F4 Little Rock 1 LLC of Edmond, Oklahoma, bought the 210-unit New Horizon Apartments at 4907 Augusta Circle and the eight-unit New Haven Apartments at 1815 Broken Arrow Drive.
The sellers are John Brian Toland; the Toland Revocable Trust, led by Jon Toland; and the Gravett Revocable Trust, led by Claudia Gravett.
The deal is backed with a five-year loan of $4 million from Arvest Bank of Fayetteville.
The 9.02-acre New Horizon development and 0.37-acre New Haven development previously were tied to a September 2007 mortgage of $3.2 million held by First Arkansas Bank & Trust of Jacksonville.
The property was recovered in March 1990 from the bankrupt estate of Danny Thomas Properties IV Ltd.
The limited partnership acquired nearly all of the property for $2.3 million in April 1984 from the John Toland Co.
Freddy’s Acquisition
A 2,627-SF eatery in west Little Rock weighed in at $2.42 million.
820 Thompson Development Co. of San Marino, California, purchased the Freddy’s Frozen Custard & Steakburgers at 610 Bowman Road from PM Little Rock LLC, an affiliate of Tradecor in Phoenix.
The deal is financed with a $1.4 million loan from Armed Forces Bank of Fort Leavenworth, Kansas.
The 0.67-acre site was bought for $1.3 million in January 2016 from Wal-Mart Real Estate Business Trust of Bentonville.
Pipe Purchase
A 43,904-SF industrial facility in east Little Rock changed hands in a $1.74 million deal. USP Land Holdings FP&P LLC, an affiliate of Forterra Pipe & Precast in Irving, Texas, acquired the Hanson Pipe & Precast complex at 1300 Bond St. from Pipe Portfolio Owner (Multi) Ltd. of New York.
The 11.79-acre development was purchased for $1.74 million in March 2016 from Forterra Pipe & Precast LLC.
Convenient Buy
A Jacksonville convenience store rang up an $850,000 sale.
Gas N Go Investments LLC, led by Anwer Hermani, bought the 3,324-SF project at 1801 Military Road.
The seller is Victory Lane Inc., led by Majid Adineh-Kharat.
The deal is funded with a three-year loan of $722,000 from First Community Bank of Batesville.
The 1.17-acre development previously was linked with a February 2005 mortgage of $880,000 held by First Arkansas Bank & Trust.
The location was acquired for $90,000 in November 2003 from Remmel Hames.
Industrial Land
An 18.3-acre site in North Little Rock drew a $613,683 transaction. Old Dominion Freight Line Inc. of Thomasville, North Carolina, purchased the land near the southeast corner of Industrial Drive and Faulkner Lake Road from J.A. Riggs Tractor Co., led by John Riggs.
The company bought the land from John A. Riggs III, trustee, in November 2012 as part of a $577,000 deal for 27.7 acres.
Good Earth
Nearly 115 acres near the Arkansas River in west Pulaski County sold for $460,000.
The Good Earth Properties LLC, led by Greg and Julie Curtis, acquired the land about 2 miles north of the Natural Step community from Marcus, Randi, Jerry and Carolyn Bryant.
The Bryants purchased the land for $500,000 in August 2006 from Roland Bottoms Farms LLC, led by Henry and Anna Cooper.
Robinwood Manor
An 8,308-SF home in Little Rock’s Robinwood neighborhood tipped the scales at $1.17 million.
Winston and Kristine Patterson bought the house from Harry Erwin III and his wife, Terri. The deal is backed with a one-year loan of $895,000 from IberiaBank of Lafayette, Louisiana.
The residence and adjoining property were acquired from Phoebe and Ralph Norman for $380,000 in April 1991 and $80,000 in August 1991.
Orle Residence
A 5,327-SF home in the Orle Circle neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $935,000 deal.
