NLR’s West Scenic Apartments Tops $3.9 Million Mark (Real Deals)Lock Icon

A 140-unit apartment project in North Little Rock weighed in at $3.95 million.

West Scenic Partners LLC of St. Louis purchased Scenic Hill Apartments at 605 and 1207 W. Scenic Drive. The seller is Scenic Hill Properties Ltd., led by James Kincannon.

The deal is backed with a $4.3 million funding agreement from The Business Bank of St. Louis.

The 11.31-acre development was acquired for $1.18 million in January 2001 from West Scenic Apartments Ltd., led by Marshall Coffman.

Riverdale Land
A 3.31-acre commercial site in Little Rock’s Riverdale area tipped the scales at $1.42 million.

RH8 Investment Riverdale LLC, led by Mack McLarty, bought the parcel on the east side of Riverfront Drive between Canal Pointe and Riverbend Road. The seller is River Tower LLC, led by Jim Hathaway.

The property previously was tied to a January 2006 mortgage of $1.4 million held by Curtis Finch.

The land was purchased for $1.4 million more than 11 years ago from Pleasant Valley Inc., led by Marion Burton.

Convenient Buy
A Jacksonville convenience store changed hands in a $770,000 deal.

Jong Kim acquired the Valero project at 705 S. First St. from Han & Son Inc., led by Keong Son.

The deal is funded with a three-year loan of $655,000 from First Arkansas Bank & Trust of Jacksonville. The 0.99-acre development previously was linked with a December 2011 mortgage of $607,750 held by the bank.

Han & Son bought the property for $845,000 more than five years ago from Wael and Sueha Alami.

Branch Transaction
A bank branch in downtown Little Rock rang up a $670,000 sale.

Michael and Daphne Fuqua purchased the former Allied Bank location at 1022 W. Capitol Ave. from Today’s Bank of Huntsville.

Today’s entered the ownership picture as part of its regulatory-aided takeover of the insolvent bank. The 0.52-acre development was acquired for $300,000 in November 2001.

The sellers were Mary Catherine Drennan, Leonard Drennan, Mary Yatsevitch, Margaret Yatsevitch, Stephanie Yatsevitch, Michael Yatsevitch, McGregor Yatsevitch, Susan Terry Borne, Elizabeth Terry Foti, Joseph Terry, Tonya Terry Smith, William Terry, Joan Terry Oliver and the Adolphine F. Terry Trust.

Apartment Sale
A four-unit multifamily project in the Hillcrest area of Little Rock drew a $585,000 transaction.

The namesake revocable trusts of Byron and Linda Southern bought the apartments at 5614-16 B St. from the Rodney Chandler Living Trust.

The 0.2-acre development previously was tied to a pair of November 2015 mortgages of $225,000 held by First Community Bank of Batesville.

The location was purchased for $45,000 in September 2015 from Ricks Properties LLC, led by Jett Ricks.

Retail Purchase
A 7,872-SF retail project in Sherwood sold for $425,000.

JWJ Investments LLC, led by Steven Jenkins, acquired the 0.82-acre development at 8200-14 Hwy. 107 and an adjoining 1.08-acre parcel.

The sellers are Forrest and Peggy Penny and McSisters LLC, led by Diana McBride and Susan McCord.

The properties previously were linked with an October 2009 mortgage of $145,000 held by Centennial Bank of Conway.

The 0.82-acre parcel was assembled in deals with Drummond Funeral Home Inc., led by Denver Roller, $22,000 in August 1972; and John and Audrey Dean, $28,000 in July 1973. The adjoining land was bought from the Deans for $22,000 in November 1984.

Heights Home I
A 4,051-SF home in the Heights area of Little Rock is under new ownership after a $900,000 transaction.

Ross and Sarah Davis purchased the house from John and Caroline Morgan. The deal is financed with a 13-year loan of $425,000 from Regions Bank of Birmingham, Alabama.

The residence previously was tied to an August 2016 mortgage of $417,000 held by Simmons Bank of Pine Bluff.

The Morgans acquired the property for $699,000 in August 2014 from James Rankin III and his wife, Ashley.

Robinwood Residence
A 4,571-SF home in Little Rock’s Robinwood neighborhood changed hands in a $810,000 deal.

Thomas and Anna Dickinson bought the house from Elizabeth Gill. The deal is backed with a 26-year loan of $648,000 from Regions Bank.

The residence previously was linked with a September 2014 mortgage of $417,000 held by First Financial Bank of El Dorado.

The property was purchased for $770,000 in May 2014 from Cynthia Hubach and Ashley Campbell.

Club House
A 2,768-SF home near the Country Club of Little Rock rang up a $725,000 sale.

Andre and Emily Wineland acquired the house from Ross and Sarah Davis. The deal is funded with a 30-year loan of $735,000 from Arvest Bank of Fayetteville.

The residence previously was tied to a September 2011 mortgage of $367,500 held by Regions Bank.

The Davis family bought the property for $565,000 in August 2009 from Joseph Sabb Jr.

River Heights Abode
A 3,558-SF home in Little Rock’s River Heights neighborhood drew a $670,000 transaction.

Swamp Fox Pictures LLC, led by Kathryn Tucker, purchased the house from the Alice F. Lightle Revocable Trust. The deal is financed with a one-year loan of $475,000 from First Security Bank of Searcy.

The residence previously was linked with a November 2013 mortgage of $410,000 held by Riverside Mortgage Co. of Little Rock.

The property was acquired for $373,000 in December 2012 from the Edwin O. Krouse Revocable Trust.

Arbors Dwelling
A 3,749-SF home in The Arbors neighborhood of west Little Rock’s Chenal Valley development sold for $645,000.

Chris and Jessica Palmer bought the house from Christopher and Colleen Michaelis.

The deal is backed with a 30-year loan of $395,000 from Simmons Bank. The residence previously was tied to a November 2012 mortgage of $455,570 held by Bank of America in Charlotte, North Carolina.

The Michaelis family purchased the property for $595,000 nearly five years ago from Ben and Jean Duggan.

Lamarche Place
A 4,147-SF home in the Lamarche Place neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $518,000 deal.

Wayne and Kristin Lyle acquired the house from Anthony and Gayle Gordon. The deal is funded with a 30-year loan of $518,000 from Arvest Bank.

The residence previously was linked with an October 2010 mortgage of $410,000 held by Cornerstone Mortgage Center Inc. of Little Rock.

The Gordons bought the property for $505,000 in July 2003 from HRH Builders Inc., led by William Darby Jr.

Heights Home II
A 2,109-SF home in the Heights area of Little Rock changed hands in a $500,000 sale.

Joshua Lesko and Sarah Dayer purchased the house from Louis and Ida Etoch. The deal is financed with a 30-year loan of $400,000 from Simmons Bank.

The residence previously was tied to a July 2012 mortgage of $321,600 held by Regions Bank.

The Etochs acquired the property for $407,000 five years ago from JAJ Holdings LLC, led by Jordan and Angie Johnson.
