Maumelle Med Space Prescribes $1.6M Sale (Real Deals)Lock Icon

Medical office space in the 2.38-acre Maumelle Professional Building development tipped the scales at $1.6 million.

MFD Wallace Holdings LLC, led by Dustin Wallace, acquired the 4,345-SF Baptist Health Clinic space and the 3,360-SF Baptist Health Therapy Center space at 1701 Club Manor Drive in Maumelle.

The seller is Maumelle Family Practice LLC, led by Dr. Jeff Carfagno. The deal is backed with a three-year loan of $1.2 million from First Security Bank of Searcy.

Ownership of the space, valued at $1.09 million, was transferred in October 2001 to Maumelle Family Practice from Maumelle Professional Building Property Owners Association Inc., led by Alan Winkler.

Empire Building

An 8,696-SF office building in west Little Rock weighed in at $1.25 million.

Empire Initiatives LLC, led by Katelyn Evans, bought the 6315 Ranch Drive project from Freeway Park Properties LLC, led by Jeffrey Marette.

The deal is financed with a three-year loan of $1 million from Simmons Bank of Pine Bluff.

Freeway Park Properties acquired the 0.62-acre development for $1.1 million in August 2021 from Rainwater, Holt & Sexton Properties LLC, led by Robert Sexton.

Trading Dirt

A swap of undeveloped land in Pulaski County carried a value of $895,000.

WFIT White Oak LLC, led by Terrell White, traded a 39.73-acre tract at the south end of Bradley Road in northwest Pulaski County to Young and Ki Suk Kim.

In exchange, the Kims traded the limited liability company a 3.61-acre commercial site near the southwest corner of White Oak Crossing and Kim Drive in North Little Rock.

WFIT purchased its property for $350,000 in May 2021 from the Dorothy M. Campbell Trust.

The Kims bought their land for $33,000 in July 2001 from Mechanics Lumber Co., led by Gene Pfeifer.

Miss Selma’s Sale

A 21,264-SF educational complex in Little Rock rang up a $600,000 sale.

Miss Selma’s Property LLC, led by Robin Smith, sold its namesake school at 7814 T St. The buyer is Jamai Properties LLC, led by Khairunnisa Khan, Aziz Pabani and Akbar Pabani.

The 2.14-acre property was assembled in four transactions totaling $377,000. The sellers were James and Betty Caruthers, $55,000 in July 1990; L.A. and Selma Ratley, $195,000 in August 1990; Mark and Doris Vincent, $52,000 in January 1993; and Louise Norton, $75,000 in June 1993.

Rural Residence

A 1,565-SF home and 400-acre residential spread in North Pulaski County drew a $2.2 million transaction.

Keen Land LLC, led by Jay Barton and the George Sowell & Donna Sowell Family Trust, acquired the property from the Keener Family Revocable Trust, originally led by Glenn and Phyllis Keener.

The deal is funded with a one-year loan of $1.1 million from RiverWind Bank of Augusta. The Keeners entered the ownership picture in January 1975 through a transaction of unrecorded value with the Louis Boyd estate.

Falstone Court

A 4,479-SF home in west Little Rock’s Falstone Court neighborhood sold for $1.12 million.

Michael and Anne Preston bought the house from Neil Burnette and Andrea Burnette. The deal is backed with a 30-year loan of $766,550 from Bank of England.

The Burnettes acquired the residence for $754,307 in January 2021 from Stevens Commercial Contractors Inc., led by Jackie Stevens.

Prospect Terrace

A 3,995-SF home in Little Rock’s Prospect Terrace neighborhood changed hands in an $825,000 transaction.

Austin and Lauren Grinder purchased the house from the Gerald K. Johnson Revocable Trust.

The deal is financed with a 30-year loan of $742,5000 from Arvest Bank of Fayetteville. The Johnson family bought the residence for $100,000 in December 1976 from George Stewart Jr. and his wife, Katherine.

Pleasant Valley

A 4,957-SF home in west Little Rock’s Pleasant Valley neighborhood is under new ownership after an $800,000 deal.

Steven Keith Jr. and his wife, Amanda, acquired the house from the Carol Garner Revocable Trust, led by Wendy Garner Perkins and Kelly Garner Mendel.

The deal is funded with a 30-year loan of $500,000 from Bank of Little Rock Mortgage Corp.

The Garners purchased the 0.43-acre site for $15,000 in June 1973 from Lawrence and Betty Primm.

Millers Pointe

A 3,379-SF home in Sherwood’s Millers Pointe Cove neighborhood rang up a $699,900 sale.

William Barclay and Linda Siems bought the house from Matt and Tena Bamber.

The deal is backed with a 30-year loan of $299,900 from Flat Branch Mortgage Inc. of Columbia, Missouri.

The Bambers acquired the residence for $480,000 in February 2018 from Stephen and Angela Sims.

Rockwater Village

A 3,541-SF home in North Little Rock’s Rockwater Village neighborhood drew a $655,000 transaction.

Darrell and Karen Elkin purchased the house from Lea Charlton and Dale Humphrey.

The deal is financed with a 30-year loan of $524,000 from U.S. Bank of Columbus, Ohio.

The residence was bought for $576,263 in December 2018 from Summerwood Inc., led by Ronald Harris.

High-Rise Home

A 2,379-SF condo in downtown Little Rock sold for $650,000.

William and Stefanie Brandon acquired the 15th floor in the River Market Tower at 315 Rock St. from the Waldron Joint Revocable Trust, led by Dr. Joanna Seibert.

The trust purchased the space for $735,000 in May 2011 from River Market Tower LLC, led by Jimmy Moses and Rett Tucker.

Yourga Facility

Steel Corner LLC, an affiliate of Little Rock’s Lexicon Inc., paid Beverly Churko and Daphne Buskirk $1.25 million for the Yourga Trucking facility at 4400 Thibault Road in the Little Rock Port Industrial Park.

The sellers recovered the 4.01-acre development at a $580,453 foreclosure sale in December 1994 from Little Rock Properties, a Georgia partnership, and Signal Capital Corp. of Dover, Delaware.
