Markham West Retail Draws $19M Sale (Real Deals)Lock Icon

A 166,735-SF retail project in west Little Rock weighed in at $19 million.

RCG-Markham LLC, an affiliate of RCG Ventures of Atlanta, purchased the Markham West Shopping Center at 11400 W. Markham St. from Weingarten/Investments Inc. of Houston.

The deal is financed with a five-year loan of $13.7 million from First Horizon Bank of Memphis.

The 17.64-acre development was acquired for $19.7 million in March 2019 from SRI Madison Village Ltd. of Houston.

Shoppes Sale

An 18,116-SF office-retail property in west Little Rock tipped the scales at $6.85 million

The Shoppes at Colonel Glenn, led by Leonard Boen, sold its namesake project at 10815 Col. Glenn Road. The buyer is 1913 Capital LLC, an affiliate of Fort Smith’s Triton Investments.

The deal is backed with a five-year loan of $5.1 million from First National Bank of Fort Smith.

The 3.21-acre development previously was tied to a July 2017 mortgage of $3.2 million held by Centennial Bank of Conway.

The site was purchased in June 2001 as part of a 60-acre deal for $2.9 million. The sellers were Sally Ferguson, Pamela Ferguson McPherson and Wendy Ferguson Wheelis.

Otter Creek Commercial

A 12,110-SF warehouse showroom in west Little Rock rang up a $740,000 sale.

Jerry and Donna Spears acquired the 11223 Otter Creek E. Blvd. project from Bird & Bear Enterprises Inc., led by Jay Heflin.

The deal is funded with a 15-year loan of $375,000 from IberiaBank of Lafayette, Louisiana.

The 2.01-acre site was bought for $120,000 in August 2004 from Firebird Ltd., led by William Gray.

Office Transaction I

A 6,704-SF office building in west Little Rock changed hands in a $560,000 deal.

Magnola Gamble AR LLC, led by Aaron Gamble, purchased the 100 Gamble Road project. The seller is Sustainable Properties LLC, led by Matt Bell.

The 0.38-acre development was acquired for $445,000 in June 2005 from the Dorothea G. Davis Living Revocable Trust.

Hillcrest Commercial

A 3,688-SF retail and apartment project in the Hillcrest area of Little Rock sold for $552,000.

DJH K2622 LLC, led by Fred Perkins III, bought the 2622 Kavanaugh Blvd. project. The seller is Graham’s Property Management & Real Estate Co. LLC, led by Andrew Graham.

The deal is financed with a five-year loan of $491,300 from Relyance Bank of Pine Bluff.

The 0.1-acre development previously was linked with an April 2015 mortgage of $495,500 held by BancorpSouth Bank of Tupelo, Mississippi.

The property was purchased for $525,000 nearly six years ago from Peter Steppach.

Office Transaction II

A 3,436-SF office building in midtown Little Rock is under new ownership after a $310,000 deal.

B&K Edwards Properties LLC, led by Kathy Edwards, acquired the 425 N. University Ave. project from the Cora Doyle Revocable Trust. The trust provided a $260,000 mortgage to back the deal.

The 0.19-acre development was bought for $235,000 in October 1998 from Chamisa Development Co., led by Thomas and Sallie Overbey.

Hallen Court Manor

A 7,241-SF home in west Little Rock’s Hallen Court neighborhood weighed in at $1.23 million.

Kashaf and Usma Rasheed purchased the residence from William Smith and Gregory Bruce.

The deal is funded with a 25-year loan of $780,000 from Regions Bank of Birmingham, Alabama.

The residence was acquired for $807,000 in November 2008 from Edwards Custom Homes Inc., led by Katherine Edwards.

Adjoining land was added for $100,000 in a November 2012 deal with Deltic Timber Corp. of El Dorado.

Prospect Terrace

A 5,502-SF home in Little Rock’s Prospect Terrace neighborhood drew a $965,000 transaction.

Joseph and Lauren Henske purchased the house from Craig and Martha Landfair.

The deal is financed with a 10-year loan of $125,000 from IberiaBank.

The residence previously was tied to an August 2007 mortgage of $796,000 held by Jayco Capital Group of Newport Beach, California.

The Landfairs bought the property for $995,000 more than 12 years ago from the Laura L. Doramus Revocable Trust.

Mountain Crest Abode

A 3,827-SF home in the Mountain Crest Estates neighborhood of northwest Pulaski County rang up a $685,000 sale.

Paul and Diana Rogers acquired the house from Charles and Tina Kibbe. The deal is backed with a 30-year loan of $484,350 from FirstTrust Home Loans Inc. of Sheridan.

The residence previously was linked with an October 2019 mortgage of $483,500 held by Bank of Little Rock Mortgage Corp.

The Kibbes purchased the property for $645,000 in June 2018 from Mohamed Abdelrahman and Reham Wahdan

Normandy House

A 3,300-SF home in Little Rock’s Normandy neighborhood changed hands in a $612,500 deal.

Eden Property Group LLC, led by Blake Jackson, bought the house from Samuel and Maeghan Overley. The deal is funded with a five-year loan of $490,000 from First Security Bank.

The residence previously was tied to an August 2018 mortgage of $453,100 held by Riverside Mortgage Co. of Little Rock.

The Overleys acquired the property for $605,000 in May 2018 from Julia Robinson.

Rural Residence

A 3,592-SF home in west Pulaski County sold for $599,900.

Elizabeth and Brooks Browning purchased the house from the Miles Living Trust, led by James and Linda Miles.

The deal is financed with a 30-year loan of $479,900 from the Bank of England.

The residence previously was linked with a September 2017 mortgage of $488,000 held by BancorpSouth Bank.

The 3.48-acre location was bought in April 2016 as part of a $200,000 deal with Kirk Property Management LLC, led by Donald Kirk.

Belle Pointe

A 3,749-SF home in west Little Rock’s Belle Pointe neighborhood is under new ownership after a $590,000 deal.

Michael and Amy Bailey acquired the house from Jack and Karen London. The deal is backed with a 30-year loan of $440,000 from Bank of Little Rock Mortgage.

The site was purchased for $118,000 in August 2004 from Julian and Sheila Slager.

Woodglen Park

A 3,174-SF home in Little Rock’s Woodglen Park neighborhood drew a $580,000 transaction.

David and Janna Knight bought the house from Kent Tiller and Jorge Tiller-Sarmiento.

The residence previously was tied to a November 2015 mortgage of $416,999 held by Wells Fargo Bank of Sioux Falls, South Dakota.

The property was acquired for $556,000 more than four years ago from Gerald Fason Jr.

Pleasant Valley

A 5,328-SF home in west Little Rock’s Pleasant Valley neighborhood rang up a $500,000 sale.

The 11 PVD Trust, led by Amber Weinzimer, purchased the house from the Richard E. & Suzanne G. McCarthy Family Trust.

The McCarthy family bought the residence for $335,000 in October 1993 from the namesake revocable trusts of Charles and Mary Betts.
