NLR Circle K Sale Tops $4.2M Mark (Real Deals)Lock Icon

A 3,600-SF convenience store in North Little Rock weighed in at $4.23 million.

CK Pike LLC of San Diego bought the Circle K at 1604 Pike Ave. from Conark LLC of El Paso, Texas.  Conark provided a $2.5 million mortgage to fund the transaction.

Conark purchased the 0.88-acre development for $3.9 million in October 2023 from Blue CK RD LLC, led by Jared Coleman.

State Lands Office

New digs for an arm of Arkansas’ state government in west Little Rock tipped the scales at $3.5 million.

Tommy Land, Commissioner of State Lands, acquired the 21,600-SF 7003 Valley Ranch Drive office building from KLWK Properties LLC, led by Wes Kirtley.

KLWK Properties purchased the 2.3-acre site for $602,000 in August 2005 from FC Grass Farms Partnership, led by Robert Shults.

FC Grass Farms bought the property in August 1994 as part of a $681,000 deal with Phillip Elkins.

Heights Commercial

A 6,450-SF commercial project in the Heights area of Little Rock drew a $1.85 million transaction.

The Retzer Group Inc., led by Michael Retzer, acquired the home of The Pizzeria and Diet Center at 4910 Kavanaugh Blvd. The seller is KAV Realty LLC, led by Walter Quinn.

The deal is backed with a one-year loan of $1 million from Simmons Bank of Pine Bluff. KAV Realty purchased the 0.41-acre development in April 2022 as part of a $3.1 million deal with Lyto Inc., led by Thomas Samuel.

Access Acquisition

Adjoining projects in Little Rock sold in combined deals totaling $1.53 million.

Access Group Inc., led by Tammy Williams, bought the 21,264-SF former Miss Selma’s School complex at 7814 T St. for $795,000. The seller is Jamai Properties LLC, led by Khairunisa Khan. Jamai Properties acquired the 2.14-acre development for $600,00 in July 2024 from Miss Selma’s Property LLC, led by Robin Smith.

Access Group also purchased the 4,800-SF commercial project at 7801 Cantrell Road for $735,000 from EBS Investments LLC, led by Elaine Smith.

The 0.64-acre property was assembled in deals with the Louis E. Bona & Mary K. Bona Joint Revocable Trust, $450,000 in March 2006; and H.L. Wadley Inc., an undisclosed sum in August 2000.

Office-Warehouse Buy

A 20,433-SF office-warehouse in Little Rock changed hands in a $1 million deal.

G&M Drywall Inc., led by Frederick Guyant Jr., acquired the 9222 Interstate 30 project from JEA Investments LLLP, led by John Allen IV.

JEA Investments purchased the 3.55-acre development for $275,000 in April 2015 from Clifton Family LLLP, led by Norman Clifton.

Clifton Family bought the property for $170,000 in November 2014 from Triumphant Deliverance Fellowship International Inc., led by Ronald Bailey.

Restaurant Redo

A 3,344-SF pizzeria project in North Little Rock rang up a $395,000 sale.

El Muelle De San Blas LLC, led by Margarita Montiel Tarango, Lizette Vazquez Montiel and Juan Vazquez Diaz, purchased the former U.S. Pizza location at 3324 Pike Ave.

The seller is Waller Investments LLC, led by Judy Waller. The deal is financed with a 20-year loan of $316,000 from Arvest Bank of Fayetteville.

The 0.61-acre development was acquired for $165,000 in March 1988 from Carl McAllister, James Reed, Paul Anderson Jr., James Seabrook Jr., Lanny Schulz, Roger Laubach and Jack Dean.

Rash Transaction

A vacant 9,308-SF retail project in Little Rock is under new ownership after a $300,000 deal.

7214 Cantrell LLC, led by Frank Cox III, bought the former namesake address of Ken Rash’s Outdoor Furniture from Lawrie Rash.

The deal is funded with a $255,000 loan from Riverside Bank of Sparkman.

The 1.01-acre development was purchased for $225,000 in January 1992 from Norma Jean Lockwood.

Forest Heights Place

A 4,970-SF house in Little Rock’s Forest Heights Place neighborhood weighed in at $1.78 million.

Simon Mears and Mary Kelly acquired the house from Casey Mikula and Rebecca Roden.

Mikula and Roden purchased the residence for $1.7 million in March 2023 from Jeff Fuller Homes LLC.

Jeff Fuller bought the property in July 2021 as part of a $1 million deal with Sylvester and Irena Pupkowski.

Carmel Abode

A 6,816-SF home in west Little Rock’s Carmel neighborhood tipped the scales at $1.35 million. The James Barnes Revocable Trust purchased the house from Kent and Dianne Myers.

The Myers family bought the residence for $1.1 million in May 2022 from the Faulkner Family Qualified Personal Residence Trust, led by Brianne Faulkner Bush and Amy Parker.

James and Joyce Faulkner acquired the 1.03-acre site for $88,000 in December 1986 from Western Little Rock Co., led by Floyd Fulkerson.

PV Residence

A 4,878-SF home in west Little Rock’s Pleasant Valley neighborhood drew an $822,500 transaction.

Douglas and Treka Malmstrom bought the house from William and Katherine Lewis.

The deal is backed with a five-year loan of $658,000 from Sterling Bank of Poplar Bluff, Missouri.

The Lewis family purchased the residence for $474,000 in October 2017 from Jonathan and Lisa Piechocki.

Greystone Manor

A 5,581-SF home in west Pulaski County’s Greystone Manor neighborhood sold for $750,000.

William and Katherine Lewis acquired the house from Tara Johnson and Jonathan Cresci. The deal is financed with a 30-year loan of $600,000 from Encore Bank of Little Rock.

Johnson and Cresci bought the residence for $624,000 in October 2019 from Patrick and Kellie Kircher.

Chenal Lot

Spa City Hospitality LLC, an affiliate of Little Rock’s Pinnacle Hospitality Group, paid Chenal Lot 8 Development Co. LLC $2.28 million for a 2.6-acre parcel near the northeast corner of Chenal Parkway and Rahling Road in west Little Rock.

Chenal Lot 8, led by Leonard Boen, purchased the property in May 2024 as part of a $6 million deal with PotlatchDeltic Real Estate LLC.
