Olympus Apartments Draw $25.5M Transaction (Real Deals)Lock Icon

A 216-unit apartment project in west Little Rock weighed in at $25.5 million.

Chenal Valley-Foxwood LLC and Chenal Valley-Orchard LLC, affiliates of B&M Management Co. of Montgomery, Alabama, purchased the Olympus Chenal Valley project at 16401 Chenal Valley Drive in a 58.9%-41.1% split.

The seller is WW Olympus Chenal Ltd., an affiliate of Olympus Property in Fort Worth, Texas. The deal is financed with a 12-year loan of $18.2 million from Greystone Servicing Co. LLC of Warrenton, Virginia.

The 13.08-acre development previously was tied to a June 2017 mortgage of $14 million held by Berkadia Commercial Mortgage LLC of Horsham, Pennsylvania.

WW Olympus acquired the property for $18.6 million in May 2017. The sellers were Thomas and Elaine Whittmann, 50%; S&B Chenal LLC of St. Louis, J&R Chenal LLC of St. Louis and Cordova Apartments LLC of Pensacola, Florida, about 16.7% each.

Boomerang Buy

A Boomerang Carwash-Jiffy Lube combo in west Little Rock rang up a $2.97 million sale-leaseback deal.

Getty Leasing Inc., an affiliate of Getty Realty Corp. of Jericho, New York, bought the 620 S. Bowman Road project. The seller is Boomerang Holding LLC, led by James Burks.

The 0.99-acre development previously was linked with a June 2019 mortgage of $2.3 million held by Citizens Bank of Batesville.

Boomerang Holding purchased the property for $2.2 million six months ago from Chenal Autowash LLC, led by Mark Middleton.

Dollar Deal

A Dollar General store in North Little Rock tipped the scales at $1.44 million.

Westminster Lanes LLC and 6491 Westminster Blvd. LLC of Malibu, California, acquired the 2330 Hwy. 161 project in an 84%-16% ownership split.

The seller is PB General Holdings (Protho Junction) LLC, led by Leonard Boen.

The 1.34-acre development previously was tied to a June 2019 mortgage of $1 million held by Relyance Bank of Pine Bluff.

The location was bought for $250,000 six months ago from Crew Real Estate Investments LLC, led by Norman Clifton.

Warehouse Purchase

A 37,232-SF warehouse in downtown Little Rock changed hands in a $1.21 million transaction.

KRA Roosevelt Properties LLC, led by Robyn Allmendinger, purchased the 2000 E. Roosevelt Road project from Anderson Properties of TN LLC of Brentwood, Tennessee.

The 1.82-acre development previously helped secure an October 2010 mortgage of $5.1 million held by First Tennessee Bank of Memphis.

The property was acquired from Moise Seligman Jr. and his wife, Billie, in January 2001 for $950,000.

Systems Acquisition

An 8,305-SF commercial building in west Little Rock sold for $850,000. Systems Contracting Inc., led by Charles Hays Jr., bought the 11511 Huron Lane project.

The seller is Tynez Inc., led by Nezih Erkman.

The 0.84-acre development previously was linked with an October 2015 mortgage of $575,000 held by One Bank & Trust of Little Rock.

Tynez purchased the property for $520,000 in June 2003 from RPM Realty Fund, led by John Burnett.

Legal Space

A 6,956-SF historic office project in downtown Little Rock drew a $695,000 transaction.

Afayem LLC, led by Jessica Mallett, acquired the Law Offices of Peter Miller at 1601 Broadway.

The seller is 1601 Co. LLC, led by Peter Miller.

The deal is funded with a five-year loan of $569,500 from Arvest Bank of Fayetteville.

The 0.24-acre development previously was tied to a December 2010 mortgage of $270,000 held by Arvest.

1601 Co. bought the property for $280,000 in April 2000 from Bottom Line Inc., led by Grace Hinson.

Danco Property

An 8.4-acre office-warehouse development in North Little Rock is under new ownership after a $407,340 sale.

Keith Felton Properties LLC purchased the 33,058-SF facility at 1300 E. 13th St. from Danco Construction Co., led by Preston Wright. The deal included a 1-acre wooded parcel a quarter-mile to the northeast.

Danco assembled the 1300 E. 13th St. property in deals with Olive, Elizabeth, Patricia and Lamartine Leigh, Sarah Leigh Brown and Frederick Watkins, $10,000 in December 1955; and Lamartine and Helen Leigh, $9,500 in February 1957.

The 1-acre parcel was obtained for no consideration in May 1996 from Central Terminal Distribution Centers Inc., led by Shelby Baker.

Restaurant Sale

A 2,766-SF Tex-Mex eatery in North Little Rock rang up a $310,000 sale.

Hollyland Group Holdings LLC, led by Boz Tjhin, bought the former Mexico Chiquito at 4511 Camp Robinson Road. The seller is HSRE LLC, led by Kimberly Haynie Lester.

The deal is backed with a five-year loan of $200,000 from Today’s Bank of Huntsville.

The half-acre property was assembled in two deals totaling $137,000.

The sellers were Eleanor Strauss, $127,000 in December 1981; and NHDC Inc., led by J.D. Ashley, $10,000 in September 1986.

Sologne Circle

A 7,086-SF home in the Sologne Circle neighborhood of west Little Rock’s Chenal Valley development weighed in at $1.3 million.

Chad and Lindsay Wilkerson purchased the house from the Brenda & Harry Herget Family Living Trust.

The residence previously was linked with an April 2017 mortgage of $1 million held by IberiaBank of Lafayette, Louisiana.

The property was acquired for $1.2 million more than two years ago from Craig and Gretchen Farrell.

PV Residence

A 3,914-SF home in west Little Rock’s Pleasant Valley neighborhood sold for $650,000.

David and Nan Black bought the house from the Betsy Dietz Living Trust. The deal is financed with a 26-year loan of $650,000 from Regions Bank of Birmingham, Alabama.

The residence previously was tied to an October 2016 mortgage of $400,000 held by First Community Bank of Batesville.

The property was purchased for $550,000 in April 2006 from Stanley and Catherine Payne.

Mirabel Court

A 3,956-SF home in the Mirabel Court neighborhood of west Little Rock’s Chenal Valley development drew a $624,000 transaction.

Matthew and Katy Camp acquired the house from Richard Rogala Jr. and his wife, Sharon.

The deal is funded with a 30-year loan of $484,350 from Amerisave Mortgage Corp. of Atlanta.

The residence previously was linked with a November 2016 mortgage of $417,000 held by Malvern National Bank.

The Rogalas bought the property for $571,000 more than three years ago from Byron Holmes Construction Co.

The Courts

A 4,511-SF home in The Courts neighborhood of west Little Rock’s Chenal Valley development is under new ownership after a $620,000 sale.

Khaled and Melissa Krisht purchased the house from Richard and Michelle Grawer.

The deal is backed with a 30-year loan of $496,000 from Wells Fargo Bank of Sioux Falls, South Dakota.

The residence previously was tied to a June 2013 mortgage of $404,000 held by the Bank of England.

The Grawers acquired the location for $85,000 in July 2006 from Phase III Inc., led by David Pickering Jr.
