Northwest Arkansas’ Most Expensive Home Sales of 2024Lock Icon

The numbers keep going up and up in northwest Arkansas.

In 2022 and 2023, the region that is centered on Benton and Washington counties saw 200 or more homes sold for $1 million or more. Well, 2024 came and put those previous records to shame.

The area saw 294 homes sold during 2024 for $1 million or more, easily surpassing 2022’s record year of 217. Benton County surpassed 200 by itself with 241 homes ringing in at $1 million or more.

“It’s the growth of the whole area, and this area has continued to attract so many different people from all over since 2020,” said Cody Duley of Keller Williams’ Duley Group in Rogers. “Our area has become one of the top five places in the U.S. to live. We’ve got a healthy economy. We have Walmart and Tyson Foods and [other] top corporations bringing people here.

“We have the bike trails. We have the art museum and we’re about to have a crazy medical facility in Bentonville. We’ve got four seasons, we’ve got the lake, and I think there’s just a lot of things here that attract people.”

Arkansas Business, for the fourth consecutive year, increased the floor price of the home sales it follows by $250,000 for this feature on northwest Arkansas. The accompanying graphic shows sales of $2 million or more; in 2021, the floor was set at $1.25 million.

As recently as 2020, Arkansas Business could fit the region’s $1 million home sales on one page of print — Benton and Washington counties combined for just 64 $1 million homes sold in 2020. This past year, Washington County had 53 alone.

Once again, the most popular destination for the upscale homebuyer was the gated Pinnacle subdivision that surrounds the Pinnacle Golf Course in Rogers, although its numbers dropped from a year ago. It appears Pinnacle has settled into a one-year hot, one-year mild cycle: Since 2021, there have been 35, 27, 36 and, most recently, 26 homes sold for $1 million or more.

Duley was the seller’s agent for the second-most expensive home sold, a $4.1 million Beaver Lake home on Old Campbell Road. The buyers of that home, Tracy and Mitzi Hoover of Stillwater, Oklahoma, also sold the No. 5 home, on Beaver Lake as well, for $3.53 million.

Another buyer showed up twice: Premier Investments LLC, led by David Slone, the CEO of Superior Automotive Group in Fayetteville. Slone spent $7 million for the No. 3 and No. 10 homes on the list, both of which are in the downtown Bentonville area.

One top 10 home, the $3.04 million ninth-place home in Pinnacle, made the list for the third time in six years. It was sixth in 2018 at $1.58 million and seventh in 2023 at $2.78 million.

Downtown Bentonville has become an attractive option for upscale buyers in the wake of Walmart’s new home office. Tara Limbird of the Limbird Group in Rogers said she remembers meeting a member of the Walton family about building more upscale homes in Bentonville a few years ago and being a little doubtful about the idea.

“Their big thing is they wanted to create more high-end homes, and I first thought it didn’t seem like the right thing to do. They said, ‘We know people who want to move here from San Francisco and different areas, and they want to be in the downtown area.’ They don’t want to buy a house and have to spend the time and money to renovate it. They just want to walk right into a luxury home.”

This five-bedroom, 5½-bath is two stories and sits on 3.6 acres in uptown Rogers. The home has a three-car garage and a 1,200-SF apartment and is adjacent to the Uptown Terrace development. The home is expected to be turned into a commercial development. The buying LLC is led by Eric Olavson, the senior legal counsel of Zuru Toy Co. of El Segundo, California. The selling LLC is led by Bapuji Kothapalli, the CEO and founder of Laksan Technologies in Edison, New Jersey.


2. $4.10 Million

This five-bedroom, seven-bath home overlooking Beaver Lake sits on 6 acres and includes two boat slips. The home has a pool, pergola, three fireplaces and a hot tub. Tracy and Mitzi Hoover are retired business owners from Stillwater, Oklahoma. David and Karen Miller are retired and live in Lone Tree, Colorado, after selling their second home on Beaver Lake.

This home sits on 5 acres in downtown Bentonville. It has four bathrooms and an attached garage. It is across the street from Bogle Park, named after the home’s former owner. Premier Investments LLC is led by David Slone, the chairman and CEO of Superior Automotive Group in Fayetteville. Slone bought an adjoining property on Jefferson Street in February, and Premier also bought the No. 10 home on this list. David Bogle is a philanthropist and the founder of the Museum of Native American History in Bentonville.


4. $3.8 Million

This three-story home is on the golf course at Pinnacle Country Club and has five bedrooms and seven bathrooms. It has a host of amenities including a bar, butler’s pantry and 2,000 SF of outdoor patio space. Martin Tinnin is the founder of Fox Trail Distillery and the grandson of Johnnie and Johnelle Hunt, the founders of J.B. Hunt Transport Services Inc. of Lowell. David Metcalf, a pediatric home care executive, bought a different home that was the ninth most expensive in 2019.


5. $3.53 Million

Amber Rusell is the senior vice president of terminals and pipelines for the British energy company BP. Tracy and Mitzi Hoover are retired business owners from Stillwater, Oklahoma, and the buyers of the second most expensive home in this list.


6. $3.5 Million

Jason Bliss is an entrepreneur who has started numerous businesses. Jason Enderle is the owner of Enderle Homes, which builds customized residences.

Christa McDaniel is the executor of the McDaniel Revocable Trust. Howard McDaniel died in 2023 and was a businessman.

Todd Tuls is the owner of the Tuls Dairies in Rising City, Nebraska, which runs dairy farms in three states. Randy Salley is a former Walmart Inc. executive who founded an IT company.

This six-bedroom, eight-bathroom home makes its third appearance on the most expensive list in six years. It was the sixth most expensive home in 2018 when it sold for $1.58 million and seventh in 2023 when it sold for $2.78 million. Floyd Hammond is the COO of Ameredev of Austin, Texas, an oil and gas exploration and production company. Martin Hannon is a family medicine doctor in Rogers. Amber Sills is an OB/GYN in Bentonville.

The buying LLC is led by David Slone, who is the chairman and CEO of Superior Automotive Group in Fayetteville. It also bought the No. 3 home on this list. Devin Cole is the president of Tyson Foods’ global McDonald’s division.
