Om Purshantam LLC, led by Tanvi Desai, bought the Motel 6 at 4100 E. McCain Blvd. from Little Rock Hotel Group LLC of Denton, Texas. The deal is backed with a five-year loan of $3.1 million from Eagle Bank & Trust of Little Rock.
The 2.63-acre development previously was tied to a November 2015 mortgage of $3.3 million held by International Bank of Commerce in Oklahoma City.
The project was purchased 23 months ago in a $3.8 million deal with Prominent Hotels of Irving, Texas.
Saltgrass Dirt
The future location of a Saltgrass Steak House in Little Rock tipped the scales at $1.11 million.
National Retail Properties of Orlando, Florida, acquired the 1.52-acre site on the north side of the Bass Pro Shop at 1 Bass Pro Drive. The seller is Bass Pro Outdoor World LLC of Springfield, Missouri.
The land was bought in October 2012 as part of a $3 million deal with Town Center LLC, led by Tommy Hodges.
Downtown Deal
A 10,502-SF building in downtown Little Rock changed hands in a $950,000 deal.
Ramacoop Management LLC, led by Srinivasan Ramaswamy and Jay Cooper, purchased the 614 Center St. project.
The seller is Richardson Properties LLC, led by Keith Richardson. The deal is financed with a 20-year loan of $760,000 from One Bank & Trust of Little Rock.
The 0.16-acre development, home to Pinnacle Hotel Group, the Lagniappe @ 610 bar and restaurant and five apartments, previously was linked with a November 2014 mortgage of $675,000 held by First Security Bank of Searcy.
In October 2014, Richardson Properties received the project and $200,000 from Willis Smith and Bek Kaiser and their WRS Holdings LLC and Kaiser LLC in lieu of foreclosure.
Richardson entered the picture in December 2013 by acquiring a $760,000 mortgage held by Regions Bank of Birmingham, Alabama.
Wendy’s Buy
A 3,430-SF Wendy’s in Maumelle rang up an $875,000 sale.
Hamra Realty LLC, led by Carolyn Hamra, bought the 120 Carnahan Drive project from McNeely-Eubanks Enterprises of Dublin, Ohio. The deal is funded with a 15-year loan of $743,750 from Malvern National Bank.
The 1.02-acre development previously was tied to an August 2003 mortgage of $525,000 originated by North Little Rock’s National Bank of Arkansas.
The location was purchased for $510,000 in February 1991 from Hardee’s Food Systems Inc. of Rocky Mount, North Carolina.
Love’s Land
Expansion room for a Love’s Travel Stop in North Little Rock generated a $500,000 transaction.
Love’s Travel Stops & Country Stores Inc. of Oklahoma City acquired a 5.06-acre parcel adjoining the east side of its 11801 Interstate 40 project from Lena Belle Young Stafford Ltd.
The Young family bought the land in June 1927 as part of a $79,614 deal with Lita England, C.N. and Blanche Alexander and Margaret Valentine.
Joubert’s Tab
A 7,500-SF bar in Little Rock is under new ownership after a $342,250 sale.
7303 Kanis LLC, led by Henry Willmuth, purchased Joubert’s Tavern at 7303 Kanis Road from Gerard and Kathy Joubert.
The 0.37-acre development was acquired for $97,000 in December 1996 from Arkansas Children’s Hospital Foundation Inc., led by Larry Woodard.
Residential Tract
A 39.6-acre tract in west Little Rock drew a $275,000 transaction.
C&P Land & Realty LLC, led by Angelo Coppola and Paul Phelps, bought the land near the southeast corner of Interstate 430 and David O. Dodd Road.
The seller is the Tucker Living Trust, led by June Tucker. The deal is backed with a one-year loan of $206,270 from First Security Bank.
The land was assembled as part of four deals totaling $13,700. The sellers were Grace Axley, $900 in April 1941; Henry and Margaret Loesch, $300 in May 1943; J.W. and Lillian Blanton, $1,500 in June 1944; and Hillman Koen Jr. and his wife, Jean, $11,000 in July 1963.
