deal is funded with a 30-year loan of $400,000 from Arvest Bank.

The Davenports acquired the residence for $531,000 in June 2020 from Randy and Donna Wright.

Sezanne Court

A  4,050-SF home in west Little Rock’s Sezanne Court neighborhood drew a $725,000 transaction.

Alexandra Theisen and Khristian Sunga purchased the residence from Neeraj and Sukhjit Bajaj.

The deal is backed with a 30-year loan of $725,000 from Arvest Bank.

The Bajajs bought the house for $515,000 in December 2021 from Deron and Felecia Hamilton.

Riverdale Condo

The Tedford Joint Revocable Trust, led by William and Patricia Tedford, paid Ann Cain $1 million for a 3,006-SF Riverbend condo in Little Rock’s Riverdale area.

The residence was acquired for $182,000 in July 1988 from Virginia Bailey.
