Two Little Rock nursing homes changed hands in tandem deals totaling $9.1 million.
Rolling Hills H.C. Inc., led by Joey Wiggins, purchased the 139-room Sandalwood Healthcare project at 2600 John Barrow Road for $5 million and the 70-room Chenal Rehabilitation & Healthcare Center at 3115 S. Bowman Road for $4.1 million.
The sellers are Sandalwood Arkansas Property LLC, an affiliate of AVIV REIT Inc. of Chicago, and FC Encore Properties B Holdco LLC, an affiliate of Formation Capital of Atlanta.
The deals are financed with a five-year loan of $7.8 million from Southern Bank of Poplar Bluff, Missouri.
The 4.77-acre Sandalwood development was acquired for $4.5 million in December 2011 from Silver Pointe of Little Rock LLC, led by Richard Griffin II.
The 4.48-acre Chenal Healthcare development was bought for $3.5 million in February 2016 from Diamond Senior Living LLC, an affiliate of GE Capital of Norwalk, Connecticut.
Byrider Purchase
An auto sales project in Sherwood weighed in at $3.2 million. 6055 LLC, led by Matthew Enderlin, acquired the 16,155-SF J.D. Byrider dealership at 6055 Landers Road from Enoch Enterprises of Arkansas Ltd. of Tyler, Texas.
The deal is funded with a 20-year loan of $2.7 million from Central Bank of Little Rock. The 2.5-acre development previously was tied to a December 2016 mortgage of $1.3 million held by BTH Bank of Quitman, Texas.
Enoch Enterprises purchased the property for $1.4 million in March 2011 from Marple Auto Sales Inc., led by Roy Marple.
Convenient Transaction
A convenience store-car wash combo in Little Rock rang up an $870,000 sale.
Han Cho and Grace Cho bought the 12106 Sardis Road project from MCK Yoo LLC, led by Myung and Chun Yoo.
The deal is backed with a three-year loan of $571,250 from First Community Bank of Batesville and a $300,000 mortgage carried by MCK Yoo.
The 0.94-acre property was acquired for $210,000 in December 2004 from Guard LLC, led by Haitham Alley.
Dixie Deal
A former Dixie Cafe in southwest Little Rock is under new ownership after a $695,000 transaction.
Ave Inc. of Dallas purchased the 10011 Interstate 30 project from RG Joint Ventures LLC, led by Allan Roberts.
The property will house Doctor John’s, a lingerie and novelty boutique. The 1.73-acre retail development was bought for $675,000 in May 1999 from Luby’s Restaurants Ltd., led by David Byle.
Retail Sale
A 6,426-SF retail property in south Pulaski County sold for $650,000.
AMA Properties LLC, led by Sadiq Ali, bought the 201 W. Dixon Road project from Larry and Janet Garland.
The Garlands carried $645,448 of the sales price. The 0.76-acre site was purchased for $65,000 in July 1994 from C-Store Partnership, led by Barksdale McKay.
Multifamily Buy
A Little Rock apartment building near the Governor’s Mansion drew a $325,000 transaction.
LITOB LLC, led by Thomas Degraff III, acquired the 400 W. 19th St. project. The seller is 19th Spring LLC, led by Cassandra Torro.
The deal is financed with a 25-year loan of $336,000 from Little Rock’s Bank of the Ozarks. The 0.19-acre development was bought for $145,000 in February 2010 from Angelo Hronas.
Busy Bee
A liquor store in north Pulaski County changed hands in a $280,000 deal.
Denovo Properties LLC, led by Patrick and Scarlett Melikian, purchased Busy Bee Liquor at 7418 T.P. White Drive from Simmons Bank of Pine Bluff.
The deal is funded with a five-year loan of $354,000 from First Security Bank of Searcy. The 1.91-acre development was recovered from Stevelor LLC, led by Steve and Lori Crace, in September 2013 at a $370,500 foreclosure sale.
Parking Land
A parking lot in downtown Little Rock rang up a $225,000 sale. Taylor King Enterprises LLC of Arkadelphia bought the 0.49-acre property at the northeast corner of Third and Izard streets from 201 S Izard LLC, led by John Chandler.
The property previously was linked with an August 2015 mortgage of $174,250 held by IberiaBank of Lafayette, Louisiana. The parking lot was acquired in July 2015 as part of a $205,000 deal with the Gregory L. Hatcher Revocable Living Trust.
Farmland Acquisition
More than 129 acres on the eastern outskirts of Jacksonville is under new ownership after a $190,000 transaction.
Corley Enterprise LLC, led by Jeff Corley, purchased the farmland along Governor Wells Road. The seller is DBTLTD Ltd., led by Judith Beale.
The land previously helped secure an April 2012 mortgage of $120,000 held by AgHeritage Farm Credit Services of Little Rock. The property was bought in February 2004 as part of a $121,000 deal with George McCain Jr.
Heights Manor
A 4,971-SF home in Little Rock’s Country Club Heights neighborhood tipped the scales at $2.75 million.
AMMD Properties LLC, led by Merritt and Anne Dyke, acquired the house from the Randolph & Sarah Hopkins Revocable Trust.
The Hopkins family purchased the property for $470,000 in August 1990 from Joseph and Virginia Brown.
Forest Heights Abode
A 2,929-SF home in Little Rock’s Forest Heights Place neighborhood sold for $632,500.
Neil and Sharyn Morton bought the house from Martin and Amber Bynum. The residence previously was tied to a November 2015 mortgage of $417,000 held by One Bank & Trust of Little Rock.
The property was acquired for $500,000 in August 2008 from the Alan B. Tedford Revocable Trust.
Maisons Residence
A 4,553-SF home in the Maisons neighborhood of west Little Rock’s Chenal Valley development drew a $580,000 transaction.
Matt and Kristin Gawlik purchased the house from Frank Hart. The deal is backed with a 30-year loan of $424,100 from Bank of Little Rock Mortgage Corp.
The residence previously was linked with a July 2005 mortgage of $359,650 held by Bank of the Ozarks.
