Mars Inc. to Lease New $10M Building at Fields at Pinnacle in Rogers

Hatfield Properties has big plans for The Fields at Pinnacle, a developmental plot of 28 acres on South Champions Drive in Rogers.

The first project is a $10 million, 40,000-SF building that will have Mars Inc. as its main tenant; a groundbreaking is scheduled March 4 at 3070 S. Champions Drive. 

Monika Hatfield, the owner of Hatfield Properties of Rogers, said Mars will lease about 32,000 SF of the building and the rest of the space is on the market for a tenant.

Mars leases about 20,000 SF from Hatfield on Horsebarn Road in Rogers. 

Polk Stanley Wilcox of Little Rock and Nielsen Architecture of Rogers are the designers of The Fields’ first building, and construction will be handled by C.R. Crawford Construction of Fayetteville. The building will be LEED Gold Certified, have an open workspace, and stone from Logan County will be used in the construction.

One of Mars’ products is pet food, so Hatfield said plans for the development include a dog park.

“We’re going out of the way to provide customer service to them,” Hatfield said. “We want to go above and beyond instead of just building a place to work.”

Hatfield and her husband, Chad, who co-owns Hatfield Properties, are longtime suppliers to Wal-Mart Stores Inc. of Bentonville. She said they use that experience to develop real estate that helps businesses attract and retain talent.

“We try to differentiate ourselves and use it as a competitive advantage,” Hatfield said. “We have a vested interest in building up the area.”

Hatfield said she expects the building to be ready for Mars by January 2017. She said she has received inquiries about the remaining space in the building but no agreements have been reached.

After the completion of the first phase, Hatfield said plans for the remaining space include up to four more office buildings. Hatfield said each will be built to suit after tenants for them are pre-arranged.

“We’re not spec-ing anything,” Hatfield said. “We’re going to build to suit. We don’t want to find ourselves sitting on empty buildings.”

Chad Hatfield purchased the acreage in 2013 for $3.4 million through Hatfield Whalen Land LLC.
