Oakwood Apartments Sell in $14M Transaction (Real Deals)Lock Icon

A 240-unit apartment project in Jacksonville tipped the scales at $14 million.

MCG Oakwood LLC and MCG Oakwood TIC II LLC, both of Lakewood, New Jersey, bought Oakwood Apartments at 1310 Smithwick Drive in an 84/16 split.

The seller is Andmark Oakwood Apartments LLC, an affiliate of the AndMark real estate investment firm of Los Angeles.

The buyers assumed an April 2022 mortgage of $10.3 million held by the Federal Home Loan Mortgage Corp.

Landmark purchased the 11.26-acre development for $6.5 million in July 2016 from Valdovinos Properties LLC, led by the Ignacio Valdovinos Revocable Trust.

Country Club Lots

Future home sites in North Little Rock’s Country Club of Arkansas neighborhood weighed in at $2.57 million.

Rausch Coleman Homes Little Rock LLC of Fayetteville acquired 56 lots from Cypress Bay Development LLC, led by John Wright.

The 8.9-acre property was purchased in March 2009 as part of a $550,000 deal with Yong Kim and Ki Kim.

The land was bought for $90,000 in December 1999 from Horton Drywall Inc., led by Kevin Horton.

Wentwood Acquisition

Two dozen units in west Little Rock’s Wentwood Valley Townhomes changed hands in a $2 million deal.

Sulieman Investments LLLP, led by John Sulieman, purchased the 24 townhomes at 2221 Wentwood Valley Drive.

The seller is R&S Asset Management LLC, led by Michael and Robert Sexton. The deal is funded with a three-year loan of $1.2 million from Arvest Bank of Fayetteville.

The units were assembled in deals with Todd and Jill Newton, $89,500; and Alayna Gilliam, $83,900, in October 2014; Harrison Children Enterprises LLC, led by Debra Charlesworth, $80,000; and Joseph and Toni Goble, $88,000, and William and Martha Casey, $65,000, in November 2014; Jaynie Cannon, $85,000 in July 2015; McCray Properties Ltd., led by Kevin McCray, $330,000 for four townhomes in January 2016; Villa Vista LLC, led by John McCormack, $82,000 in January 2016; Promise Properties LLC, led by Mary Shafer, $825,000 for 10 townhomes in April 2016; Joanne Bennett and Michelle Snyder, $82,000, and Michelle and Pat Snyder, $55,000, in September 2017; and William and Mary Thorne, $60,000 in March 2018.

Trailer Transaction

A 5,000-SF trailer facility in Jacksonville rang up an $858,951 sale.

Hitch Holdings LLC of Paris, Texas, bought Thunderbolt Trailers at 7503 John Harden Drive from Ruben and Esther Wall.

The Walls acquired the 5.03-acre property for $300,000 in October 2022 from Strzelecki Enterprises Inc., led by Kimberly Strzelecki. The land was purchased for $195,000 in May 2021 from Lonoke Properties LLC, led by Doug Holmstrom.

Valley Falls

A 5,933-SF home in west Little Rock’s Valley Falls Estates neighborhood tipped the scales at $1.9 million.

The Ramsey Family Revocable Trust, led by Luke and Jill Ramsey, acquired the house from Barton and Marion Hankins.

The deal is financed with a 30-year loan of $1.2 million from Regions Bank of Birmingham, Alabama.

The Hankins family bought the residence for $1.5 million in June 2019 from No. 2 Spring Valley Lane LLC, led by Ayasha Thomason and the Rodney A. Thomason Revocable Trust.

Pleasant Valley

A 4,292-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $990,000.

Jordan and Derrick Henry purchased the house from Clinton Davis.

The deal is backed with a 30-year loan of $736,000 from Morgan Stanley Private Bank of Purchase, New York.

Davis bought the residence for $715,000 in April 2019 from Ryan and Sharon Ainsworth. They acquired the property for $675,000 in April 2017 from Julia Watkins.

Residential Sale

A 3,170-SF home near Cammack Village drew a $765,000 transaction.

James Cordova and Emily Hunter bought the house from Brian and Crystal Semple.

The deal is funded with a 30-year loan of $773,500 from Arvest Bank.

The Semples acquired the location for $145,500 in February 2019 from Margaret Kelley and Donald Adams III. They purchased the property for $136,900 in May 2016 from the estate of Monte Jones.

Heights Home

A 2,535-SF home near the Country Club of Little Rock is under new ownership after a $750,000 sale.

Megco Properties Ltd., led by Margaret Molleston, acquired the house from the J.W. Benafield Revocable Trust.

Benafield purchased the property for $675,000 in May 2020 from Robert and Gaye Lanford.

The Lanfords bought the residence for $500,000 in 2013 from Catherine and Michael Mayton and Susan and Ector Johnson.

Spa Sale

JEA Investments LLLP, led by John Allen IV, paid $1.42 million for the 3,964-SF home of Heights Spa & Nails and Papa John’s Pizza at 5034 Club Road in the Heights area of Little Rock.

Seller: Country Club Station Realty Co., led by Leslye Flake Shellam.

Ownership of the 0.2-acre development was consolidated as part of two September 1972 deals with the J.D. Walthour Trust, $62,000; and James Williamson Jr. and his wife, Carole, $12,000.
