NLR Retail Property Tops $3.7M Mark (Real Deals)Lock Icon

A 2.09-acre piece of North Little Rock’s McCain Mall development tipped the scales at $3.73 million.

3911 McCain LLC of Long Beach, California, bought its namesake address, home of a 6,784-SF LongHorn Steakhouse. The acquisition includes the neighboring 11,024-SF project at 3913 McCain Blvd., where McCain Nails & Spa and Aspen Dental conduct business.

The seller is Seritage SRC Finance LLC, an affiliate of New York’s Seritage Growth Properties, a July 2015 spinoff of Sears Roebuck & Co.

The deal is financed with a two-year loan of $5 million from Celtic Bank Corp. of Salt Lake City.

Sears received the land at no cost in November 1971 from Metropolitan Trust Co., led by Justin Matthews III.

Salute Sale

A 3,136-SF package store in west Little Rock weighed in at $1.27 million.

Kaur Real Estate LLC, led by Rajwinder and Rupinder Kaur, acquired Salute Wine & Spirits at 10700 W. Markham St. The seller is TaytayJack LLC, led by Paul Bowersock.

The deal is backed with a 20-year loan of $646,000 from Stone Bank of Mountain View.

TaytayJack bought the 0.36-acre development for $450,000 in November 2016 from Gray-Van Inc., led by Larry Grayson.

Hotel Land

Land for a 120-room hotel project in downtown North Little Rock was assembled in deals totaling $1.2 million.

Affiliates of Makan Hospitality Management, led by Bhu Makan, purchased the property in three deals with the city of North Little Rock.

Argenta Parking LLC acquired a 1.46-acre parking lot at the northeast corner of Washington Avenue and Poplar Street for $600,000. The city assembled the property as part of deals totaling more than $270,000 with the John Matthews Co., $130,000 in April 1967; the Union Pacific Railroad Co. of Omaha, Nebraska, $85,000 in November 2005; Roy and Dolly Barker, $28,000 in September 1967; P.D. and Bessie Young and Virgil and Dorothy Young, $26,900 in April 1965; and deals of undisclosed value with Martha Shelby in December 1965 and Luther and Iva Ott in February 1967.

Argenta Hospitality LLC bought from the city of North Little Rock a 0.98-acre former Greyhound Bus terminal site at the southeast corner of Washington and Poplar for $570,650 and a 0.19-acre property at the northeast corner of Poplar and Riverfront Drive for $50,000.

The city acquired the properties from Greyhound Lines Inc. of Dallas in July 2021 for $650,000; and Betty Howell in July 1968 for an undisclosed sum.

NLR Commercial

A 5,000-SF warehouse-showroom in North Little Rock changed hands in a $400,000 deal.

Ron Davis Property Management LLC bought the Fastenal project at 10300 Riverview Corporate Drive from AR Fast Partners LLC, led by T.J. Lefler.

The limited liability company purchased the 1.03-acre development in April 2021 as part of a $1.6 million deal with Underwood Properties LLC, led by Robert and Sharon Underwood.

Terra Bella

A 3,775-SF home in west Little Rock’s Terra Bella neighborhood rang up an $800,000 sale.

Logan and Helen Benoist acquired the house from the Kenneth L. Harrison Revocable Trust.

The deal is funded with a 30-year loan of $720,000 from First Financial Bank of Abilene, Texas.

Harrison bought the residence for $380,000 in March 2001 from Kevin Barre Construction Co.

Caurel Court

A 4,356-SF  home in west Little Rock’s Caurel Court neighborhood drew a $746,000 transaction.

Raymond and Sheena Barlow purchased the house from Big Rock Innovative Properties LLC, led by Kimberly Santos. The deal is financed with a 30-year loan of $671,400 from Arvest Bank of Fayetteville.

Big Rock acquired the property for $275,000 in May 2023 from Superstar Investment Inc., led by Shandale Smith.

Woodlands Edge

A 4,010-SF home in the Woodlands Edge neighborhood of west Little Rock sold for $732,000.

Vladimir Kostyurenko and Kaylie Adney bought the house from Alexis Tashima.

The deal is backed with a 30-year loan of $586,000 from Eustis Mortgage Corp. of Shreveport.

Tashima purchased the residence for $705,000 in June 2023 from Jeremy and Ashley Antipolo.

Waterview Meadows

A 3,114-SF home in west Pulaski County’s Waterview Meadows neighborhood is under new ownership after a $705,560 transaction.

Donald Bowers III and his wife, Kathleen, acquired the house from Jack Ferguson LLC.

The deal is funded with a 30-year loan of $705,560 from City First Mortgage Services LLC of Bountiful, Utah.

The 0.51-acre site was bought in September 2007 as part of a reported $7.8 million transaction with Waterview Estates LLC, led by Rick and Randy Ferguson.

Forest Heights Place

A 2,280-SF home in Little Rock’s Forest Heights Place neighborhood changed hands in a $661,000 deal.

Jane Johnson purchased the house from Patrick and Krystin Manning.

The Mannings acquired the residence for $595,000 in March 2022 from Gena and Matthew Miller.

Millers Ridge Estates

A 3,105-SF home in the Millers Ridge Estates neighborhood of Sherwood rang up a $655,000 sale.

Christopher and Brandy Watson bought the house from Tristan and Logan Down. The deal is financed with a 30-year loan of $480,000 from Bank of Little Rock Mortgage Corp.

The Downs purchased the 0.45-acre site for $76,400 in May 2023 from Oakdale Estates LLC, led by Randy Wiggins.

Longlea Estates

A 4,140-SF home in the Longlea Estates neighborhood of west Little Rock drew a $650,000 transaction.

Jerry and Buf­fie Johnson acquired the house from the Robert & Linda Holmes Joint Trust. The residence was bought for $410,000 in June 2006 from Nikos and Tami Papanikolaou.

Cabin & Land

10418 Garrison Road LLC, led by Gene Ludwig, sold a 540-SF cabin on 39.3 acres in west Pulaski County for $1.17 million to Chase Martin.

James and Scott Mason purchased the property for $155,000 in December 1989 from Ann Rhodes.
