NLR Retail Property Rings Up $4M Sale (Real Deals)

An 8,200-SF retail project in North Little Rock tipped the scales at $4.02 million.

G&T Investments LLC of Las Cruces, New Mexico, acquired the Mattress Firm-Vitamin Shoppe project at 4300-4302 E. McCain Blvd. from McCain Plaza LLC of Los Angeles.

The 0.78-acre development previously was tied to a November 2014 mortgage of $2.8 million held by Farmers Insurance Group Federal Credit Union of Northridge, California.

McCain Plaza purchased the property for nearly $3.8 million in July 2014 from Quattro North Little Rock LLC, an affiliate of Quattro Development of Oak Brook, Illinois.

Clinic Transaction

The sale of a 7,210-SF clinic in west Little Rock weighed in at $2.4 million.

RDG Exchange Holdings LLC, led by Richard Gray, bought the Arkansas Allergy & Asthma Clinic at 5 Executive Center Court.

The seller is Lot 8 Executive LLC, led by Manly Roberts.

The deal is funded with a 20-year loan of $1.7 million from BancorpSouth Bank of Tupelo, Mississippi.

The 1.11-acre development previously was linked with a June 2017 mortgage of $1.7 million held by BancorpSouth.

Lot 8 acquired the location for $209,000 more than three years ago from Westrock Partnership, led by Robert Vogel, Chester Phillips and Gus Blass III.

Mighty Redevelopment

A future Mighty Crab restaurant project in Little Rock is trailing behind an $850,000 transaction involving a historic eatery location.

ZCZ Realty LLC, led by Zhui Zheng, Cheng Chen and Zhengquan Zhang, purchased the 5,681-SF longtime home of Catfish City at 1817 S. University Ave.

The seller is Nalley Living Trust, led by Louis Nalley Jr. and his wife, Margaret.

The deal is financed with a 10-year loan of $765,000 from the trust.

The 0.93-acre property was assembled in four transactions totaling $9,500.

The seller in all four deals was Fourche River Land Co., led by H.F. Buhler: $2,000 in June 1959 and three September 1960 transactions totaling $7,500.

Warehouse Purchase

A 4,745-SF warehouse in east Little Rock rang up a $245,000 sale.

Live Edge LLC, led by Daniel and Rebekah Fowler, acquired the 1020 E. Sixth St. project. The seller is DDG Holdings LLC, led by Gabriel Holmstrom and James Bryant.

The deal is backed by a five-year loan of $527,000 from IberiaBank of Lafayette, Louisiana.

The 0.23-acre development previously was tied to a January 2016 mortgage of $136,000 held by Arvest Bank of Fayetteville.

DDG Holdings purchased the property for $170,000 more than four years ago from Joseph Beck III and his wife, Wanda.

Church Acquisition

A 2.4-acre church property adjoining commercial land in east Little Rock is under new ownership after a $75,000 deal.

Ben Davis Properties Management LLC bought the Greater Charity Church of Faith at 7 Griffin Road. The seller is the Central District of the Arkansas Annual Conference UMB Inc.

The property near the northwest corner of Interstate 440 and Fourche Dam Pike was acquired for a nominal price in March 1992 from Givens Roy II and his wife, Ollie.

Woodlands Edge

A 7,300-SF home in the Woodlands Edge neighborhood of west Little Rock tipped the scales at $1.4 million.

Anna Marie Privratsky and Bradley Fogel purchased the residence from Randy Wright Builders LLC.

The deal is funded with a 30-year loan of $1.1 million from U.S. Bank of Cincinnati.

The residence previously was linked with a May 2019 mortgage of $909,500 held by First Security Bank of Searcy.

The location was bought for $175,000 in May 2018 from David and Lindsey Walt.

Hallen Court

A 4,687-SF home in west Little Rock’s Hallen Court neighborhood sold for $830,000.

Bobby Portis Jr. acquired the house from Frank and Clarice Morgan. The deal is financed with a 30-year loan of $510,400 from Arkansas Federal Credit Union of Jacksonville.

The residence previously was tied to an April 2017 mortgage of $576,000 held by Little Rock’s Bank OZK.

The Morgans purchased the site for $126,000 in December 2016 from Deltic Timber Corp. of El Dorado.

Eddswood Abode

A 4,538-SF home in the Eddswood neighborhood of west Pulaski County changed hands in a $672,011 deal.

Jessica Jones bought the house from Earl’s Family Trust, led by Bruce and Susanne Clinton.

The residence previously was linked with a December 2012 mortgage of $368,000 held by First Security Bank.

The location was acquired for $53,000 in January 2012 from the Carolyn F. Schmitt Trust.

Osage Falls

A 4,349-SF home in Maumelle’s Osage Falls neighborhood drew a $598,900 transaction.

Viki Zabala purchased the house from Thomas Pangburn. The deal is backed with a 15-year loan of $479,120 from Orion Federal Credit Union of Memphis.

The residence previously was tied to an October 2016 mortgage of $368,000 held by Bank OZK. Pangburn bought the property for $460,000 more than three years ago from Wade Anderson.

Cliffewood Residence

A 2,994-SF home in Little Rock’s Cliffewood neighborhood rang up a $558,000 sale.

The Sue S. Williamson Revocable Trust acquired the house from William and Theresa McClung.

The McClungs purchased the residence for $578,000 in May 2017 from David and Barbara Pryor.

Overlook Park

A 4,477-SF home in Little Rock’s Overlook Park is under new ownership after a $535,000 deal.

Hearthside Properties LLC, led by Robbin Rahman, bought the house from John and Monica Aruffo.

The Aruffos acquired the residence for $330,000 in July 1990 from Harold and Judy Tenenbaum.
