NLR Office Site Surpasses $4M (Real Deals)Lock Icon

A 19-acre office site in North Little Rock weighed in at $4.09 million.

The Arkansas State Crime Laboratory acquired the land at the southwest corner of Northshore Drive and Northshore Cove from Pfeifer Family Ltd. No. 1, led by Gene Pfeifer.

The property was bought in May 2000 for $2.1 million as part of a 600-acre deal with Karen Smith Riecke and North Shore Ltd., led by Harold Tenenbaum.

Shop Transaction

An 83,695-SF retail center in North Little Rock tipped the scales at $1.75 million.

Moon Rose LLC of Orlando, Florida, purchased the Rose City Shopping Center at 4109-4155 E. Broadway from Clifton Family LLLP, led by Norman Clifton.

The deal is funded with a 10-year loan of $1 million from UT Federal Credit Union of Knoxville, Tennessee.

Clifton Family acquired the 8.79-acre development in August 2023 for $500,000.

The sellers were William and Judy Arnold, Kathy and Donald Hallock, David and Stephanie Arnold, Joseph Arnold, Michael Arnold, Paul Arnold and Andrea LaTier, $150,400; Trust Properties Inc., led by William Daniel Thomas III, $89,550; Richard Mills and Monica Wilson, $71,600; Nancy Bess Rector Trust and Ann Rector Lewis Trust, $59,600; Anne & Robert Hickman Family Ltd., $28,650; Morrison Enterprises LLC, led by James Sloan; DSP Partners Ltd., led by Dana Periman; Maybian Cooke Wardlaw Revocable Trust and Sally Sloan, $28,600; and Diane Tait, $21,500.

Two trusts and a couple received $16,700 each: the Kathleen E. Frey Living Trust, the Christine Marie Coffey-Puccini Living Trust and Patricia Coffey and Arthur Lewis.

Warehouse Buy

A 9,440-SF warehouse in south Little Rock drew a $660,000 transaction.

CAP Management LLC, led by John Helms, bought the Porter Sales project at 6001 Murray St. The seller is Coursey 6001 Holdings LLC and Bell & McCoy Inc., both led by Chris Coursey.

The deal is backed with a $528,000 loan from Centennial Bank of Conway.

The 3.47-acre development was assembled in two deals with Maumelle Gardens Inc., once led by Richard Butler Jr., $225,000 in July 2007; and Brandon Kearney, $33,000 in April 2009.

Estates Sale

A 4,991-SF home in the Horseshoe Lake Estates neighborhood of the Scott community sold for $1.01 million.

Nicholas and Marwah Kotsch acquired the house from Lorne and Lili Saint Christopher.

The deal is financed with a 30-year loan of $757,500 from Deephaven Mortgage LLC of Charlotte, North Carolina.

The Saint Christophers bought the 2.16-acre site for $45,000 in May 2006 from Horseshoe Estates LLC, led by Doris Butler.

Woodlands Edge

A 4,579-SF home in the Woodlands Edge neighborhood of west Little Rock is under new ownership after a $790,000 transaction.

Daniel and Emily Sheaf­fer and Robert Hose purchased the house from Ray and Leslye Shellam. The deal is funded with a 30-year loan of $190,000 from Arvest Bank of Fayetteville.

The Shellams acquired the residence for $631,800 in May 2020 from Dirk Haselow.

Millers Ridge Estates

A 3,200-SF home in the Millers Ridge Estates neighborhood of Sherwood changed hands in a $664,900 deal.

Kevin and Desiree Fisher bought the house from Down Home Customs LLC, led by Tristan Down.

The deal is backed with a 30-year loan of $300,000 from Highlands Residential Mortgage Ltd. of Allen, Texas.

Down Home purchased the 0.39-acre site for $78,900 in July 2023 from Oakdale Estates LLC, led by Randy Wiggins.

Corlay Court

A 3,100-SF home in west Little Rock’s Corlay Court neighborhood rang up a $657,000 sale.

Shailesh and Jay Modi acquired the house from Mid-Ark Drywall Co., led by Jeff James. The deal is financed with a 30-year loan of $507,000 from Highlands Residential Mortgage Ltd. of Allen, Texas.

Mid-Ark bought the 0.31-acre site for $80,000 in April 2023 from Randy James Construction Co.

Heights House

A 1,960-SF home in the Heights area of Little Rock drew a $650,000 transaction.

The Fowlkes Family Revocable Trust, led by David and Vicki Fowlkes, purchased the house from Capital Center Properties LLC, led by Dr. Rhys Branman.

Branman acquired the residence for $430,000 in May 2014 from the Donald L. Mehlburger Insurance Trust.

Beau Vue Estates

The Terry Barnes Revocable Trust paid $2.55 million to the Jason Dickinson Living Trust for a 5,522-SF house in west Little Rock’s Beau Vue Estates neighborhood.

The 6.36-acre site was bought for $210,000 in April 2015 from Beau Vue Estates LLC, led by Ken Shollmier.
