North Little Rock Hotel Checks In at $5.1M (Real Deals)Lock Icon

A 99-room hotel in North Little Rock weighed in at $5.1 million.

Ram-Leela Hospitality LLC, led by Chirag Patel, bought the La Quinta Inn & Suites at 4311 Warden Road from Jai Om Hospitality LLC of Missouri City, Texas.

The deal is financed with a 25-year loan of $5 million from Peoples Bank of Mendenhall, Mississippi.

Jai Om acquired the 2.02-acre development for $5.1 million in June 2021 from CPLG Properties LLC, an affiliate of CorePoint Lodging in Irving, Texas.

Cypress Bend

Nearly 100 homesites in Maumelle tipped the scales at $4.75 million.

Little Rock LD, an affiliate of Millrose Properties in Miami, purchased 98 lots in the Cypress Bend at White Oak Crossing neighborhood. The seller is Im Development LLC, led by Steve Im.

The land, a mile north of Maumelle Boulevard off Counts Massie Road, was bought in March 2000 as part of a $170,000 deal with Maumelle Investors Partnership I, led by Ron Fuller, Tommy Venters and Vernon Wade.

Office Transaction I

A 21,742-SF piece of a west Little Rock office building changed hands in a $3.96 million deal.

Midpoint Real Estate LLC, led by Gina Moran, Tamara Lee, Mark Glover, Paul Osborn, Brent Sharpmack, Jeremy Watson, Rami Kassissieh and Karen Garrett, acquired the space in the Paramount Building at 11025 Anderson Drive.

The seller is Paramount Holdings LLC, led by Isaac Smith. The deal is backed with a $3.3 million loan from Centennial Bank of Conway.

Paramount Holdings purchased the 2.04-acre development for $3.6 million in September 2013 from Little Rock’s Alltel Corp.

Sherwood Combo

Neighboring automotive projects in Sherwood combined for a $2.75 million transaction. Crain Investments Ltd., led by Larry Crain Jr., bought the 10,684-SF 4Wheels at 5620 Warden Road and the 2,550-SF Car Choice dealership at 5600 Warden Road.

The seller is Bayird Properties LLC, led by Keith and Amy Bayird.

Bayird acquired the 2.9-acre development for $2.4 million in March 2017 from Terraforma LLC and 5620 Warden Road LLC, both led by Doug Meyer and David Bruning.

Office Transaction II

A 10,500-SF office building in west Little Rock rang up an $875,000 sale.

Merrill Drive Building LLC, led by Bhu Makan, purchased the 1431 Merrill Drive project from Darragh Investment Co. LLC, led by Kramer Darragh.

The deal is funded with a 20-year loan of $940,000 from Cadence Bank of Tupelo, Mississippi.

The 0.55-acre development was bought for $800,000 in May 1993 from Fidelity Plaza Partnership, led by Willis Smith and Lee Stephens.

Office Transaction III

A 4,308-SF office building in west Little Rock is under new ownership after a $750,000 deal.

Glory2God2 LLC, led by Jason Mounts, acquired the 12 Office Park Drive project from Ballenger Properties LLC, led by Dan Ballenger.

The deal is financed with a three-year loan of $700,000 from Simmons Bank of Pine Bluff.

Ballenger Properties bought the 0.61-acre development for $790,000 in May 2008 from James H. Cone Inc.

Sherwood Land

Two commercial parcels in Sherwood sold in a $640,000 deal.

Crain Investments Ltd. purchased a 4.68-acre parcel on the west side of Buffalo Wild Wings at 4600 Silver Creek Drive.

The transaction included a 3.97-acre parcel along Five Mile Creek on the north side of 4Wheel Parts at 5620 Warden Road.

The seller is Terraforma LLC, led by Doug Meyer.

Terraforma acquired the Sherwood land in January 1996 as part of a $324,000 deal with the J.A. Faulkner estate.

Rural Residence

A 3,604-SF home in west Pulaski County’s Northpoint community weighed in at $1.8 million.

Jonathan and Haley Wyatt bought the house from the Fletcher Family Revocable Trust No. 2, led by Dick and Peggy Fletcher.

The deal is backed with a 30-year loan of $1.4 million from Gateway First Bank of Jenks, Oklahoma.

The Fletchers purchased the 21.69-acre property for $273,997 in June 2015.

The seller was Triple M LLC, led by Michael McWilliams.

Ferndale Abode

A 5,584-SF home in the Ferndale area of west Pulaski County tipped the scales at $1.3 million.

Scott and Ann-Elizabeth Wehrle acquired the 6.44-acre spread from William and Joy Rollefson.

The deal is funded with a 30-year loan of $1.1 million from Arvest Bank of Fayetteville.

The Rollefsons bought the residence for $420,000 in June 2001 from Mark and Janet Baker.

Sologne Circle

A 5,468-SF home in west Little Rock’s Sologne Circle neighborhood drew a $1.18 million transaction.

Justin Petrus purchased the house from Stephen LaFrance Jr. and his wife, Wendy. The LaFrances acquired the residence for $960,000 in October 2017 from Bobby Rowlett.

Deauville Place

A 5,529-SF home in west Little Rock’s Deauville Place neighborhood changed hands in a $939,000 deal.

Joseph and Roxanne Dillie bought the house from Rajesh and Pompesh Mehta.

The Mehtas purchased the residence for $895,000 in July 2007 from Pickering Inc., led by David Pickering Sr.

Osage Terrace

A 5,109-SF home in Maumelle’s Osage Terrace neighborhood sold for $843,000.

The Yada Living Trust, led by Gregory and Kimberly Yada, acquired the house from Rhett and Bethany Lane.

The Lanes bought the residence for $729,000 in December 2019 from William and Deborah Hedden.
