McCain Plaza Sale Tops $25M (Real Deals)Lock Icon

A 314,236-SF retail center in North Little Rock tipped the scales at $25.84 million.

RCG-Little Rock PM LLC, an affiliate of Atlanta’s RCG Ventures, acquired McCain Plaza at 4200 E. McCain Blvd. from ARG MPLTRAR001 LLC, an affiliate of Global Net Lease in Newport, Rhode Island.

The 28.35-acre development is helping secure a three-year funding agreement of $735 million from Truist Bank of Charlotte, North Carolina.

ARG bought the center for $31.2 million in January 2022 from TPP 303 NLR Plaza LLC, an affiliate of TriGate Capital of Dallas.

Multifamily Acquisition

Thirty apartments in North Little Rock weighed in at $1.8 million.

Turner-Main Properties LLC, led by Shawn Turner and Marcus Main, purchased the 4412 Lynn Lane and 1812 W. 44th St. projects. The seller is Renegade Properties LLC, led by John Dennis and Kurtis Cochran.

The deal is backed with a three-year loan of $1.8 million from First Security Bank of Searcy.

Renegade Properties acquired the combined 1.93-acre development for $1.5 million in November 2019 from HSD Properties LLC, led by Noel du Celliee Muller, and Hannema Properties LLC, led by Jeffery du Celliee Muller.

SQRL Foreclosure

A 2,028-SF convenience store in west Little Rock is under new ownership after a $1.58 million foreclosure sale.

900 Stagecoach LLC, an affiliate of Tikova C Stores in Baltimore, recovered the SQRL project at 8900 Stagecoach Road. The previous owner was RCP 8900 Little Rock LLC, an affiliate of Rhino Gas Holdings in Greenwich, Connecticut.

The 0.49-acre development was tied to a January 2023 mortgage of $2 million held by Tikova SMA I LLC. RCP 8900 purchased the project for nearly $2 million in January 2023 from Standard Development Co. LLC, led by Blake Smith.

Med Space

A 9,875-SF medical office in west Little Rock changed hands in a $1.23 million deal.

Baptist Health bought 11th-floor space in the Medical Towers I Building at 9601 Baptist Health Drive from RCLR Holdings LLC, led by Dr. Greg Baden Sr.

The space was assembled as part of three deals with Medical Towers Inc., led by James Bearden, $486,300 in March 1974; Lindsey and Virginia Miller, $85,000 in November 1984; and $125,000 in July 1986.

Rent A Wheel

A 2,668-SF automotive center in south Little Rock rang up a $284,000 sale.

JDBM Texas LLC of Grand Prairie, Texas, purchased the Rent A Wheel project at 3124 S. University Ave. from Raines Bros. Development Co. LLC of Ashburn, Georgia.

The deal is financed with a 10-year loan of $227,200 from Truist Bank. Raines Bros. bought the 0.29-acre development for $200,000 in January 2015 from Barclay Prop LLC and WEB Lubrication Inc., both led by William Barclay Jr.

Westover Hills

A new 4,140-SF home in Little Rock’s Westover Hills neighborhood tipped the scales at $1.21 million.

Bradley Staley acquired the house from TB Investment Group LLC, led by Benjamin Thomas.

The deal is funded with a 30-year loan of $971,320 from Rocket Mortgage LLC of Detroit. TB Investment Group purchased the teardown property for $221,000 in May 2024 from Donna Faulkner.

Ensbury Place

A 4,513-SF home in west Little Rock’s Ensbury Place neighborhood sold for $929,000.

Abby and Mitchell Richards bought the house from Ryan and Rachel Morrow. The deal is backed with a 30-year loan of $829,000 from Conway’s Centennial Bank.

The Morrows acquired the residence for $646,000 in March 2019 from Bradford Construction & Contracting Services LLC, led by Joshua Morris.

Mereville Place

A 3,400-SF home in west Little Rock’s Mereville Place drew an $870,000 transaction.

William Campbell Jr. and Jennifer Townsend purchased the house from HRPG Homes LLC, led by Hemachand Atluri.

The deal is financed with a 30-year loan of $636,000 from Centennial Bank. HRPG Homes bought the 0.19-acre site for $99,000 in September 2023 from PotlatchDeltic Real Estate LLC.

Hillcrest Home

A 4,486-SF home in Little Rock’s Hillcrest neighborhood is under new ownership after a $856,560 sale.

The Sparks Family Trust, led by Christopher and Jenni Sparks, acquired the house from Joyce Carter and Rebecca Rickly. The deal is funded with a 30-year loan of $280,000 from JPMorgan Chase Bank of Columbus, Ohio.

The tear-down property was purchased for $249,000 in May 2008 from the Lyndae Allison Living Trust.

Abington Court

A 3,520-SF home in west Little Rock’s Abington Court neighborhood changed hands in an $820,000 deal.

Richard and Danielle Leeper bought the house from Bragg & Kennedy Homes LLC, led by Gary Kennedy. The deal is backed with a 15-year loan of $738,000 from Eagle Bank & Trust of Little Rock.

Bragg & Kennedy acquired the 0.25-acre site for $152,000 in March 2024 from PotlatchDeltic Real Estate.

Lamarche Place

A 4,521-SF home in west Little Rock’s Lamarche Place neighborhood rang up a $772,000 sale.

Seth and Lesley Bunting purchased the house from Tommy Hilburn Jr. and his wife, Karla.

The deal is financed with a 30-year loan of $694,800 from Guild Mortgage Co. LLC of San Diego. The Hilburns bought the residence for $504,000 in October 2001 from Robert Evans Jr. and his wife, Lori.

Innwood Circle

Marsh Properties LLC, led by Michael Marsh, paid Three Innwood LLC, led by Mark Koch, $1.52 million for the 18,400-SF 3 Innwood Circle office building in west Little Rock.

Three Innwood bought the 1.29-acre development for more than $1.5 million in February 2017 from Innwood Building LLC, led by Dennis Baas.
